I’ve lived at The Heights of Cityview for over a year and recently renewed my lease. Out of nowhere, management informed me that I owed $55/month for the washer/dryer that was already in my unit since move-in. I had never been charged for it before, and my lease clearly left the “Washer/Dryer” fee blank—yet now I’m suddenly being billed retroactively ($14.67 for June) and monthly going forward, without any lease amendment or my consent.
When I raised concerns and offered fair alternatives—like purchasing the appliances or negotiating a reduced rate—I was told my only options were to pay or have the units removed. The leasing office openly admitted the lack of billing was their own mistake but refused to take any responsibility. Imagine coming home after a long day, expecting peace, safety, and privacy—only to be greeted by a rude community manager and endless, exhausting disputes over things you never agreed to in the first place. Shakeria, I honestly don’t know how you got this job. ChatGpt could do it better—with more logic, consistency, and basic human decency.
What’s even worse: the appliances were only “discovered” during an audit—which proves that these machines were never tracked, maintained, or inspected. If management didn’t even know they were there, how could they possibly have been performing safety checks? Dryers are a well-known fire hazard if not regularly cleaned or serviced. I now have serious doubts about the building’s overall fire safety compliance.
To avoid risk of eviction, I paid under protest. But this kind of surprise billing, refusal to negotiate, and blatant neglect of safety protocols is unacceptable.
I’ve already filed complaints with the BBB and consumer protection agencies. I strongly caution anyone considering living here: check your lease, question everything, and don’t assume management has your safety or best interest in mind.
And if you’re another tenant who has been charged unexpected or retroactive fees, especially for washer/dryer or other amenities, please speak up! You're not alone.

The maintenance lead Gerardo, is really on top of things and has made living here as close to a stress free experience as possible. If you move here be sure to use the maintenance ticket system because the front office team doesn’t always make sure issues are communicated to the maintenance team. But once Gerardo and his team get a ticket through the system they have been very quick to resolve them and have been very transparent about expected repair times/concerns. Just last night around 9pm I reported an issue with my toilet not flushing and to my surprise maintenance was here first thing this morning to resolve it. Great work Gerardo! Thank you!

Absolutely Do Not Recommend – Stay Far Away
If I could give zero stars, I would. These apartments were the worst rental experience I’ve ever had, and I wouldn’t recommend them to anyone — not even my worst enemy.
After moving out, I was hit with $780 in completely unjust fees with no chance to address or correct any supposed issues. It's clear they were just looking for extra money on the way out.
During my time living there, the front gates were broken more often than not, leaving the entire complex open to anyone. The smell of marijuana constantly came through the walls, which is unacceptable — especially with my kids present. Speaking of which, the dog waste situation was out of control. My backyard was full of it, and it would flood every time the air conditioning units drained — all of them draining into my yard.
The neighbors above and in front of me had three dogs each — even though only two are allowed. Their dogs would bark nonstop and use their patios as bathrooms, which meant it would land on my patio below. The noise was insane — the walls are so thin, I could hear everything happening in surrounding units at all hours, especially 3 a.m.
My electric bills were through the roof due to the outdated AC systems and zero insulation. The second pool was never open, and the main pool turned into a public party spot on weekends — full of non-residents, blasting music, smoking weed, and leaving broken glass bottles everywhere.
The pest control fee they charge monthly is a joke — ants and roaches were a constant issue. The single dumpster for the entire complex was always overflowing, with trash constantly piled around it. This was the case for the full 1.5 years I lived there.
The water heater in my unit caught on fire at 1 a.m. Thankfully, I was home and able to put it out myself with an extinguisher. If I hadn’t been, it could’ve burned down the whole building.
My kids' room had no airflow — maintenance told me to just "close the bathroom vent" and that “it is what it is.” That’s not how AC should work in any unit.
The $400 pet deposit is a scam — it covers nothing at move-out, just the right to have a pet. I was also charged a "cleaning fee" despite vacuuming the entire apartment. Meanwhile, when I moved in, the vanity drawer had used floss picks and spilled detergent — and somehow I was blamed for that too, complete with photos.
My ac or upstairs unit constantly leaked water into my bathroom maintance tried and never could fix it so I just gave up and had to leave a bucket in the restroom to catch the water so I wouldn't get blamed for warped flooring later.
The parking lot? Constantly full of disabled cars and people doing oil changes on the pavement. And finally, the cherry on top — my neighbor was actively selling drugs, with strangers coming and going from 2 a.m. onwards every single day. All of this captured on my Ring camera.
There is nothing luxury about these apartments. Not in amenities, not in service, and certainly not in experience. Do yourself a favor: stay far, far away

Beware before moving here because it’s a nightmare of an experience. The apartment I was shown was different and nothing like this. I moved in on 4/4/25 and my key didn’t work. The maintenance made 4 attempts and still my dead bolt lock doesn’t lock and my storage doesn’t lock. Lastly, I ask for corporate number but was told to find it on my own. The assistant manager will lie and avoid your calls due to failure to resolve the issue. I’ll advise you listen to the bad reviews because I made an attempt to cancel my lease before moving here due bad review ( I ended up in the same situation and this was the worse choice in my life to sign a lease here).
* The pictures below shows the apartment on day one and this is just a preview of the disrespect. The microwave doesn’t work and look like it was caught on fire. The fridge is cracked but according to the assistant manager she would live like this.

All these add on charges they bill you for is ridiculous. Especially the pest control fee, you can’t walk anywhere without getting bitten by ants.
Huge piles of ant colonies where children/animals can get bitten.
Why are they collecting this fee from every resident and not using it what’s it’s meant for? Biggest scam they have.
They’re colonies start building near apartment windows getting inside cracks into homes.
This is lack of maintenance from landscaping.
2nd notice/maintenance report I have put as the colony are some how reaching to my home.
Yet the lack of respect and response to find a resolution from any one in office mind blowing how they point fingers instead find a solution.
All those pictures are literally just from front door.
I see kids playing outside and people walk there animals. Little girl was balling her eyes out as her mom tried to get the ants off her 3 yrs old girl legs.
Every month they bill each and everyone this “pest control fee” and they are using the money for what’s is for.
