Update: still love my apartment and the leasing staff, but I’m noticing the neighbors don’t respect the property and there doesn’t seem to be much consequences for it. The elevator is the biggest problem and has been vandalized horribly. I can’t understand if it’s kids or adults. Also, the hallways and stairs are not being cleaned or monitored. There is always trash and broken glass on the ground. Reducing my rating to three points.

Love my new apartment here. I was staying right around the corner and when I came across these in a Google search, I didn’t hesitate to fill out an application online. They called me the next week to stop by and to discuss my new lease. Mind you, I only saw the online pics, but I trusted the area and what I had seen so far … the office space and building looked exactly as online and the prices are unbeatable. $1600 for a two bedroom in this area is unheard of. It’s close to everything and the medical district and Magnolia is next door. I also discovered they had a promotion running and have affordable housing… not sure if there is a wait list for that. But, run, don’t walk to these! You won’t be disappointed.
Things to note:
1) My unit did not have the floor to ceiling windows. Not a huge deal, but that was what attracted me the most.
2) There are more kids than usual for downtown living (or from what I have experienced).
3) The garage is tight but there is always a space available.
4) Everyone seems pretty cool. There is a good mix of residents here. College students, professionals, elderly, and young people.
5) Top floor is preferred. I’ve heard some folks say I was lucky because the noise on other levels are unbearable.
6) The elevator can get pretty dirty (looks like dog pee or throw up), broken, or loud smelling.
7) There is a train track next to the apartments. The train runs pretty consistently. I don’t even notice it in these apartments as I used to be right on top of it in the last place. Depends on your tolerance.

I didn’t think I would come to the point of having to update my review! Over the past year to two the apartments have become very dirty just everywhere dog poop in elevators down hallways. They no longer have power washers come out and clean the hallways so they are very filthy. Trash is always backed up the maintenance request take several requests till they come out. My unit started to get infested with roaches I took into my own hands to get rid of them. Just so sad being I was one of the first tenants to move in when these apartments first opened.

I lived here for 3 years from the day they opened their doors, and these were my pros and cons.
Pros:
-This is an amazing location for the price. You are close to the hospital district if you are a healthcare worker and right next to Magnolia Street. You are a 5-minute drive from all the amenities of the Southside or Sundance Square.
-The apartments are new and a good size for the price.
-They had a good concierge trash service.
-There was a security guard you could call for any noise complaints or concerns.
-The office personal that I came into contact with were professional and courteous.
Cons:
-If you are looking for a quiet apartment complex this is NOT it. You are right next to the train which comes through multiple times a day (even 1-2 times late at night) and is extremely loud and will shake the building. You are also in the hospital district so you will hear helicopters and ambulances. It just comes with living downtown in this area.
-I had great neighbors so I did not have any noise complaints from them but some of my other neighbors were not so lucky and had very noisy neighbors who would leave their trash out and let their dogs defecate all over the complex.
-There is almost never anyone in the front office so communication can be difficult at times but if you leave a message, you normally get a call back within a day.
-As for the amenities they advertise these are only open when the office is open which is almost never. The gym/computer room/common area/tv room looks brand new and this is because no one can get in to use it. There is no key fob system to let you in so the amenities they advertise are not usable.
-Depending on which building you live in there is no elevator so be prepared for that if you end up living on the 2nd/3rd floor.
-The outer doors to get into the complex are always unlocked and anyone can come in and out. If one of your top priorities is security, then this is not the place for you.
Overall, if you are looking for an affordable apartment in this area with no amenities it is not a bad option. It served its purpose until I could move on to something better. Hope this helps future residents who are interested in living here.

I've made several complaints. I got one response but nothing was done except they fixed the hanging exit sign near my door (that kids messed up). Other than that I would only hear from the office if it's about renewing my lease. I was one of the first tenants and enjoyed my first year (no pets except emotional support animals, harmless elder people, clean elevators and single parents with well behaved kids, including myself). After that it seem like they just stop caring about the upkeep of the complex.
-pee/trash/food left on the elevator
-stairwells/concrete was left nasty and never power washed
-walk into my apt consistently smell like marijuana (I don't smoke and have bad allergies)
-kids running around unsupervised leaving trash in front of my door
-exit signs hanging and doors look ragged and beat up (3rd floor specifically)
I would like to renew my lease and refer 2-3 potential tenants but I'm strongly reconsidering it. No one should be forced to live in filth because GROWN FOLKS can't clean up after themselves, control their kids or respect the fact that other people live here as well. Hopefully some changes will be made...SOON!

DO NOT MOVE HERE‼️‼️ YOU WILL REGRET IT Apartments are nice but this new property manager Shannon is totally disrespectful ‼️‼️‼️ For starters They have changed property managers 3x since 2020! In the beginning the apartments were quiet, clean, just overall a place to call home! NOW they are letting any and everyone move in, the elevator stay dirty, dog pop be everywhere, people leave things out saying free items take! Just a mess! Not to mention Shannon is so disrespectful! She received complaints on a wrong door and came to my door accusing me of arguing and saying there have been reports of marijuana! When i asked her to view cameras so that she can see that I’m never outside, and i offered her to come in to view my unit she declined and stated she will next time! Then she tells me she’s not going to repeat herself as she have several other complaints to handle and that she is by herself, she hung up in my face! That alone tells that she is not fit to run a property! Corporate don’t answer! It’s a just a mess! Please think twice before moving here or at least wait to until management change!
