Since moving into my unit, I have experienced multiple unresolved issues that have significantly impacted my quality of living. These include:
• A severe roach infestation.
• Mold growth in my shower wall, which was only covered with caulking rather than properly treated.
• Being placed in a unit with a broken light that would not turn off, for which I was denied reimbursement.
• Ongoing problems with my air conditioning system.
Most recently, my air conditioning has not cooled below 78°F, even during the night. When I addressed this with the leasing office, I was told—based on “23 years of experience”—that there was nothing wrong and that AC units only cool 10–15 degrees lower than the outside temperature. If this is truly the standard, prospective tenants should be informed prior to signing a lease, as it is an unacceptable living condition, especially during extreme heat.
Given that I am originally from Arizona, I am well aware of how a properly functioning AC unit should perform, and it is clear that mine is not operating correctly. Despite my concerns, no one has inspected my unit.
I am currently eight months pregnant with twins, which is the only reason I have not yet relocated. However, based on my experience, I would not recommend this complex to anyone, as the price does not reflect the quality or safety of the living conditions provided.
I request that these issues—especially the AC malfunction—be addressed immediately.

Manager Nichelle is super kind and will work with you UNTIL there is an evident issue. She got very short and when she realized we weren’t going to allow her to get away with such nastiness. We signed our lease after seeing model unit which was perfect. But then got our keys to the actual unit pictured below not knowing how terrible it was going to be. The keys were given to us knowing the apartment was no where near livable. In the TAA lease, there is an as is addendum, but in the addendum states unless there is proven uninhabitable living conditions. Please know your renter rights. We called NRH city code enforcement for advice and to have someone inspect the unit, and the lady we spoke with immediately recognized the name of the apartment and said they weren’t going to let this slide. So we sent over all the pictures we took. We also called a home inspector to come out and document all damage including suspecting mold infestation. They decided they wanted to let us out of our lease penalty free and with a full refund of application fees and prorated rent instead of having city code come out and shut them down. They are a couple more complaints from to the city from being torn down. Unfortunately I believe instead of fixing the apartment, they just leased it to another family. The biggest issue I see in this, is we gave them the opportunity to fix the apartment as needed before we moved in. But they wanted to let us out of the lease instead. Nichelle said quote on quote, maintenance will come in and fix the apartment but I can’t guarantee it will be up to your standards. Like what! These are health and hazardous living conditions and you can’t fix it up to that standard. Red flag. There is also an addendum stating you aren’t allowed to join class action lawsuits, so beware. We have yet to receive our refund since they said they had to send it via check.

Some other reviews express concerns about management and maintenance. I agree. It takes a long time for requests t be completed. For me, it has been more than 5 months. My a/c makes annoying sounds. Maintenance replaced my outlets with incorrect parts. So, plugs pop out of the sockets.
Instead of getting working parts, management sometimes used parts from units that people moved out of. So they don’t fit. Or you’ll see some people with mail drops on their front doors. When they couldn’t fix central a/c, they’d throw in a window unit. Some are still around.
There were plumbing issues. The dirty pipes (and whatever was coming out of them) are still visible. Kids played with rat traps. One has been in the commons area for months.
Management hired people to fix/upgrade the exterior. But if you get up close, you can see it looks bad.
When I call the front office, it’s rare that someone picks up. When I leave messages, asking for someone to call me, they never call back. The new manager at least replies, but the emails are rude, condescending and point fingers at tenants. For some reason, the new management does not have keys to units. I had to take time off to provide a key to copy, even though they’re the same keys that were given to me when I moved in.
I feel bad because the new manager was given the community in this shape. But she shouldn’t take it out on tenants. Maybe if that same energy was directed at maintenance and office staff, things wouldn’t look like this.
Sometimes, we only get one day of notice when things are getting painted. So, it’s not helpful if you’re out of town, on vacation or have a life that doesn’t involve sitting at home all day, every day.
*The reply says to contact the community. I already have. You don’t pick up the phone or reply to voicemails. The manager sends rude responses via email and doesn’t fix the problems.

Beware code compliance in Northwest and Hills will be shutting this place down and they will be under new management. Do not try to live here for the next three months. We were saying pictures three weeks before moving into our apartment, signed the lease, and everything upon moving in our carpets smelled like dog pee. There were various spots in the carpet that didn’t have padding. There was no fire alarms installed the vent that vents into our kitchen vent straight into the apartment itself there’s countless bug issues, countless issues with the ceiling around the property. All of the cabinets and the drawers had holes in them. There’s shelves that have holes in them, and the manager is a psychopath that will call the cops on you if you have an issue and maintenance will lie and say you threaten them if you don’t let them in your property when they don’t show up on a work order

I was a guest who arrived and parked 10:30 at night in a spot two down from a car port. There was no sign in front on the fence to say I couldn't park there. This morning I walk out to find my car towed. There is a sign BUT ON THE SIDE of the fence that I parked in front of. Keep in mind it's dark when I arrived so I did not see this sign. I was just a guest but I would never recommend this place to anyone. Quick to tow your car but can't fix a pool that's been shut down for over a year. Fix your priorities.
Edit** There's also massive cockroaches everywhere, no matter how clean you are. Trash all around the complex that maintenance doesn't bother to clean after themselves or others for weeks if not months.
