If negative stars were possible, I’d give Lumen -10. Don’t be misled by the glowing 5-star reviews — my experience was the complete opposite. Management is dishonest and will charge you for normal wear and tear after you move out.
The front staff (with the exception of Carina) are rude and act inconvenienced whenever you need assistance! Security is virtually non-existent — there are homeless people frequently inside and outside the property, the garage gate barely functions (my car was broken into and ransacked), and the service elevator has been out of order for nearly a year.
We had the apartment professionally cleaned for move out and their so-called “itemized list of issues” is a joke — I have clear video and photo proof taken right after the cleaning that shows otherwise. (See photos attached for some of their so called issues) The “nice” areas they show you during tours don’t reflect the reality of the rest of the property — it’s poorly maintained and far from clean. Proceed with caution. You can find a MUCH better place for the same price! Our move out date could not have come quicker!

I lived at Jefferson Lumen for almost three years. I moved out in March and never got around to leaving my review. When I first signed my lease, it was a great community in a fantastic location. However, the quality seems to have declined over the past couple of years. Below are some pros and cons of living here.
**Pros:**
1. The workspace is very convenient and pleasant. You can easily go there to complete your work in a quiet environment, and the printer is extremely handy.
2. The store located in the apartment complex is convenient, especially if you want a midnight snack.
3. The people who organize events are very friendly, and most of the neighbors are great too.
**Cons:**
1. Security is a major issue. There are homeless people wandering inside the building at all hours, which makes it feel unsafe. I once encountered a homeless couple who broke into the gym while I was there. During Thanksgiving there was a homeless man living in the clubhouse room that was asking my brother for food. At night you’ll see people walking around with luggage bags and you’ll often see clothes and other belongings in the stairwell. The snack room door was broken at one point and as I stated before the gym door was also faulty and it’s because the people wandering around the apartment break into these areas. It's clear that management does little to address this problem, as they simply advise that if you feel unsafe, you should call the police.
2. The outside area is poorly maintained. There’s dog waste everywhere because there’s no enforcement of pet waste cleanup, making it unpleasant to walk around. Inside the building isn’t much better—the hallways often have food or pet waste littering them.
3. The leasing staff is unhelpful and rarely responds in a timely manner. It's very difficult to get them on the phone when you have an issue. Crystal in particular is rude. We saw a review saying they sent their final move out costs to collections and so we made sure to call often to get our final statement. It was indeed a hassle as they kept saying “We get up to 30 days to process the move out” and by the end of the 30 days it was hard to get them on the phone and surprise surprise we didn’t receive any email about our move out cost. We’ve experienced constant contradictions in their statements, so it’s essential to keep a record of all communications, whether by email or phone. They do record all phone calls so you can always ask them to pull up recordings if you need too.
4. Theft is a concern. Several neighbors have reported their cars being broken into, and I’ve had packages stolen from my front door.
5. Maintenance issues have consistently been unresolved. For instance, there was a problem with the second-floor hallways smelling like sewage, and the odor was coming through my bedroom vents. Maintenance was unable to fix it. Additionally, when I inquired about the unsealed counters in my bathroom, they could not provide a solution. The elevator has also had been broken since Thanksgiving, and it was still broken when I moved out in March.
6. Marathons are often held on the street next to the Toyota Music Factory, which sometimes blocks access to both the main and back entrances of the apartment complex allowing you not to go home in some instances. My sister once had to park her car at the plaza on O’Connor Blvd then walk to the apartment because of the marathon.
Due to these issues, and others we decided to move and we definitely wouldn’t recommend this apartment to anyone. I don’t think it’s worth it even with the new attainable rent.

The communication and sense of urgency the complex has displayed is truly unacceptable. The staff will not return your phone calls or emails. I reported this incident on 10/6.
The staff didn’t do an initial exception until this Wednesday. An entire WEEK after the leak and mold was reported. The water from the leak has seeped into the floor.
The complex has not offered a real solution other than to suggest I keep waiting . They have offered NO accommodations.
This complex doesn’t offer any real solution. No one wants to do anything . They will tell you to call/ email just to give no response. I’m utterly disgusted with the lack of communication and urgency. I highly advise to rent elsewhere.

I lived at Lumen for the past year and just moved out. All 3 stars of this review are for the quality of my unit. As far as apartment interiors/units go, it doesn't get much nicer. We had 0 unit maintenance issues in our time here and loved it when we were there.
Unfortunately, the building as a whole has larger issues. Since the attainable housing program was put into place earlier this year we began to notice a quick degradation in quality of life. Trash was being left on the floor more frequently, gates and doors started breaking, and the common areas became more and more unusable. There were signs of people living in the storage rooms and under the stairs, and the elevator maybe worked for 2 months of our stay. Additionally, the office/management staff was very slow to respond to any issues. My car was hit in the parking garage, and after calling and emailing the office several times, I received nothing. When I walked down there to ask for help, they told me there was nothing to be done. I faced a similar experience when I had packages stolen from the mail room, sometimes less than an hour after they had been delivered.
I'm not saying this place is unlivable, but it's certainly not as great as it was when we first moved in. Make sure you read all of the reviews here, because when we signed our lease, the building was at 4.7 stars.

Suites 9&10 are occupied by a SHAM business known as EasyOut Home Solutions LLC
A "Managing Partner" known as Raul Ruz has signed a CONTRACT to PURCHASE my home for over $200,000.
He tells me MONTHS after the inspection/option period had expired that he had to find a different buyer, because his financial support "fell through" but they offered less than $50,000 what I was promised.
So, when I tell him I'm accepting absolutely nothing less than the contracted agreement, he wants to "unilaterally terminate" said contract.
I have been passing over other offers, with the understanding that we were under contract, and because HIS WORD MEANS ABSOLUTELY NOTHING, I'm losing out BIG TIME.
To the leasing staff at this apartment complex:
Raul Ruz, Baurelio Alvarez, Nathaniel Corr, and all other associates of EasyOut Home Solutions llc are most likely running a business out of your property. If that is in conflict with their lease agreement, I might suggest you adress that issue ASAP.
