Living at The Brownstones has been a wonderful experience, and a huge part of that is due to the incredible staff. The office team is always so kind and welcoming. I also want to highlight the dedicated maintenance team. They are respectful, caring, and incredibly responsive. Any issue is handled quickly and efficiently, and they always go above and beyond to make sure everything is working perfectly.
The apartments themselves are also fantastic. They are spacious, beautiful, and modern, with high-quality finishes that make you feel right at home. The entire complex is well-kept, from the pristine common areas to the beautiful landscaping.
Most importantly, I always feel safe and secure here. The community is well-lit, and everyone, staff and residents alike, contributes to a peaceful environment.

I really appreciated the prompt response when we had a power outage in our apt. The maintenance guy after he found the problem, called me to inform me that the issue was with the electrical company and told me exactly what to say to them.
The manager, Kendra, also called me to make sure that power was restored. She was very nice and cordial on the phone.
Thank you for the rapid response and for the follow up.

My husband and I have lived here for 4 years in unit 1622. We’ve noticed a steep decline in this property as of recently and we have terminated our lease early, it’s THAT bad. We’ve been dealing with a mold infestation for a while, and recently started seeing several cockroaches for the first time in 4 years. Pest control came and informed me that EVERY building in the Brownstones is infested with cockroaches — not just my building. We are concerned for our health and the Brownstones lack of accountability. When bringing the mold issue to the Brownstones attention, we were immediately blamed for being “dirty” residents and not cleaning after ourselves. My husband has OCD, we clean daily, we don’t have pets or kids, and we don’t allow shoes in the house — we are the cleanest residents here. The mold was completely underneath the caulking of our shower — all around the shower. There was no way for us to clean that mold, but somehow it was our fault. The kind maintenance worker explained that this was not our fault and re-caulked. My husband unscrewed the air vent in the bathroom and found mold everywhere in ceiling, and maintenance just replaced the air vent and sprayed only that immediate area, knowing that mold spreads inside the walls. This was only putting a bandaid on the issue, and could cause health issues for future residents. We should have been moved to a new unit, but instead we were blamed to avoid insurance liability.
In addition, the Brownstones has become physically dangerous since we moved here in 2021. The gates are never working, and we have found homeless people camping out by the dumpster several times — right next to our unit. The mailboxes constantly get broken into, and packages are being stolen from our porches on a daily basis. We have to get our mail from the post office because it happens that often. We also have to get the AC fixed every summer. We’ve had to purchase several fans in the past just to get through the summers at this property. The Brownstones is no longer safe, not physically nor health wise.
I am leaving this review for the future residents of 1622, or any residents in building 16. The office is well aware of the mold infestation AND cockroach infestation in their buildings, and they continue to move people in. Again, pest control informed me that he services every building in the Brownstones for cockroach infestations. If you care about your health and safety, do not move to the Brownstones.
I will add that the maintenance team is very kind and friendly, and the assistant manager Anthony Davenport has also been very responsive and kind to us throughout this process, which has been appreciated. It seems like Anthony is carrying this place on his back, but he can only do so much on his own. Unfortunately we are disappointed in the property and have chosen to terminate our lease early. It’s very sad because this property was wonderful in 2021, but it’s not the same today.

