If I could give this place 0 stars, I would — management here is a complete failure. I’ve lived here for 3 years, and since new management took over, the property has deteriorated into a place that is unsafe, unsanitary, and completely mismanaged.
• Security failures: The gates have been broken for almost my entire time here. In 3 years, they’ve only worked properly for a few weeks total. As a direct result, there have been repeated vehicle break-ins and several cars had their tires stolen, left sitting on cinder blocks in plain sight. Management’s “solution” was not to fix the gates, but to send out letters blaming residents and claiming it’s “your responsibility to keep your car safe.” This is negligence, plain and simple.
• Fees without service: Residents are forced to pay for pest control, valet trash, and other add-ons, yet most maintenance requests go ignored unless you show up in person. There is no accountability or communication.
• Uncontrolled construction: For over 6 months, residents have been dealing with constant construction that leaves nails in tires, traffic jams inside the complex, and debris scattered everywhere. Management refuses to take responsibility for damages this has caused to residents.
• Air conditioning disaster: My AC was out for more than a week during the peak of Texas heat. Their “solution” was to drop a single portable unit in my living room while the rest of my 2 bed, 2 bath apartment sat at 80+ degrees during the day. When I asked about prorating rent since half my home was unlivable, the female property manager cut me off, dismissed my concerns, compared renting to paying a mortgage, and claimed they “only have to accommodate you in a timely manner, and it doesn’t have to be the whole place.” When I explained that being confined to one room was not a reasonable accommodation, she scoffed in a condescending, disrespectful way. Her conduct was not only unprofessional — it exposed the company to potential liability.
• Sanitation issues: At one point, maggots were spread throughout the hallway outside my apartment because of a neighbor’s trash. I reported it, and management told me they would “try to get it fixed.” Hours later, nothing had been done, and I had to clean it myself just to use my stairs. Allowing conditions like this in a residential community is absolutely unacceptable.
Bottom line: this property has become unsafe, unsanitary, and hostile to residents under its current leadership. The way issues are ignored, the way concerns are brushed off, and the way tenants are disrespected are not just bad business — they’re risks that will eventually demand accountability.

The apartments here are quite nice, and I’ve recommended them to two friends. However, there are several issues that need to be addressed, especially since they increased right after I renewed my lease:
1. Construction Impact: An urgent care facility is being built directly in front of the complex. The awkward placement of this construction is somewhat of an eyesore and it reduced my water pressure since it began. It will also make finding the apartments more difficult and likely increase traffic in the area.
2. Gate Issues: The exit gate on the left side is currently lying in the grass due to being hit. Additionally, MANY people are entering through the exit gate, which almost leads to accidents. The complex needs clearer signage indicating that this is not allowed and should consider installing spikes to prevent it. At least a camera being installed and more stop signs in that area by the exit. Other gates are often left open, which takes away from the whole security aspect.
3. Fees: While the rent is reasonable, there are mandatory fees for pest control, which I’ve only seen performed once in the two years I've lived here, and for parcel lockers that seem to go unused. Also trash pickup is $35?
4. Parking Difficulties: Finding parking can be quite challenging at times. It’s frustrating to come home from work only to find that I have to park four buildings away after circling the lot twice.
5. Pest Control Concerns: I understand that it's summer in Texas, but wasps are becoming a significant problem around the pool and parking lot. It would be helpful if the management implemented some repellents or sprays. Additionally, there’s an ongoing cricket issue, as they frequently get into the apartments, and since we are paying for pest control, this should be addressed.

They walk you through each step and explain things to you when you have questions. Anytime I need anything, the office and maintenance staff are willing to help me. I recently moved into Shannon Creek Apartments, and I can honestly say it’s been one of the best moving experiences I’ve ever had. From the moment I first toured the property, everything just felt right—the apartments look brand new, the entire complex is clean and well-kept, and the atmosphere is so quiet and peaceful. It really feels like home already.
What truly made this experience exceptional, though, was the amazing staff—especially Jereme and Jennifer. Jereme was incredibly helpful from the very beginning. He went above and beyond to make sure my move-in process was smooth and stress-free. He walked me through everything step-by-step, gave me a detailed tour, answered every question I had, and made sure I felt completely comfortable and informed. Even after I moved in, he followed up to check on how things were going, which meant a lot.
Jennifer was also super kind and helpful. She took the time to answer a few questions I had before moving in and made sure I had all the information I needed. Both she and Jereme made me feel welcome and genuinely cared for as a new resident.
It’s rare to find such a dedicated and friendly team, and their support really made a difference for me. Between the peaceful environment, the modern and clean apartments, and the incredible staff, Shannon Creek Apartments truly stands out. I’d recommend it to anyone looking for a comfortable and well-managed place to call home.
