I leased with Jefferson Place in 2023 and had no idea I owed anything until two years later, in 2025, when I suddenly received an email saying I had a $1,137 balance sent to collections. This was the first time I was ever informed of any charges.
I immediately contacted the leasing office asking for an explanation and proof. After calling several times and being ignored, I told them I would go in person — only then did they respond. 7 hours later, I finally received an email with photos of my old apartment, which showed it in good condition. The only items left were a small piece of furniture and a Christmas tree, which I intentionally didn’t take due to a roach infestation in the unit. I wasn’t going to risk bringing pests into my new home.
When I asked why no one contacted me before sending the balance to collections, they said it had been “mailed” — yet they never asked for or confirmed a forwarding address when I moved out. I asked where exactly they sent it, and they couldn’t give an answer. They had my phone number and email, yet chose not to call or email me even once. Their attitude was basically: “That’s not our responsibility. It’s with collections now.”
I then contacted the collection agency (Innovation Recovery), and that became even more upsetting. I called multiple times, and someone would answer but say nothing on the phone. So I sent an email requesting:
Proof of where this notice was mailed
A full breakdown and explanation of the charges
I finally got a call back, and when I again insisted on getting proof of where it was sent — because this is affecting my credit and I deserve to know if things were handled correctly — I spoke with a manager. She became extremely hostile, started screaming at me, saying “We don’t have to do that for you,” and then disconnected the call before I could even respond.
I’m shocked by the lack of professionalism, accountability, and empathy from both the apartment and the collection agency. I’m living on a tight budget, working hard to move forward, and this surprise charge — with no warning, no communication, and no willingness to help — is now hurting my credit and preventing me from getting a new apartment.
After reading other reviews, I realized I’m not the only tenant this has happened to. Several others have been hit with surprise balances and sent to collections with no fair notice.
🔔 To anyone thinking of renting here:
Before you move out, demand a full in-person inspection and get every detail in writing.
Make sure they confirm your forwarding address in writing.
Take pictures of your unit when you leave.
If you don’t, you risk being blindsided later with charges that no one will explain or take responsibility for. If you push for answers, they’ll either ignore you, hang up on you, or say, “That’s not our problem.”
We all have our own challenges in life the last thing tenants need is to be taken advantage of, disrespected, and left with a collection on their credit because of poor communication and mismanagement.

Terrible apartments. Do not move in.
OVERVIEW (details below):
1. Stole $150 from me.
2. Roaches everywhere all the time.
3. Cabinets stink even after deep clean.
4. Fines out the wazoo every chance they get.
5. Maintenance unreliable and unprofessional.
6. Old, barely functional appliances.
7. Thin walls & ceiling.
8. Parking lot floods/full of dirt.
9. Pools constantly under maintenance.
10. Hair all over apartment upon move-in.
11. Doors crack/pop when opened.
DETAILS:
1. Stole $150:
They've either intentionally stolen $150 from me, or their system is so unreliable that they accidentally stole $150 from me. I set up auto-pay, and TWICE now, that auto-pay has been disabled without notifying me. The first time, I thought maybe I did something wrong, but now it's happened a second time. $150 late fee on rent because their own system messed up or they cancelled my autopay -- not sure which. Note: DO NOT USE AUTO PAY. Either their system doesn't work or they intentionally cancel autopays in order to charge fees. You'll need to manually pay your rent each month if you decide to move here.
2. Roaches:
Ever since we first moved in, there have been roaches all over the apartment in every room. Floor. Ceiling. Walls. Cabinets. Everywhere. Pest control cannot fix it, even when the office does bother to send them to your apartment -- you just have to live with it.
3. Awful cabinet smell:
All of the cabinets smell bad. Deep cleaning and a deodorizer don't fix the smell. I can't figure out what the smell is, but it sticks to dishes and cups. Enjoy smelling dank cabinet every time you take a sip of water from the cup you stored there.
4. Fines:
This place only stays afloat on giving out fines every chance they get. I'm convinced that if they went a week without fines, they'd go bankrupt.
5. Maintenance is unreliable:
I have never yet had a good experience with maintenance in the dozen times I've needed to submit a work order. Every time they've come to my apartment, it has seemed like their only goal was to get away without fixing the problem. Example: Work order to fix my dishwasher. They needed to "test" the dishwasher in order to ... idk, make sure I wasn't lying?? So they had me load it up with dirty dishes, and start the wash cycle. They said they'd be back to check on the result. Three days pass with no return visit -- work order marked as complete. My dishwasher still doesn't work right.
6. Barely functional appliances:
The appliances are all old and barely functional. Only one of our stove-eyes actually heats to an acceptable degree -- the rest barely get hot. The dishwasher only cleans about 75% of the bottom rack and about 25% of the top rack. It's essentially unusable for anything more than a rinse (which takes 2 hours for some reason). The microwave makes a terrible rattling noise while running. The only appliance that actually completely works is the water heater.
7. Thin walls & ceiling:
You can hear every step from the people above you. You can hear every step when someone is climbing the stairs near your apartment. You can constantly hear A/C units running.
8. Parking lot floods/full of dirt:
With anything more than a light rain, certain parking spots will flood. That flooding leaves behind muddy silt that's slippery and coats your shoes for days afterward.
9. Pools constantly under maintenance:
On any given day, there's about a 75% chance that the pool will be closed for some kind of maintenance. Often, they've been jackhammering the concrete. It's also unclear when it is and isn't closed, so it's hard to tell when the pool is clean and usable unless you call the offices and hope they know the answer (they often don't).
10. Hair all over apartment upon move-in:
There was an immense amount of hair all around the baseboards when we moved in. Visible hairs are also painted into walls, doors, baseboards all over the place -- can't be removed unless you remove the paint.
11. Doors and doorframes incorrectly repainted:
Doors & frames stick to each other, causing loud cracking pop every time you open a door.

I had a very disappointing experience with Jefferson Place. After moving out, I was charged an excessive amount for damages that did not exist. I repeatedly requested proof of these charges, including evidence of the claimed damages and any replacements made, but the management has been unresponsive. Despite multiple emails and calls, the management has been completely unresponsive to my requests for proof.
As students, we expected fair and honest treatment, but unfortunately, that was not the case. We even documented the apartment with videos on the day of move-out, proving there were no such damages, yet they still imposed unfair charges without any justification.
This lack of transparency and concern for residents—especially students—makes this a terrible renting experience. If you're considering living here, be extremely cautious and document everything before moving out. I would not recommend this place to anyone looking for fair and honest management.

They will charge heavy fines while moving out. 240$ charged for something that can’t even be seen. Wrongly informed me that they will give me a new lease made me apply and on the day I was supposed to get the keys cancelled the application by saying that I have to move to a bigger plan. This apartments have roaches problem but the manager will claim that we brought those. Manager wrongly accused me of rejecting service and she will vacate me if I reject one more time and never apologized when she found that she is wrong. Scheduled a roach clean out and made me remove everything from shelves when my roommate is out of town and cancelled the clean out and never bothered to inform me.

Worst apartment and worst management. They are very good at charging fines.
First pic which was highlighted was provided by the management showing that it was damaged and charged 240$ and if you see the second picture that was taken on the day of moving out there is no white color mark in that. We have full video of apartment while moving out. They must have added some white color mark to take this picture.
Be careful guys take pictures before moving in and out. If you take pictures also they will say that they can see damage.
