Living at The Hamilton has been a great experience. The Pros/Cons list goes something like this:
Pros
1. Great price: Luxury living in spacious floor plans with very modern finishes, appliances, and cove lighting. Amenities match the luxury feel as well, clean pool and decently sized gym on the same floor.
2. Security: Despite being in Deep Ellum, known for not being the most secure, the Hamilton is very safe. Cameras all around the property, 24/7 concierge, double-door entry from the entrance facing the street which is only accessible via app, and the garage is a roll up like a traditional garage so no wandering people can make their way in. Never had any incidents here, and if something did happen, its on camera.
3. Elevators: I've never had to wait more than 20 seconds for an elevator. They are very quick, do not break down, and can hold many people.
4. Cleanliness: Never seen a bug in my unit, or around the common areas. The Hamilton is well maintained, with staff constantly vacuuming the hallways, cleaning the exterior windows, and doing general upkeep.
5. Location: this is a pro and a con, pro is close to downtown and the best restaurants of Deep Ellum like Terry Black's are all within walking distance. Con is on weekends, Elm St. is club central and it can be difficult getting to the apartment, but leaving is not so hard since the apartment is at the corner of Elm St. and not in the heart of it. However, the views are amazing at night. You can see downtown from the pool deck, and its one of the best views in the city.
6. Leasing and Maintenance team: Leasing is very easy to get ahold of, responsive, and frequently host tenant events, some of which have free food and drinks! Only few times I've had to call maintenance to fix issues they came same day or day after submitting requests.
7. Pet Friendly: Dog washing station, walkable, dog treats by leasing office, and a lot of pet owners live in this building. Everyone's dog is screened so the pets here are very friendly and well-cared for.
Cons
1. Guest parking: very limited, single digit spaces for hundreds of tenants. Only other option is across the street and is paid, but not safe to do so on weekends when Elm Street is a drunk racetrack.
2. Noise: Not from neighbors, the walls are thick and you will not hear your neighbors, especially since each apartment comes fitted with Sonos speakers so you can play music with a high quality system. But being next to I-30 and Elm street, the late night straight-piped cars will be heard. That's the only con of having floor to ceiling windows, more sound will come through from the outside.
Overall great apartment, especially for the reasonable price with the luxury high rise living. The Hamilton has a lot the offer, and the pros definitely outweigh the cons. Worth touring if you've never been, and a strong choice for picking between 1st and 2nd choice for choosing your future apartment.

The Hamilton has very cool and modern vibes. I looked at many luxury residences before choosing the Hamilton but none of them compared to how awesome this building is! The units have beautiful views of Dallas, great amenities, 5 star management and staff, they always go above and beyond to help you in a timely manner! The maintenance is the best maintenance I’ve ever experienced in an apartment complex before. I have lived here for 4 1/2 years and from my personal experience they’re literally the best from top to bottom. I love living here so much I don’t want to leave because everyone here is so wonderful. I would definitely recommend living here! Natalie, Ryane, Mia, and Mario have been top notch and will make the effort to assist you in any way that they can. Don’t pay attention to the bad reviews from people who have never even been in this building before they are just commenting on things they saw on the news and that is not a reflection of the experience that you will receive when living here.

I have so many positive things to say about this place. First, the leasing office agents were amazing! They were always helpful. If I had any concerns, they fixed them right away. They are super friendly, and they always host fun events monthly. Second, the property is clean, secure, safe, and beautiful. The apartment is worth the money. The community in the apartment is amazing, everyone is very nice. Thirdly, there are a lot of things to around the area known as "Deep Ellum". I would recommend Velvet Tacos for a late-night snack. Lastly, if I ever had the chance to move back to Dallas, I would move here again! I loved my time here.

I wish they had a way to block all of these reviews from hundreds of people that don’t even live here?? You have people commenting on a situation they saw on a news and never even knew this apartment existed until then. I AM A CURRENT RESIDENT and have been for 2 years. I actually just signed a new lease for a larger unit which will put me here for another 1.5 years. I’ve never had an issue with management and they’ve always been cool and friendly. My only complaint, which I wouldn’t say isn’t a complaint but “gripe”, is that when situations arise, they gather conclusions based off of the person reporting it and not the situation as a whole. But otherwise, I have nothing negative to say. It gets a little annoying when people who don’t live here attempt to park in the garage and hold up access for residents. But again no major issues. The units are very nice and you can tell some thought went into the fixtures. Out of my 2 years, I’ve only had to call maintenance twice.. once for a light bulb and another time to give me a light switch instead of a light sensor for my closet. Both times they responded quickly. I honestly have no complaints about living here. They need more honest reviews from actual residents, instead of random strangers who stumbled across a news story over a year ago

I have lived here for 2 years now in 2 different units and couldn't be happier with my decision. The staff is incredibly friendly, from the front desk who always sparks a conversation when walking by, to the maintenance who always waves and says hi when passing in the halls or walking the dog. The public areas are always clean and well kept. Maintenance is incredibly fast regardless of the time of day. My favorite part is the 24/7 front desk who always calls first to confirm before letting guests up, or is sitting at the doors ready all times of the day incase you forgot your key or need help. I haven't had a single issue with any neighbors over the 2 years. The people who live here are very kind and make it feel like a community. The apartment hosts monthly events far better than other apartments - anything from rentals at local clubs including drinks and food, to parties in the clubhouse with giveaways and open bar. The two things this apartment lacks that I wish we had were a dog park (many people here have pets), and for the community clubhouse to have a little more like a pool table. The clubhouse is very nice, but rather bland with things to do so it is hardly used. Overall, I am very happy, not just for what the apartment provides but the community you live around that adds so much more.
