Surprisingly ignored all the warnings on the reviews because they convinced me things had changed. Worst people I’ve ever dealt with in my life and the warnings on here are completely validated. They took my application money (it’s $500) just to apply fyi, and then didn’t respond for a week after I called about 20 times, was in a time crunch, left voicemails emailed 20 times no response. Said okay it’s on par with the review so I canceled it and they say it’s non refundable. The whole place is a scam they got my application money and then ignored. Absolute crooks and if you want to hate you’re life everyday then move here

Let me be absolutely clear: Grand Reserve should be ashamed of how it treats its residents. Our A/C broke on May 18, 2025, a Sunday, and we followed their process exactly—submitted a maintenance request immediately the next morning. And what did we get? Ignored. For days.
It took them more than TWO WEEKS to fix an air conditioning unit during a Texas heatwave, with our home reaching over 84 degrees inside. What makes it absolutely unforgivable is that my wife is seven months pregnant, and we told them this multiple times. They knew the situation. They knew it was a health risk. Yet, they did not care.
We messaged them again and again through the resident portal. No response. We called. No answer. I walked into the leasing office multiple times, and even when I was face-to-face with staff, they gave me empty promises and meaningless “updates” that never led to results. When someone finally did show up, they looked at the unit, said a part was needed, and then…nothing. More waiting. More silence. More excuses. The part supposedly needed “regional manager approval.” Are you serious? You need corporate approval to make a home livable in 90+ degree weather? What a joke of an operation.
Even when we were forced to evacuate our home over Memorial Day Weekend just to escape the sweltering heat, management didn’t check in, didn’t fix the issue, and flat-out refused to prorate our rent. We were left paying full price for an apartment that was completely uninhabitable, and they didn’t so much as acknowledge the hardship they caused. Not a single dollar was discounted. Not a single apology was offered. To this day, Grand Reserve has done absolutely nothing to make it right.
Let’s be clear: this wasn’t a one-off mistake. This was a pattern of complete neglect, gross mismanagement, and total disregard for the people living here. They’re not just unresponsive—they are apathetic, lazy, and do not know what they are doing. If my wife had a medical emergency because of the heat, they still wouldn’t have cared. We were treated like an inconvenience, not residents.
They don't return messages, fix things in a timely manner, follow up, or take accountability for failing to maintain safe and livable conditions.
If you’re thinking about signing a lease here, don’t. Run the other way. Unless you enjoy being ignored, lied to, and paying full price for a miserable experience, this place is an absolute disaster.

This is a nice community of townhomes in a convenient location with I-75 close by. Beth and Kennedy in the leasing office are the faces of Grand Reserve for the tenants and prospective renters. Speaking from the tenant point of view, they are a major reason why I recently decided to renew. They are personable and friendly. Even more important, they are accessible and responsive if there are any maintenance issues that come up.

I have lived here for almost two years and needed to move to a bigger unit. I decided to transfer within Grand Reserve largely because of how accommodating and lovely Beth and Kennedy have been while I have lived here. Management has been very flexible overall and respond to our work orders pretty timely. P.S. I love how pet-friendly the area is! P.S.S. LOVE how walkable it is to Tom Thumb and Central Market!

Do not recommend living here. There are constant maintenance issues, including cracks on almost every single wall in the unit (and I'm not just talking about minor paint separation). Our dishwasher doesn't actually clean any of our dishes. The back gate has been broken for over two weeks. Our front door was jammed due to a shift in the foundation—after they fixed it, it no longer stays closed when we shut it.
There are ants everywhere, and I'm not just referring to the typical springtime kitchen ants—they're somehow in our third-story bedrooms. The ongoing maintenance problems make it exhausting to live here, especially when nothing is handled promptly. I've never experienced issues like this at any of my previous apartments or townhomes, and I’ve paid significantly less than what I’m paying here.
