It’s been a horrible experience in the almost 2 years renting here, if 0 stars was possible, this place has earned it. Everything was fine when we first moved in up until the first time we experienced heavy rain which was about 2 weeks in, this was the first time the apartment flooded. We called the emergency maintenance number and a guy answered asking us what the issue was (and that somebody would be right over)which was flooding in all of the rooms damaging our furniture, area rugs, couch, kids beds, tv stand, anything wood was ruined on the first flood. On top of that, nobody even showed up until days later we mopped up what water could be at the time anyways, but by then mold had grew in the closet and bathroom areas which again wasn’t addressed until 1 or 2 days later. Moving on we went from paying about 1450 after bills to now about 1800 with the new management in place. We’re charged for things we don’t even have, ie. trash service but we throw out our own trash and the dumpsters are always full and it stinks playgrounds that are broken and haven’t been repaired since we moved in. And if you have to bring up an issue to the office, it’s always a headache, most of the staff seem like they don’t care and are unwilling to help or flat out rude we left feeling unheard and unsuccessful at communicating things that were wrong in the apartment which showed by the lack of response by “emergency maintenance “😑 they stopped taking money orders and tell you that you have to pay it online through their app or pay it in person at Walmart or Kroger. Ok, Walmart and K-roger say theres a problem on the apt side so we’re never able to pay there and on their app it charges you at least 50$ extra to pay by card. And nobody in the office knows what to do when you talk to them about it they just say the same thing over and over,”I mean this is where you can pay it”🤷🏻🤷🏻♂️🤷🏻♀️. We’ve never had to jump through so many hoops just to make a rent payment, it’s insane.

⚠️PREDATORY & UNETHICAL 🚨 Transparent Realtor Review, 0 Stars. EDIT REPLY TO THEIR RESPONSE: This community in fact has not done an internal review nor did they attempt to reach out to myself or my client. My client and I have been trying to contact the proper management from Regional for MONTHS now but have reached no resolution. Unfortunately we will be proceeding in the next steps with the proper housing channels to have this matter rectified. ORIGINAL REVIEW: As a licensed Realtor here in Texas, I am completely disheartened and disgusted with the way The Ellington apartment complex and their leasing agent, David Griffin, took advantage of my client. During our very first interaction, I made it abundantly clear that my client required a first-floor unit for an immediate July 1 move-in due to physical impairment and mobility limitations. David knowingly allowed us to tour a unit matching these needs and informed us that Unit 1086 on the first floor would be available within the required timeframe. Trusting his word, my client applied, paid the required application and admin fees, and was approved. Shortly after, David called to say that the promised unit was no longer available due to mold issues and extensive wall damage—but assured us he would secure a comparable first-floor unit with the same move-in date. Once again, we trusted this information. But then came yet another call: that unit too was no longer an option, and the only unit available anywhere in the entire complex was on the second floor—and not until August. This was completely unacceptable and physically unattainable for my client due to their documented limitations, which David was fully aware of from day one. We requested a refund of the application fees because the community could no longer provide the unit we explicitly agreed upon prior to payment. David Griffin coldly responded that no refund would be given because they had “processed” the application—conveniently ignoring the fact that the community breached the original terms and could not meet the basic physical access needs of the applicant. Let me be very clear: non-refundable application fees apply when an applicant is denied for qualification reasons or voluntarily backs out—not when the property itself fails to provide the agreed-upon housing accommodations essential for the applicant’s needs. To make matters worse, David instructed us to email upper management for further help. We did so, and—predictably—no one ever responded. As a licensed Realtor in Texas, I can confidently say I would never recommend The Ellington to any client, friend, or colleague. This experience was dishonest, predatory, and borderline robbery, especially in an area where residents must carefully budget for a safe place to live. The Ellington and its management should be ashamed for allowing representatives like David Griffin to mislead, take advantage of, and financially exploit hopeful renters in the city of Dallas. This community deserves to be held accountable for their unethical behavior.

Living here has been a complete nightmare. After being told I’d have to wait two months for my apartment, I was blindsided when they gave me a totally different unit on move-in day — with zero notice. The unit they moved me into looked like it was thrown together at the last minute: cheap fixes everywhere, sloppy paint jobs, mismatched parts, and outdated appliances that barely function. The worst part? My shower has never worked right since I moved in. I’ve put in multiple maintenance requests and left detailed feedback in their surveys, yet the issue still hasn’t been resolved. Instead of taking responsibility, they had the nerve to bill me $250 for the same issue they never properly fixed — calling it a “resident damage” when it was clearly their ongoing maintenance failure. To make matters worse, my account keeps getting hit with random fees — including utility charges for dates before I even moved in, one-time fees with no explanation, and amounts that seem to appear and disappear without warning. When I try to get answers, I get the runaround from staff who are either clueless or unwilling to help. This place is unprofessional, unorganized, and completely lacks accountability. Between the surprise charges, poor communication, and unresolved maintenance issues, I honestly regret ever signing a lease here. Do yourself a favor and look elsewhere — this complex is more trouble than it’s worth.

David the leasing agent is the only reason I’ll give these apartments any stars, that baby there is MR. GET IT DONE, okay! Every issue I’ve had since I’ve moved here, he’s locked in and made something shake within 24-48 hrs. Always ask for him if he’s not sitting pretty at the front! The apartment has its pros and cons… it’s a very peaceful area. I haven’t had an issue since I moved here. David handles all of my issues right when I address them, and I can never hear my neighbors through the walls lol. My cons list would have to include the fact the playgrounds busted up. You have to be on their heads about pest control even though you pay monthly, and yes, you’ll see the roaches a month in unless you yourself know how to keep up with your own maintenance. You will definitely have to pay $40 for parking which is beyond me since I pay rent here, but it is covered parking so to each their own…

I came with my friends to view an apartment with them and Daniel was such an amazing leasing agent I had to leave a review. I have been to SEVERAL apartments across DFW and have never came across someone like Daniel who is very personable and hospitable. He is very attentive and explains the details thoroughly, on top of that it’s authentic, genuine, and super professional. This isn’t even my tour but it felt homey. It didn’t feel gimmicky or superficial. The apartments do seem clean and quiet. So I leave this review in aid of others who may consider coming here. Leasing agents make everyone day better and it’s nice to know it’s someone here who seems to care about residents experiences.
