They do not keep up with the maintenance. I have submitted multiple request. They don’t apply the rules to everyone you have to haul your own trash more than half of the time but yet still make you pay the valet trash fee every month. They seem pretty racist from what I have experienced. I got fined the 1 time I decided to put my trash outside my door, but yet I have emailed numerous times of all the neighbors I have with the pictures of trash left out, not picked up in days, not set in the trash bin like they have asked, more than 2 bags and I yet to see any one else get a fine. My air filter absolutely gross I had to replace it on my own after waiting 2 months after submitting a request. restrooms, kitchen, and living room lights all I have had to replace on my own. I tried to ask for the bulbs at the leasing office and they couldn’t do that. My car got towed after months of me parking in the exact same spot for about 8 months due to it “being passed the fire lane” yet I have a neighbor who’s truck is way crossed the lane and has yet to be towed. I absolutely do not recommend and “luxury living” this place is the complete opposite of that.

I usually like to give things time before writing a review, and after living in these apartments for a little over two months, I’m glad I waited. It gave me the chance to really experience the property, interact with the staff, and get a feel for the community—and I have to say, I’m genuinely appreciative.
From move-in to now, the leasing and maintenance team have been responsive, professional, and kind. Any questions or small issues I had were addressed quickly and respectfully, and it’s clear they care about keeping residents happy. I want to specifically shout out, Bailey, Stephani and Latasha from the office team!!
For maintenance I want to shout the whole team for getting my work orders completely in a timely manner.
The property itself is well-maintained, and I’ve enjoyed how peaceful and comfortable it feels.
I'm glad I chose this place—it’s been a smooth transition, and I’m looking forward to the months ahead. Thank you to the entire team for making this feel like home.

Do not move here
I have lived at The Gio, and I must say it has been a complete nightmare. The apartment was not move-in ready as we were promised, and when we submitted the paperwork detailing the issues that needed fixing, we were told we could either delay our move-in or just email the issues to them so we wouldn’t be charged when we moved out. Unfortunately, it was moving day, and we had already hired movers and transferred our utilities.
In the first year, we experienced a lot of disturbances. I even had to call the cops because we heard children screaming for their lives and a woman begging for help multiple nights in a row. A man involved in the chaos was tased by the police a couple of weeks later for assaulting another tenant.
There are also roaches here, and the “exterminators” have done nothing to resolve the problem. We keep our home fairly clean, but there has been a revolving door of new neighbors, which may be part of the issue. Over our two-year stay, we’ve had various things loosen up around the apartment. Maintenance would come to fix them, but after a couple of weeks or a month, the same issues would arise. They often closed our repair requests without actually completing the work, and sometimes they entered our apartment without any notice, which was particularly disruptive since I work from home.
My dog was left out when maintenance came in, and the person who entered the apartment actually pushed him out and didn’t knock as they were supposed to. There are inconsiderate people walking in the middle of the street daily, so if you’re driving, be prepared to wait for them to move. The walls are incredibly thin, and you can hear everything. It’s summertime, so kids are playing outside, but it feels like they’re right in your living room.
People park in your designated spot, and the management does nothing about it. Dog owners don’t pick up after their pets, and there’s litter scattered everywhere, including broken glass. Kids play in the middle of the street, and management even had to send out a notice about them throwing rocks. Additionally, the electricity costs are high due to poor ventilation; you have to set the AC pretty low to stay comfortable.
After these long two years, we are finally moving out, and I can’t wait to say good riddance. While it wasn't entirely bad—we are next to the Plano Event Center, and it’s quiet in the mornings—it’s ultimately your decision whether to rent here. The rent increases by $100 every year, and you’ll likely see a police officer almost every time you step outside.
DO NOT RENT AT THE GIO! I feel sorry for the next tenant who ends up in my apartment.

I really like the resident community here – the vibes are great, there’s a lot of greenery, and the location is super convenient. It’s easily accessible from Sam Johnson Highway and close to a lot of commercial spots, including fast food places. One of my favorite things is that it’s right across from Oak Point Trail, which is perfect for walks and spending time outdoors.
That said, there are a few things that bring down the experience.
Maintenance & Cleanliness:
The maintenance team is responsive and usually does a good job, but they lack basic courtesy. They often walk into the apartment with dirty shoes on, leaving footprints all over the carpet – I end up having to vacuum every time they visit. On a few occasions, they’ve also left things unfinished.
Apartment Conditions:
We’ve had recurring roach issues despite keeping our apartment clean and hygienic. The unupgraded units have holes in the floor, cabinets, and other areas where pests enter and multiply. These older units also have painted-over bathtubs, toilets, sinks, tiles near the bathtub, and even painted-over stove exhausts and bulbs. It honestly feels like a quick cover-up job rather than a proper upgrade or cleaning — I mean, who paints over tiles, bathtubs, toilet pot, sinks, and appliances?
Community Cleanliness:
I’ve noticed some serious cleanliness issues in certain buildings. For example, Building 23 had filthy floors – I even spotted what looked like a used condom during a visit. I was considering upgrading to that unit, but after seeing that, I changed my mind.
In some buildings, residents on the ground floor leave their garbage near the staircases or building entrances, which is really unhygienic. The dog poop bag dispensers, especially in front of Building 18, are rarely refilled on time, so there’s often dog poop in the garden areas – and that’s probably why we keep getting flies on our balcony.
Common Areas:
The trash disposal areas are often overloaded, with garbage spilling out onto the street. The pool sometimes isn’t cleaned properly – I’ve seen dry leaves and even floating insects on some days. The gym isn’t well-maintained either. Several equipment pieces are broken or missing (especially dumbbells), and the space often smells bad.
