For the price and my needs, Urban Palms was a good choice. The rental process was smooth — the staff went above and beyond to accommodate me, and all additional fees were clearly explained before signing. I liked the smart home features that allowed me to manage the thermostat, locks, and security system remotely. I kept my main-level apartment very clean and never had problems with roaches or mice — I never saw a single one. Occasionally, a rather large black flying bug came from the bath drain, but I was told that’s common in Texas. It only happened a couple of times and wasn’t a major issue. Valet trash service was hit-or-miss. That seemed to be more on the third-party trash company than Urban Palms, and to their credit, the company was quick to acknowledge concerns when raised. The laundry rooms could definitely use some TLC — repainting, repairing windows, and addressing odors would make a big difference. Still, it’s nice having on-site laundry, and when machines did break, the service company was quick to respond once a resident filed a work order (just don’t assume staff will know when a machine is out of order — residents need to report it directly). The landscaping is always well maintained, but the grounds could look even better if residents took more pride in their community and avoided leaving trash around. I didn’t use the pool amenities, but they appeared clean during my walk-through (though I don’t recall seeing any pool furniture). Neighbors were pretty laid-back — not overly friendly or welcoming, but generally kept to themselves, which wasn’t necessarily a bad thing. Maintenance responded fairly quickly to the few (minor) issues I had. The staff was always friendly and helpful — especially Jose. All in all, my experience at Urban Palms was very positive, and I was disappointed to have to leave. I only moved because I unexpectedly relocated out of state — but if I found myself back in Houston, I’d happily rent here again.
