In general, I'm happy with the apartment and the managerial and sales team. My overall rating is a 3.5. My comments below are designed to help the team get to 5.0. I know they're capable. In the thick of things, it's difficult to step back and see the bigger picture. My goal is to provide unbiased and helpful feedback.
1. If we create a ticket for issues like lack of hot water or the microwave doesn't work, then if maintenance takes longer than 3 days, we should be given a status and expected completion date. We shouldn't be left in the dark.
a. They should have a maintenance backup on hand when there's a large number of issues that need to be resolved.
b. I've spoken to other people in the complex and they say maintenance is slow. I've lived here for 3 months and I still can't dispense water or ice from my fridge because I'm waiting on maintenance.
c. They don't have a good method to check status and follow a priority queue.
There should be a thorough check of the apartment before a tenant moves in. I had no water and my microwave didn't turn on.
2. There should be follow through during the initial stages. There were too many loose ends. I didn't feel like the team was on top of things.
Cons:
1. They don't recycle.
2. Scheduled payments: It wasn't working for months. Now there's a charge. No one else charges to pay bills.
3. Lack of follow through. The team is either overwhelmed or doesn't prioritize properly.
4. Garbage piles up in the trash area.
5. Non-USPS delivery area isn't large enough to support 500+ units. Deliveries are left on the side for anyone to come and take it. Now this isn't entirely Gibson's problem. But a concerted effort to resolve the issue is necessary.
Delivery people don't have enough room to put packages in.
6. Washer is extremely loud. It sounds like it's about to explode.
7. Not enough parking.
Pros:
1. Rental costs. Cheaper because it's on the East side of the 161.
2. Very close to Walmart, Sprouts, Epic Central, and a host of stores and restaurants
3. Finishes are new and trendy
4. A decently appointed gym for an apartment complex.
5. Apartment includes a washer and dryer.
6. Good soundproofing walls. I never hear my neighbors when I'm inside my apartment.

Maintenance requests are handled quickly and efficiently, which makes a huge difference in day-to-day comfort. The community is well-maintained, and everything feels safe and peaceful.
