We’ve genuinely enjoyed living at Modera Frisco Square for the past few years. The staff is friendly and helpful, the location is excellent, and the units are modern and well-designed. Unfortunately, the property overall is not maintained to the standard Modera advertises.
Let’s be clear: this is marketed as a luxury apartment community with resort-style amenities. That is not the experience residents are receiving.
- The pool is a health hazard. It is often murky, visibly dirty, and poorly maintained. The shallow end is covered in algae and discoloration. The water frequently appears cloudy and stagnant, and it’s obvious the pool is not being cleaned by a professional service. Management’s excuse is that “rain makes it difficult” or “a real pool service is too expensive.” Meanwhile, they send threatening emails to residents about etiquette, while offering an unusable pool.
- The fountain on the north side has never had running water in the three years I’ve lived here. It’s dry, non-functional, and purely decorative at this point—another example of neglected amenities.
- The landscaping is unkempt, inconsistent, and feels like an afterthought.
- The hallway carpets are filthy and have been in this condition for years without replacement or deep cleaning.
I’ve submitted maintenance requests and spoken with staff several times. Nothing changes. So now, I’m bringing this issue to light publicly—with photo evidence included. This is not an isolated issue; it’s systemic mismanagement of a key resident amenity.
If Modera wishes to have this review removed, I have the following specific and measurable demands related to pool care:
1. Contract a licensed, professional pool company for maintenance—there are plenty around town who do a great job. Using onsite staff for this amenity is a dereliction.
2. Full pool service must occur 2–3 times per week during pool season (April through October), covering: Vacuuming, brushing walls and floors, skimmer and basket cleaning, chemical balancing and testing for chlorine, pH, and alkalinity, filter and system checks.
3. Daily tasks performed by on-site staff (or contractor), including: Skimming debris from surface. visual inspection for discoloration, algae, or cloudiness, basic chemical spot checks and adjustments.
4. Post-storm protocol must include: Chemical rebalancing within 24 hours of rainfall, debris vacuuming/skimming within 24 hours, filter check/backwash following major storms, temporary closure if safety cannot be guaranteed.
5. Transparency: Notify residents of pool service frequency and timing, including emergency procedures for inclement weather.
This is not personal—it’s about accountability. If Modera wants to charge luxury rent prices, they need to meet luxury expectations.
Until these actions are taken and communicated clearly to residents, this review and the accompanying photos will remain.

TREATED DIFFERENTLY: It’s obvious there’s preferential treatment here. While some tenants get perks, we’re treated as if our concerns don’t matter. For example, we were charged for a simple water filter replacement, only to find out that other tenants got theirs for free. When our dishwasher racks rusted and broke in under a year, we were told we’d have to pay for replacements, while others weren’t charged for similar issues. Even Graciela tried to claim we “never called” or emailed, despite us having proof of multiple calls, emails, and voicemails. When we sent her email records, she never even responded. Photos attached—see for yourself.
HORRIBLE COMMUNICATION: Back in September, management emailed us to confirm if we’d be renewing by October 28. We replied on time, stating we’d renew if they could match lower rates on similar units or allow us to transfer to a unit $400 cheaper. But despite our clear response, they went silent until November 7—only after I had to leave work to physically show up at the office because no one would return our calls or voicemails. Finally, they blamed “email issues” and offered two weeks of free rent, which didn’t even address our actual request. They claimed our emails were “bouncing back” but didn’t attempt any other way to contact us, knowing we needed an answer.
DIRTY AMENITIES: The pool here is a joke. All summer, it was so dirty it was unusable, and management allowed people to bring glass bottles and food around the pool area, creating a mess and safety hazard. The garage and hallways are filthy, full of stains, and clearly haven’t been properly cleaned in ages. The garage door itself took months to repair, leaving residents to wonder if basic upkeep is even a priority.
CHEAP APARTMENT MATERIALS: Inside our apartment, the quality is shockingly poor. Our drawers are swelling and deteriorating because of the cheap materials used (see pictures attached), and we’re left to deal with it on our own. Our dishwasher racks rusted and fell apart, but we were told we’d have to cover the cost ourselves.
FAKE POSITIVE REVIEWS: Don’t trust the glowing reviews here! This property uses a rewards app to give residents points for good reviews, which can be exchanged for gift cards like Starbucks. These inflated ratings do not reflect reality and only serve to hide the real issues residents face.

For anyone reading reviews like I do when selecting a new home. I absolutely love this place! Moved here from TN, and wanted to be somewhat close to my office. I heard about the Frisco square area being new, so I looked into several places in the area.. MODERA has various beautiful spacious floor plans for both apartments and townhomes. This place met all my wants/needs. Top of the line amenities and appliances in all units. It’s very safe and clean community! I’m grateful to have found and chose this place.. it’s important to find that place you can call HOME!

Living here has been exceptional and very enjoyable, unfortunately this year the pool season has been an absolute disaster, the pool is not being cleaned as it should using the chemicals the only thing the maintenance team does is move the chairs, open and close the umbrellas and put the basket in to get some rubbish out of the water which is something any of the residents could do, gentlemen the pool needs a proper and serious treatment, we pay for a rent that is expensive the least we expect is that at least the pool is in good condition
-Also you as management should place a limit or restriction since people are using the pool as if there was no tomorrow and clearly the rules are not being respected because according to your rules only 2 guests are allowed per Each apartment and I have seen groups of up to 10 people who clearly do not all live in Modera, the hours of use are not being respected either since 11 days ago on Saturday, June 28 a group of people stayed in the pool until 1 in the morning and according to the rules people can only be in that area until 10:30pm or am I wrong?
This amenitie is paid for 12 months of the year with each rental and can only be used between 4-5 months due to the weather and it is not possible or acceptable that in the short time it can be used it is in poor condition, full and of people who do not respect the schedules or the number of people who can invite.
It's a shame because Modera is beautiful and it's a very nice place to live but they should fix the pool problem.
