I want to love this community. When I first moved in 3 years ago I thought it was a really nice place to live. However, the longer I have lived here, the worse things have seem to have gotten. The hallways are always dirty, filled with spiders and dauber nests, trash, mysterious liquids, and many other things. The dog waste station trash cans are always full and overflowing with poop bags all over the ground. Not to mention the copious amount of poop not picked up by residents with giant dogs. If they kept the bags stocked at the waste stations more people might clean up after their dogs, but a lot of times they're empty. I waited an hour in the office one day to speak to someone and not a single person working there was to be found. The phones are never answered. They send out reminders about keeping our patios clean yet most of the property that is their responsibility is always dirty. There are wasps and spiders everywhere. Maintenance requests are not always answered in a timely manner or at all. My bathroom had a leak for over 5 days before someone responded to my second request. The elevator in my building was out once for two months, making it very difficult to walk a senior dog up and down three flights of stairs. Grocery trips were hell. There are cops here several times a week, there’s been reports of stolen/broken into vehicles, and once I got to witness the SWAT team deal with a hostage situation across the street. Not to mention the two people shooting at each other the first week I moved in…I continued to live here due to the location being close to work and great views by the lake, and the rent at the time was lower than a lot of other places around here. But I am definitely over it and moving when my lease is up. This place has the potential to be the "luxury" apartments they claim to be, but management does not seem to care about keeping them that way.

Do not move here. This is the worst apartment experience we’ve ever had. The lease process went smoothly, Nick and Lauriann were great but everything went downhill fast. The elevator has been broken for over a month, even though we were promised it would be fixed in a week, and now we are forced to climb 4 floors in the Texas heat—my wife’s shoulder got bruised because she was forced to carry our baby and groceries up while I was at work. This is not safe. Management is unresponsive, the property is filthy, hallways are literally never cleaned, there is a spider infestation, and the apartments always smell like weed. To make it worse, management increased the rent but the conditions keep getting worse. Unsafe, neglected, and completely mismanaged. Please, avoid this place at all costs.

I've lived here for a long time, about 4 years, and I've let a lot slide because of the area. I enjoy living near the lake, mostly because my dog loves walking in the area. It is quiet for the most part. It is close to 30 so I can quickly get to work and also not far from the places I like in Rowlett. That being said, I think I'm done at this place.
The property is beyond dirty and disgusting. The trash cans for dog waste aren't cleaned enough and overflow multiple times a week. The dumpsters are always overflowing as well. The buildings are dirty, covered in cobwebs, dirt dobber nests, dead bugs, and trash. The elevators are never cleaned and multiple buildings have had their elevators down for weeks at time.
The crown jewel of terrible living here is the management. You cannot get through on the phone and the AI "assistant" is as awful as most others I've come across with other companies. It doesn't matter if you can leave a message, because you will not get a call back. Also, it's one office to deal with both Park at Bayside and Reveal at Bayside.
Today, I just hit my limit with their incompetence. Nine months ago, when I renewed my lease, I gave them all the information to update my parking permit, which has to be done by the office staff in their side of the towing companies system. As residents, we have no access to this system to verify the information is correct and confirm on our own that our parking permit is valid. I went into the office twice after signing to verify that the permit information was entered, and was assured that it was. Also, I pay extra to rent a garage that includes a parking spot in front of the garage. Imagine my surprise today when I went outside to find my car gone. It wasn't stolen, just towed illegally because the office did not update their system. The towing company showed the permit expired at the end of the last lease, the leasing office never bothered to update the permit expiration to the current lease terms of my renewal. Not only that, they had the wrong license plates for both my cars, despite having those details in the parking permit papers I had to turn into the office and in my lease. This was just the cherry on top of the sundae of incompetence and disregard of the office staff.
Also, you will receive multiple emails a week about the same policies; pools, patios, parking, grills, etc. You will get spammed for a week with emails about fire inspections, maintenance inspections, and things like power washing, but when the time comes, they will reschedule and not let you know until halfway through the day if at all. Or not do it all and say nothing, like the recent power washing.
Park at Bayside is great, if you love living at a place that bills itself as luxury but can't even manage to keep a clean property. If you want to live somewhere that cares about the people actually living there, find another place.

Its been over a year and double digit maintenance requests and my roof leaks every time it rains. The walls are discolored. The plaster has fallen off of the ceiling. It got my rug all moldy. And it's been leaking through my breaker box for the past 3 months. The maintenance guys want to argue with me that it's not actually leaking because they can't see it in the attic while I can show them the pictures of the leak from the last time it rained. Justin Hartwich at the front desk promised to keep me updated on the fix this last time but once I mentioned I wanted out of the lease he ghosted me. Just don't do it. The place is a pile of poop with sprinkles on it to call it luxury.
