My experience at The Ranch 305 has been a mix of positives and disappointments. While the complex has potential and some commendable staff, there are several areas that require significant improvement to meet residents’ expectations.
One of the most concerning issues has been the lack of communication from management, especially regarding important matters. I was surprised to learn that the general email for the complex is not regularly monitored, and residents are expected to reach out to individual staff emails instead. This policy has led to delays and a lack of responsiveness that is both frustrating and disheartening.
Additionally, I have frequently encountered instances where the office closes earlier than the posted hours. As someone who works until 5:00 PM, it has been a recurring challenge to access the office for assistance or to complete essential transactions. This lack of availability is a major inconvenience and detracts from the overall resident experience.
Another significant disappointment is the condition of the sand volleyball court, which was one of the key amenities that influenced my decision to move to The Ranch 305. Unfortunately, the court has been without sand for over a year and a half, rendering it completely unusable. It’s disheartening to see such a valued feature neglected for such an extended period.
On a more positive note, I want to express my sincere appreciation for Mr. Manny, the maintenance technician. His professionalism, dedication, and prompt service have consistently stood out. He is a true asset to the community and has made a meaningful impact during my time here.
I genuinely hope that management will take these concerns seriously and make the necessary improvements. With better communication, attention to resident needs, and upkeep of amenities, The Ranch 305 has the potential to be an outstanding place to live.

Absolutely the BEST place to live! My apartment is like a house inside. So spacious and very large kitchens with islands and CLEAN inside and outside on property! Many amenities! Staff is always helpful! Maintenance is responsive and kind and helpful! Couldn’t imagine living anywhere else! I recently came in for a tour of the community, and while the leasing agent was kind and professional, I had a very concerning experience during my visit. In the middle of the tour, a resident came into the office and aggressively confronted the leasing agent. The situation escalated to the point where it seemed like the resident wanted to start a fight.
It was extremely uncomfortable and left me questioning the overall safety and atmosphere of the property. The leasing agent handled it as best as she could, but as a prospective resident, witnessing something like that during a first impression was unsettling.
I strongly believe management should take steps to address situations like this to ensure both staff and residents feel safe.

Until recently we have been very happy at Ranch ThreeOFive apartments. I think generally most of the staff is great, responsive, and dedicated. However, there is one very rude assistant manager by the name of Valerie. Wrong person for this particular role or she is just having a horrible day. As the property management of this facility you should be able to work with the situation you created. In an effort to clean up and upkeep the property then the property management should take every precaution when applicable to meet the needs of your tenants. I hope to hear back from the manager of RanchThreeOFive. Valerie has a lot to work to as it pertains to her lack of customer service skills. She could learn from her employees like Briana. Unfortunately from what I have observed is that Valerie should not be leading this team and threatening clients that any damage incurred by their staff is not their responsibility. In addition, Valerie should probably not lie either as it pertains to reasonable notifications to their tenants. I do hope Valerie felt better after hanging up on her tenants who abide by the rules and pay their rent on time.
