I have been living at Kilby Frisco since July of 2021, and I’m deeply disappointed by how much the quality has deteriorated in the past three years. What was once a well-maintained and pleasant community has now become riddled with issues that have made living here frustrating and uncomfortable.
One of the most troubling issues is the persistent roach infestation. Despite raising concerns repeatedly, management continues to blame the nearby construction. However, this construction has been ongoing for over two years, and the infestation has only become worse recently, making their reasoning feel more like an excuse than a valid explanation. It’s incredibly frustrating to deal with pests in what is supposed to be a modern, upscale living space. In fact, I’ve become embarrassed to host friends and family in my home due to the ongoing problems—it’s not the environment I once proudly shared.
Additionally, the complex has serious flooding issues. My apartment has flooded due to heavy rain on multiple occasions (4/4/22, 7/3/23, 5/28/24 and 9/25/24), with several near-flooding incidents (10/25/23, 5/29/24, and 6/2/24). These events have resulted in considerable disruption and damage, yet management has offered little in the way of long-term solutions. For the incidents outlined, I received a concession of $500 as compensation for the inconvenience(s), which included a two-week period during which I chose to vacate my apartment while maintenance performed essential repairs. Foolishly, I renewed my lease in May of 2023 with hopes that things would improve, but they have only continued to decline.
While Kilby used to be a wonderful place to call home, the ongoing issues have made it difficult to justify the high cost of living here. I would caution anyone considering moving here to thoroughly investigate these concerns and weigh their options carefully. There are better-managed properties in the area that offer a far more comfortable, more sanitary living experience.

I’ve lived in quite a few apartments over the years, and I know how valuable honest reviews are—especially when you're trying to find your next home. I believe in giving credit where it's due, and I can honestly say my experience at Kilby has been one of the best.
I lived here for two years and truly enjoyed it. The property is the perfect size—intimate without feeling cramped—and my extended one-bedroom unit was modern, clean, and super comfortable. The shared spaces and front office are beautifully designed, and the amenities like the pool and gym were always in good working order.
Of course, no place is without its little hiccups—occasional garage door issues, a few residents not picking up after their pets, or packages piling up (usually because people don't grab them in time). But honestly, these were minor and pretty standard apartment living quirks.
What stood out most to me was the peace and cleanliness of the community. I never had issues with bugs, noise, or safety. Even with a few management changes during my time there, every team I interacted with was kind, responsive, and willing to help. Raina and Kiana, in particular, were absolutely wonderful and made the transition out just as smooth as the move-in.
The location is another huge plus—close to great food spots, the tollway, and plenty of local activities. And while neighbors are respectful and tend to mind their business, there’s definitely room to connect if you want that sense of community.
If I weren’t moving into a new home I just bought, I’d gladly renew my lease. Thank you to the Kilby team for creating such a welcoming, well-managed place to live. Y’all really made it feel like home!

I lived at The Kilby for 2 years and have mixed feelings about my experience. There are definitely some things I appreciated, but also a number of ongoing issues that made my stay frustrating at times.
Pros:
• The apartments themselves are modern and nicely designed. Everything looks new and up to date.
• The amenities are great—especially the gym and pool area, which are well-maintained and spacious.
• The community hosts several events, which is a nice way to meet neighbors and stay engaged.
• Most of the residents and staff are friendly and welcoming.
• The location is great for the price, offering good value for the area.
Cons:
• One of the biggest issues I had was with management entering my unit without prior notice. I only knew they had been inside because I checked the SmartRent app—there was no email, call, or notice given beforehand, which felt like a huge invasion of privacy.
• When I first moved in, the apartment was dirty and had a bad odor. To their credit, they did offer $300 off my first month’s rent, but it was disappointing to move into a unit that wasn’t properly cleaned.
• My bathroom outlet never worked the entire time I lived there. Despite submitting multiple maintenance requests, they kept saying there was nothing wrong.
• The washing machine was also problematic. It didn’t work for the first two months I lived there, and only after several requests did maintenance finally fix it.
• They changed their package system during my stay, and I stopped receiving notifications for deliveries. My mom once tried to surprise me with a gift, and I never knew it had arrived—it sat in the package room for weeks.
Overall, The Kilby has a lot of potential and some great features, but the lack of communication and maintenance follow-through really took away from the experience.

I’ve lived at The Kilby since April of 2021. When I first moved in, everything felt great—the quality, the service, the overall experience. Over time, though, I started to feel like things had shifted a bit. Not necessarily in a bad way, but I didn’t feel as valued as a resident as I once did.
That said, I have to shout out Kiana in the leasing office. Since she’s come on board, every interaction I’ve had with her has been solid. She responds quickly to emails, takes care of any issues I bring up, and just makes the whole process smooth. That’s the level of care and attention I felt when I first moved in—and it’s honestly the reason I decided to renew my lease for another year.
Hopefully, the positive momentum continues!

Exceptionally Disappointing Experience at Kilby Apartments - Attractive Aesthetics Don't Justify Poor Management and Living Conditions.
While the initial appearance of Kilby Apartments in Frisco is undeniably attractive, my experience as a resident was overwhelmingly negative and ultimately led to my early departure. The high cost of living here is simply not justified by the level of service, persistent issues, and lack of accountability.
One of the most frustrating aspects was the constant nickel-and-diming for services that should be standard. We were charged a monthly fee for package handling, yet this service was often inefficient where we went weeks upon weeks of our stuff sitting in the lobby as the system did not work. More significantly, essential building features were frequently broken for extended periods. Furthermore, the community gates were out of service numerous times, posing significant risks to both residents and their vehicles, with the most recent issue of them being broken and left up lasting for weeks again. We were in no way credited or refunded for this loss. Many of us pay for assigned secured spots with secured being the y key word. It is one of the reasons I chose to move there over somewhere so that my car was secured.
Beyond these inconveniences and security lapses, the most egregious issue was the persistent roach infestation within the building and individual apartments for several months. The management initially denied the existence of this problem until numerous residents began leaving similar reviews and posting pictures. This lack of transparency and delayed action in addressing a major pest issue was unacceptable and made it impossible to comfortably enjoy my living space or even have guests.
Ultimately, I made the decision to terminate my lease early because I could no longer justify paying an exorbitant amount of money to live in a beautiful-looking apartment plagued by neglect and pest issues. I also have major health issues which were brought to their attention when discussing leaving early. I was told I could pay several thousands of dollars and could leave early otherwise basically too bad. The charges on leaving are excessive and they have an approach towards their tenants especially those that leave that is excessively negative and leaves a bad perception of their facility. It’s a too bad this is how we do things kind of approach. Honestly, my experience at Kilby in Frisco was horrible and I sincerely regret ever moving there.
Prospective tenants should be aware that while the apartments may be aesthetically pleasing, the management's approach to maintenance and pest control falls far short of expectations given the high cost of living there. Maintenance and some office staff were helpful most of the time yet the issues were not addressed timely or properly.
I strongly advise anyone considering Kilby Apartments to get every communication and agreement in writing and have a lawyer read the lease as it in no way protects you the tenant.
Verbal assurances seemed to hold little weight, and recollections of conversations often differed significantly when issues arose. To fight with them costs more in legal fees than what you would get back and I’m sure they bank on that.
My experience at Kilby Apartments was a very costly disappointment, and I cannot recommend this community to others seeking a comfortable and well-managed living environment. In fact, reconsider living there as there are many other places that are nicer, better managed and less costly. Believe the reviews and do your research throughly.