I honestly have no idea what @Paxton Wade is referring to. Gun shots? Trash not being picked up for days? I’ve lived here for close to a year now and have never once experienced any of these things she is referring to. This property is not perfect and in fact has important problems such as the old AC units that costs you high electricity bills in the summer ($170 with at 79 degrees…) and they refused to replace my unit with a new one, although they replaced my neighbor’s. Indeed this is my main reason to give it 4 stars. If my AC problem is resolved I will change my review to 5 stars. Another problem is the broken right side gate that they have tried fixing at least 50 times and every time it works for a couple of hours and breaks down again. I wonder for a big corporate like this how much does it really cost to just replace the old gate with a new one when you see fixing is not an option after 50 attempts… The pool and the gym are small yes, but they are clean and nice and I use them frequently. There’s also a Planet Gym literally 2 minutes away, you can walk to… You saw the amenities before signing a lease so I’m not sure why this person is complaining about something that she knew beforehand. Also she is definitely lying about the gym, it has way more than a cable machine and a trade mill…
On the positive side, the place is beautiful with very nice trees and beautiful flowers in front of every home, it’s in a very good location, is unique in that you get your own garage, inside finishes are pretty nice and modern considering the age of the property (yes there are nicer, newer homes nearby that I saw when apartment hunting but you will definitely sacrifice having a garage or settle with a smaller home or living in one of those resort-like hotel type apartments that never feels like home. It’s all about what you prioritize.) and the rent is actually quite affordable compared to other similar properties. (At least when you catch it with a special) Maintenance crew are very nice people that I have actually become friends with and the office staff are generally very helpful. (I like the new staff better) I would actually consider living here first another year if the price isn’t changed and my 30 year old AC unit is replaced. People need to be fair when leaving reviews.

I would not recommend living here unless you absolutely have to for whatever reason. The quality of the homes (inside, finishes, paint, etc.) are below average and older, and not a lot of care or detail goes into them. For example, the people that painted the trim in my bathroom just painted the lower part of the white wall that color too, and no one ever went back and fixed the white wall. The garage doors haven’t been repaired or replaced after being ran into so they are dented and go up/down inefficiently and very loudly. Doors don’t completely latch close unless locked.
Tenants are allowed to live however they please. No one picks up after their dog, tons of tenants don’t leash their dog, trash is left out in the heat for days at a time or overnight so animals get into it, people speed and drive recklessly through an already tight space, people drive the wrong way through the entrance, people drive enter through the exit only, gunshots AND fireworks go off all the time, motorcycles are revved at all hours of the night. You can report all of these things to the leasing office and all they do is send out a community wide email, if that. No one is held accountable to things that actually matter.
Every now and then, an email will go out to the community saying “the owners” drove through the property and here’s what they found unacceptable: then list rules being broken such as damaged cars being visible, lights being on balconies, or decorations being seen in window sills. This complex cares more about its optics than its actual tenants. Thats apparent in not only these situations, but you also get towed if your vehicle has visible damage. Only “pretty” cars allowed to be seen on the property…….yet I have to sleep by my fireplace in the winter and have to buy a million fans in the summer. A joke.
The team in the leasing office has had complete turnover since I moved in a year ago. Literally every single leasing agent and property manager is different now than a year ago. The previous management team was incompetent and the current management team is only slightly less competent. Anthony and Andrea are the only ones who are nice and easy to communicate/work with. The first time I’ve heard from the current property manager, Kiedra, was actually this morning when she left me a voicemail to issue me a lease violation for “candles and books visible in the downstairs bedroom window sill.” She claimed her “owners” have requested for me to remove them multiple times, even though I haven’t heard from the owners once since living here. I actually reached out to the owners of Fath Properties in February when I was extremely unsatisfied and disappointed in the Brownstones’ handling of a gnat/fly infestation in my apartment while I was gone for work. Fath properties, both the ceo and manager of the region for my complex, never even responded to my email. Only after me sending multiple others did I finally but barely get a response.
Besides Anthony and Andrea, there is another positive at the Brownstones: the maintenance crew. Every single one of those men are angels. They work incredibly hard every single day, are incredibly sweet and kind, and will go out of their way to interact with tenants positively, like Andrea does during tenant events.
You also get zero amenities at the Brownstones. Parking is basically secluded to your garage. Even visitor parking is far and few between and only on one side of the complex. This is not what I would call a dog friendly complex, yet there’s a million dogs living here. No sidewalks in the complex, so you have to mostly walk in front of cars, plus they don’t enforce safe driving. Barely any dog waste bins, yet they’ll send out complaints about picking up after animals. There is also zero dog park. There is a gym smaller than your apartment’s bedroom and it has a cable machine and a treadmill, maybe. The pool is a tiny square, that’s always shaded by trees. All the girls in the complex fight for these two lounge chairs by the pool because they are the only two that get sun.
