If I could give Keller Oaks zero stars, I would. I’ve lived in Building 20, and the experience has been nothing short of a nightmare. The property manager, Romina Araiza, is completely unresponsive, unprofessional, and in my case, has been outright dishonest.
Let’s start with the condition of the apartment:
Rodent infestations that made my bedroom uninhabitable FOR OVER 4 MONTHS.
Pest problems that never get resolved. Termites have swarmed the inside of the unit 2 different times. This is one of the issues they refused to address until I called the health department. They allow huge ant colonies to develop all over the property, so the unit has periodic ant infestations as well. And the roaches... the kitchen has become mostly unusable because of roaches, ants, and termites.
Mold and mildew from leaks in shared walls that were not properly dried before being sealed. They refuse to hire outside contractors to do these jobs correctly, unless it's a major catastrophe. And they still delay and first blame the tenant for the issue. My washing machine was destroyed by a temp maintenance worker (not the 2 guys who work here everyday. They are the only semibright spot in this wasteland of an apartment complex). He insisted it was my washing machine leaking. The leak was coming from the shared wall of the laundry area. I had to replace my washer at my own expense.
Hot water heater leak that was blamed on me. Romina Araiza said it was my washing machine, despite having never physically entered the unit herself. I had to turn the hot water on and off as needed and mop up flooding for almost 2 weeks before she would allow anything to be fixed. It was a huge waste of my time and energy. When they did fix it, they pulled back the soggy carpet and the just let it sit there for another 2 weeks after the repairs were made. It was disgusting and smelled like mildew until it was retacked and cleaned, which worsened my chronic allergy symptoms.
A failing A/C that leaves the apartment sweltering when outside temps exceed 90 degrees. Along with excessively high electric bills during these times.
MANY more maintenance requests ignored for months, even after repeated follow-ups. Far too many to list here. This is just the highlights reel.
I had to call the Carrollton Health Department before anything got done. I was told the bathtub would be resprayed while I was out of town — I even signed a waiver and paid to board my cat so they could do it. I came back to find nothing had been done. When I followed up with the health department, I found out the apartment complex had filed for an extension and blamed me, claiming I delayed the work — a total lie. I have emails, receipts, and documentation that prove otherwise.
I also sent two certified letters: one for maintenance issues, and one as an intent to vacate due to negligence. Neither got a response.
Romina Araiza has been evasive, dismissive, and in my experience, completely unwilling to take accountability or show basic professionalism. I wouldn’t recommend this place to anyone — not even my worst enemy.
Save yourself the health risks and the hassle. Keller Oaks is a slum apartment complex.
