*UPDATE to the UPDATE*: Kody left, and it’s ALREADY a complete shit show again. ***UPDATE*** Since Kody & the new team have taken over management/maintenance, many of these things have been addressed. Kody has listened & either tried or been successful with each thing we’ve brought to his attention. I’ve been living in apartments my whole adult life, and while I know you rarely strike gold with owners, management staff, or maintenance, I had false hope for this place. I waited 6 months to write this review in an attempt to give them the benefit of the doubt- maybe it’s growing pains, maybe they’re busy, giving them excuse after excuse (& believe me, them making excuses themselves too), but the problems haven’t gone away. They’ve grown. For starters, the dog park is an absolute joke. One-fourth of it stays wet 100% of the time, since before we moved in. Three-fourths of it is dirt/rocks. Please tell me how that makes sense with dogs. The water NEVER works so don’t count on your dogs getting any if they’re thirsty. The pet waste station is on the outside of the gate- so when your dog poops, go through the gate to get a bag and then go back. That’s definitely going to encourage people to pick up after their dogs, great thought! Maybe our dogs could also run into the pole you’ve installed in the middle of the park when they are running around playing, was that your goal? To have our dogs dodge things? It’s not kept up with, and in a community with so many dogs, it is a shame because that’s a great place for people to bring their dogs & hang out. Let’s talk about the exterior of the place- the broken gates, the “path” around the complex that is worthless because they used the same dirt/rock mixture from the dog park and it has completely washed away. So you’re just walking on a tarp, which is aesthetically REALLY pleasing, I might add. What sucks is from the outside looking in, this place is pretty. It has all the makings of a wonderful complex. But it’s what, a year old now, maybe? And it’s already embarrassing. It’s going downhill faster than any place I’ve ever lived. Management & maintenance don’t care enough to make sure it’s taken care of because they know they won’t be here long enough to watch it burn. And man can you see that in everything they do (or don’t do, I guess). We have even met with the manager, twice, about some of the issues. While at first I thought it was kind & noble of him, now I see it was to just keep us happy/quiet for as long as he could. To add to the show. Well, I’m done giving this place the benefit of the doubt. They don’t care, so why should I? I want everyone to see it for what it is, so they don’t make the same mistake we did. We’ve had a series of maintenance issues, probably between 1-5 open at a time since we moved in 6 months ago. At first, the reason why they said they weren’t getting fixed in a timely manner was because of how busy they were and how they only had one guy. That’s funny because they weren’t close to capacity at the time, they still aren’t, and now they have help. Yet our requests stay open, for weeks, sometimes months at a time. Then he calls, says he’s going to come fix them, and never shows up. So we miss work waiting around for this lie time & time again. There are a ton of reviews about the mice problems, which honestly we didn’t know anything about because we aren’t having that problem. Just a SCORPION one. And all sorts of others over the last 6 months they’ve taken their sweet time to do anything about. I get it, it can be difficult to keep up a complex, but I’ve never, apart from Avilla Lakeridge next door, had so many issues. Our yard, from the start, has flooded HORRIBLY. And we have 2 dogs so you can imagine how much fun that is. They’ve told us for months they would fix it & guess what, now they are just going to put a bandaid over the problem to hold us off even longer. From the top down, this place is truly terrible. Which I hate. Because we were so excited at move-in.

I really enjoyed my time living at the Gin Mill Apartments and would recommend it to anyone looking for a peaceful, well-managed community. One of the things I appreciated most was the smaller size of the community—it meant the amenities were never overcrowded. Whether I wanted to use the pool or the gym, I never felt like I had to fight for space or equipment. I lived on the backside of Building 4, which overlooks a green space that will never be developed. It gave me such a beautiful view of nature right in the middle of the city. My apartment was also one of the larger floor plans available, and it was significantly more spacious than other places I looked at in the same price range. I originally moved in after selling a home, and I'm only moving out now because I’ve purchased another. Throughout my time here, the staff has been wonderful, especially Diana. She has been incredibly helpful and supportive throughout my move-out and homebuying process. Overall, Gin Mill Apartments is a great place to live if you're looking for comfort, space, and a quiet community with a personal touch.

