I don’t usually leave negative reviews. But when an experience actually costs me money and damages my quality of life, I feel like people deserve to know.
When I moved in, the apartment already had storm damage. Leaks came in, and the air conditioning was completely out for a month in the middle of June. That meant standing water and heavy humidity, which was never properly addressed.
The following summer, condensation started dripping from my AC vent. I reported it right away. Maintenance came quickly but just wiped it up and told me it was “just humidity.” Not long after, mold started growing around the vent. When I brought that up, I was told, “We’ll clean that when you move out, don’t worry we won’t charge you” At that point, I still had 2 months left on my lease, so they were expecting me to live with visible and breathable molding air ventilation for over 60 days.
I submitted multiple service requests, spoke with management, and eventually even contacted the city. The city confirmed the apartment needed to be cleaned, but management kept rescheduling vendors and wasting my time while nothing got fixed. I finally gave up and said they may as well wait until I moved out (5 days left), and that seemed to be perfectly fine with them.
Meanwhile, I was the one stuck living in it. My furniture and belongings were damaged beyond saving. I have the photos to prove it. When the manager and maintenance came to see the mold in person, they told me to submit an estimate for what they would owe me. I estimated my damages at $850, but they refused to pay that and instead told me to file through my insurance, even though my insurance clearly does not cover damages caused by mold or fungi under circumstances of landlord negligence.
Through all of this, I still paid my rent on time and took care of my apartment. What I got back was negligence, dismissal, and no accountability.
I moved out today, and while I should feel relieved, I can’t help but worry about what happens next. Given my past experiences here, I’m concerned about being unfairly charged for damages that were not my responsibility. That lingering fear, even after leaving, says a lot about what it was like to live here.
This experience has cost me more than rent. It’s cost me my belongings, my patience, and my peace of mind. Moving out finally feels like the end of a nightmare, but it’s heartbreaking to walk away knowing this all could have been prevented.
I don’t enjoy writing reviews like this. I’d much rather be able to leave a positive one. But when a tenant is treated this way and left with the bill, I feel it’s only right to warn others before they end up in the same position.
No apologies have been given up to this point over anything.

UPDATE NOW THAT IVE MOVED OUT: Even though they include a ~$70 “LeaseLock” fee PER MONTH that was allegedly for incidentals once you move out, they’re now saying I made over $700 worth of damages to my apartment. I was featured on Apartment Therapy. I now have people from Paul’s HOUNDING ME weekly, and then getting verbally aggressive because I’m angry whilst explaining that mold, being robbed, and retaliation from the complex isn’t enough to get the charges dropped. I’ve told them to send me to collections. I’ll be reporting them to the BBB as well.

New management (past month or so) is the worst I’ve ever dealt with (and I’ve both worked as a leasing agent & lived in 4+ apartments).
They decided to randomly start towing people when they took over management about a month ago and towed multiple residents.
My car was registered. They didn’t even warn us to double check beforehand and since it’s never been an issue the prior two years, we never got a warning and weren’t prepared.
Then, this past week, we find out that the prior management hadn’t contacted my partner about leasing his unit out after his lease was up this month, and basically told him last Monday he has a week to leave.
The reason he called was because his social security # was stolen and he cannot currently access his bank accounts, credit cards, or social security # and he wanted to see what his options were.
They wouldn’t work with him AT ALL on paying this next months rent and re-signing his lease (finding him a new unit (10+ are listed online rn) allowing us to get a 2B/2B, me paying his rent for a month, etc.) due to wanting a “less difficult resident” which in my opinion means “not brown.”
He’s had on-time payments, remained calm and kind the whole time, and it didn’t matter. When I told the manager she has single-handedly ruined our lives this morning (he’s driving 10 hours back to GA today to live with his parents because his accts and credit are frozen rn and so can’t even apply and find anywhere new bc Texas has an over 2-week waiting period for SS) she said “have a great day!”
Let’s also bring in the: constant issues of mold I’ve had since I’ve moved in that haven’t been fixed, the shooting that occurred last year IN THE BUILDING, dog pee and sh*t all over ALL THE TIME (including the elevators), the gate to the garage literally always being broken (seriously, what am I even paying for), a package that I had stolen ON MY RING CAMERA with NOTHING done about it….the list goes on.
They DO NOT care about their residents here. DO NOT sign a lease. And DO NOT live at a community managed by Paul’s.
I will say the ONLY positive is maintenance. They are so so kind and sweet. I love y’all!! And the nice leasing agent in the office. She’s been through like 4 management changes in a year and is always so helpful and kind. AND just had a baby. The rest of management needs to take notes on empathy.

I recently moved in and while I appreciate that maintenance has addressed issues as they arise, my move-in experience was far from smooth. Upon arrival, the unit was not in move-in ready condition — the floors were so dirty that my feet turned black walking on them, and it required multiple rounds of mopping and cleaning. The kitchen surfaces were grimy, several light bulbs were out, the balcony had a wasp nest, and a cabinet hinge was broken. It did not give professionally managed unit, it gave neglected hand over.
Most concerning, the washer, dryer, and refrigerator all have had to be replaced within the last 10 days because they were not working properly. I’ll also have to get my sink fixed as well due to a sloppy finish on it. These are issues that should have been caught during a pre-move-in inspection and addressed before allowing a new tenant to move in. Even now, each time maintenance comes, I have to mop afterward due to dirt tracked in. They should wear shoe covers but I understand they have a lot going on and are undermanned.
While I understand some issues can happen in older buildings, the number of problems I encountered has made my short time here stressful and inconvenient. I hope management will take steps to ensure future tenants receive apartments in clean, functional condition upon move-in, as that would make a world of difference.
Also management and the office staff were quite unresponsive throughout this struggle unless I went to the office in person to speak to them.

Do not rent here!! Worst experience I’ve ever had. Elevators are always broken. Dog poop on stairs ALL THE TIME. A maintenance call took 3 weeks to complete. When I moved in ceiling fans hadn’t been cleaned. The stove was damaged, bathroom cabinets damaged, bathroom mirror damaged. I filled this in on the move in inspection and NOTHING was fixed the whole year I was there. I was charged 2 cleaning fees after in cleaned the unit. Below is how I left it and was still charged $250 total for cleaning. To be honest I’m not paying because they charge a fee when you move in that is not refundable. Not only do they keep this fee but charge you on top of it when you leave. This is a low budget building. I thought there was a view which they sold me on when I moved it but a company built a parking structure blocking ALL of downtown. I was told it wouldn’t when I saw construction. I’m happy it’s over good place if you are 18-21 starting out.

My apartment flooded while I was out of town due to an apartment above me and I had to keep calling the front desk to get any information on what was happening. If I could give zero stars I would.
