**DO NOT RENT HERE** PEST INFESTATION We’ve had issues since day one. We’ve dealt with three severe ant infestations. Both my baby and I were bitten, leaving visible marks on our bodies. We lost hundreds of dollars’ worth of food, which management promised to compensate—but never did. The pest control company informed us that the problem was due to holes in the walls caused by poor construction. They said it required maintenance to prevent further infestations, but maintenance never showed up. We ended up having to patch the holes ourselves. (We have videos and photos documenting this.) The property is also infested with spiders, roaches, and all kinds of bugs. There’s no effective prevention or treatment. MARIJUANA SMOKE ISSUES We’ve been complaining for months about neighbors constantly smoking marijuana. The property manager claimed to have issued warnings, but nothing changed. Even their own staff acknowledged that other tenants had complained as well. Instead of resolving the issue, the manager told us to “call the police”—an unacceptable response. I have asthma, we have a baby, and my wife is pregnant. We asked to terminate the lease early due to health concerns, but management denied the request. We had to hire a lawyer. Their response? They accused us of committing fraud for false allegations and no evidence. (While we won’t include videos or photos of our neighbors out of respect for their privacy, we will share footage showing smoke entering our apartment through the vents.) Also—don’t expect to enjoy the pool. People openly smoke weed there in front of children, and management does nothing. UNSAFE PREMISES There have been multiple break-ins involving cars and apparently apartments. It’s common to see police responding to incidents—almost every week. SLEEPLESS NIGHTS Their fire alarm system is a nightmare. It frequently goes off in the middle of the night—2, 3, even 4 a.m.—and blares for long periods until the fire department arrives to shut it off. It hasn’t been fixed, and it’s severely affecting everyone’s quality of life. Worse still, the constant false alarms create confusion during actual emergencies—residents no longer evacuate because they assume the system is malfunctioning. This is a major safety hazard. PARKING NIGHTMARE There aren’t enough parking spaces for the number of units. Reserved spots require payment—but good luck finding one with availability. If you park in any unassigned or restricted space—even for a short time—your car will be towed, and you’ll be stuck with the fees. ADA NONCOMPLIANCE We submitted a legitimate ADA request, supported by a doctor’s letter, and it was completely ignored by management. Hopefully someone in leadership will read this and take meaningful action before we’re forced to move forward with additional steps—something we’d rather avoid.

Pros: The amenities are great especially the gym. I cancelled my gym membership because this gym is amazing! Theres’s fun resident events like painting nights and sound baths. The staff is friendly and always has cookies in the office and dog treats if you have a dog . There’s cute ducks that swim in the pond and they’ll come up to you sometimes. Cons: The fire alarm hasn’t had an issue in about a month but before that every few weeks it would go off multiple times. One night it went off 14 times. A few days later it went off at 6am. Twice the electricity in the entire community turned off for a few hours. The front door isn’t sealed well so it lets in cold air through the crack. The trash guy will give you a fine for not putting your trash out before 7pm even though he doesn’t pick it up until 8:30. They say there’s recycling but he puts all the trash in the same bin. (If you look in the recycling bin it’s filled with trash bags which the recycling facility will throw out)

DO NOT rent at The Mark at Arlington — especially if you have a family, health conditions, or expect any kind of support from management. We deeply regret choosing to live here. Although the building looks nice, the management is completely unresponsive and ignores serious tenant complaints, making this an unlivable environment. We have been dealing with ongoing marijuana smoke infiltrating our unit daily. Despite having signed a non-smoking lease addendum, management has done nothing to stop this clear violation. We’ve sent multiple emails and complaints over several months, and every single one has been ignored. We are now trying to break our lease without penalty due to this issue — which is a direct violation of their own contract — and they are refusing to cooperate. This situation has become a serious health hazard for my family. I’m currently pregnant, we have a 19-month-old son, and my husband suffers from asthma. We’ve even provided medical documentation asking management to take action or move us to a healthier unit. Still, nothing. The marijuana odor gets into our apartment through the ventilation system, even when we keep our windows and balcony door closed. We are forced to live as secondhand smokers inside our own home. If you’re considering moving here, READ the negative reviews — especially the ones mentioning the constant false fire alarms, which go off randomly at all hours. This has been a known issue for over a year, and it still hasn’t been resolved. Just more proof that management doesn’t care about tenant well-being or safety. Again, the location and appearance might seem luxurious, but don’t be fooled. The poor management, unresolved safety and health issues, and complete lack of support make this place a nightmare for anyone, especially families or individuals with health needs. Save yourself the stress and look elsewhere.

I have lived here since the first building went up in 2023. Moved in January 2024. Since then I have gone through a variety of different things here and can now give a full review. Firstly, I want to say that the staff really works to have fun events and resident birthday thoughtfulness. I can definitely admit that the community feel and the time they take to make the amenities feel worth it is totally there. However … I have a very sound sensitive child and the fact that the alarms continuously go off at all hours of the night multiple times a month since I’ve moved in is absolutely insane. She is often terrified about when it could happen and associates routine things to the alarm. Me being in another room or even getting to bed. She’s like “will the alarm go off again, mommy?” Additionally, we pay a whole lotta money here for such little parking. I was so excited to have a view and to be close to the amazing pool and couldn’t wait to invite people over for all that, but the parking rules and lack of parking availability makes it terribly difficult. In addition to that, I have an electric vehicle, but it’s really hard sometimes to find a place to charge because, understandably, people who need to park here, but don’t have electric vehicles, don’t know where else to park. You would think for the expense, they would have thought of additional parking. Not really the staff’s fault — they were set up for these issues. The overall development company and management company that put these apartments where they are didn’t have foresight or didn’t really care about how difficult things would be for everyone. Also, in my apartment, the bathroom light switch, sometimes completely blows out that part of the apartment and it has had to be looked at multiple times and I’m still waiting on my order to be completed. Probably because there’s so many units that I know have had varying problems so they most likely just are overwhelmed with all of the work orders. Not to mention this continuous problem with the fire alarms. They really rushed trying to get these apartments together right at the bitter end so things feel kind of shoddy. Anyway, apartments are going to be apartments — ultimately. Apartments aren’t perfect. And you kinda have to assume some BS when you’re not in a home that you’ve purchased yourself. But I would say I really hope that there are improvements to the multitude of problems that have happened and that has been notated in these reviews. It is such a beautiful location and has tremendous potential to be so much greater — AND CLEANER. The trash issues are definitely a problem, but also residents don’t always follow the rules about how to put the trash out and when. There’s ruined concrete everywhere. The cleanliness of the grounds is always up and down with staff changes. And for what we pay, you would think it would be cleaner. Again, I want to say this place is beautiful — it just needs to figure itself out I guess?

If I could give zero stars, I would. I moved in last July, and by September, I discovered mold growing on all my shoes and belongings in the closet. Despite bringing photos and even a molded item to the office, they insisted it was just “dirt.” Maintenance came out but couldn’t pinpoint the cause. I was told to just run the bathroom ventilator after showers,basically a band-aid fix for a serious issue. Fast forward to now, mold is growing again,this time on one of my plants in the living room. I’ve reported it again, and once again, it’s being treated like a minor inconvenience. To top it off, the fire alarms go off obnoxiously almost every single week. Every time, we get an email saying it’s a “system test” due to a failure. If it constantly fails, how would we ever know if there was a real emergency? That is a huge safety concern. The lack of communication, repeated mold issues, and constant alarm failures make me feel unsafe and completely unheard as a tenant. I would not recommend living here.