If I could give zero stars, I would. I’ve lived here long enough to confidently say this place is overpriced and extremely poorly managed. Edited****** Roof still has mold/leak every time it rains, which has been a lot this summer. Anytime I put a work order in for it maintenance comes, looks at the ceiling and nothing ever happens after that. At this point I will contact corporate. Major issues: • Roof leaks and mold: My roof leaks every time it rains, which led to mold. A contractor came once, looked at it, and never returned. Nothing has been fixed. I’ve called multiple times. This is an issue since the leak is right above my desk/computer where I work. • Hot water heater flooding: The water heater has flooded my living room and washroom multiple times (5–6 times total), damaging the walls and baseboards with mildew and swelling. It was only fixed after repeated flooding. • Insect infestation: My unit is constantly infested with spiders and crickets during the fall and winter. I’ve caught a few scorpions as well. • Poor materials: The paint used inside the units is extremely cheap and stains with even the lightest contact. • Unresponsive management: Phone calls go unanswered or are immediately hung up. Emails are ignored. Communication is basically nonexistent. I literally have to walk into the front office for any issues and half the time they’re sitting around talking or on their phones just dry ignoring residents. • Aggressive dog issues: My neighbor’s dog lunges at me almost every time I check the mail. It’s let out at 6am daily and barks so loudly it wakes my family up every morning. I’ve brought this to their attention as well. • Structural damage: The building is shifting, causing visible cracks in the walls. • My digital Thermostat constantly goes blank and turns off the A/C every time it rains. I’m pretty sure it has water damage as well. • Overcrowded pool: On weekends, the pool is overrun with non-residents and more than the allowed number of guests per unit. Management does nothing to enforce the rules. • Filthy grounds: Dog feces are everywhere. It’s absolutely disgusting and never properly cleaned. So many residents don’t clean up after their dogs. There’s always so much feces on the ground, especially where my carport is • Marijuana smell: The smell of marijuana is constantly in the air, inside and outside. • Frequent fire alarms: The fire alarm in the building next to mine goes off all the time, with no clear cause or urgency. • Parking is a nightmare: Unless you pay extra for a carport or garage, you’ll rarely find a spot near your unit. • people speed through the parking lots as if kids don’t live here • the halls are nasty from people leaving their trash outside their door on the ground and not in the trash bins Oh yeah and they’ve also gone through so many managers/leasing agents since I’ve been here. The only positives are the maintenance staff are nice and the size of my unit and the convenience of the location, but neither make up for the long list of problems. Save your money. These apartments are not worth the price or the headache. I will be attaching photos when I get a chance.

I usually don’t write reviews but , If I could give this 0 stars then I would. My boyfriend and I moved into this apartment April 19th 2025, and within a week we received emails about my bathroom sink needing to be fixed and it’ll take about a week or 2… So on April 28th 2025 my bathroom sink was removed for repairs or replacement the people above us on 3rd floor and i believe under us on the 1st floor sink is missing as well , but it’s been over 2.5 months, and I still don’t have one . We had contractors come in and after the 3 weeks they never came back and still haven’t heard anything!!! We have been doing our daily hygiene routines in our kitchen . I also have yet to be able to get a couch, put my tv up or even have company over due to the entire sink being in my living room! I’ve reached out multiple times through email and called multiple times , and I have yet to receive any response or updates. Living without a bathroom sink is extremely inconvenient, and the complete lack of communication from management is unacceptable. A month ago a man came (that wasn’t maintenance) and put our sheet rock down in bathroom still no sink! Then 2 weeks ago another man came and took our bathroom cabinets saying he’ll be back and never came back to fix anything! I have tried to work something out with them i emailed them about getting at least 2 months free rent since this has significantly impacted my daily life and is not in line with what I expected when signing the lease but still no response. *Another issue is i’ve made request and i’ve emailed about bugs being in my fridge , my window blinds look like the last tenant in my apartment had a cat so my blinds are scratched . On move in day you could tell nobody cleaned this unit before i moved in . We found dishes in dishwasher , magnets on fridge , there was Christmas wrapping paper in the closet with a few hangers ! *The paint they use is very cheap flooring very cheap! any time u touch the wall or even accidentally move against the wall the wall has a mark. The water heater sounds like it’s dripping every time the air is on. *Be prepared to have to pay an additional $40-$50 a month for a washer and dryer that may take 2-4wks to come in which makes zero sense due to how much you pay here . Newer Apts should come with washer and dryers! Pest control don’t come weekly like they said i seen the man once and that’s only because i requested him to come since i had a bug in my fridge and that was 2 months ago (May 18,2025) I even asked for a new fridge because that’s extremely disgusting. My dishwasher has literal rust everywhere and it was like this before i moved here . And y’all have the edacity to not answer the phone or answer emails for these Bs apts. Every review i see is something bad here this is ridiculous! *If you’re considering moving here, be prepared to deal with poor maintenance and zero follow-through. I expected better, especially as a new tenant.
