I do not recommend ANYONE to live here. I have heard good things about Gateway Oaks, and Gateway Cedars. If you find yourself living here, make sure you take pictures and report EVERYTHING within the 48 hours. Tiny carpet stains, poorly patched walls, dinks, chipped walls/ baseboards, bugs, dirty appliances, poorly applied carpet, EVERYTHING. I would also recommend making sure they give you proof that the carpet has no stains BEFORE you move in. Don't forget to give them a 60 day notice whether you're RENEWING or MOVING OUT. Definitely install cameras to watch the maintenance men enter your home without permission, and when they touch your things. Expect to be treated terribly if you have any animals. Gateway Pines needs to do better with who they hire. Nina and Chelsea are bad assets to your company, and are unprofessional. I was told by a friend that a few years ago their daughter was in a Domestic Violence situation living there. And the management would not allow her to sign off the lease.
The water bill is outrageous. They denied dividing all the units' water usage. I did not use that much water. The hallways and stairs were CONSTANTLY filthy. The parking is terrible. Nina and Chelsea were unprofessional. They played favorites on the young male tenants. I knew a couple young male tenants that definitely had urine and fecal stains, but they got their full deposit back. Nina and Chelsea also play nice in the beginning, but once you have one issue they cause problems.

My Issues
The apartment you tour is most likely not going to look like the one you get. I toured an apartment with all white cabinets and countertops, and got gray cabinets and ugly brown countertops.
They should've done a proper walk in before I moved in. I went over 2 days without a fridge, because it did not work when I moved in. I put in a maintenance request and the maintenance men came into my apartment without telling me ahead of time. I had a camera facing the kitchen and the men turned the camera away multiple times. I could control the camera with my phone and they still moved it. When I complained to the office about them moving the camera, they blew it off. Their explanation to them coming in unannounced was “Them knocking on your door was a notice.” I was not home… The new fridge they gave me was also dirty.
This was my first ever apartment, so I didn't know that EVERY single flaw matters when you move in. Report EVERYTHING within the 48 hours they give you, or they WILL use it against you when your lease is up.
The gate to building 6 was constantly not working. It was very loud when not closed quietly, disturbing the neighbors right next to the gate.
Around my 4 month mark I renewed my lease. Shortly after making that mistake, I told them I wanted to end my SECOND lease and join my boyfriend's lease. He lived at Gateway Pines already. They made me pay for an “early termination fee” for a lease that never even started, which was $1,200. I also had to pay for a one month lease since I didn't give them a 60 day notice.

Just plan on any deposit you put down not coming back to you
You can hire pro cleaners, leave in perfect condition, you name it.
That deposit is toast, they will charge you 400 for “carpet cleaning of a 8 ft area”
400 for nothing wrong with any walls.
Once you’re out and gone it’s easy to just snag your deposit and say sorry.
