Updates (April 2025): Raised from 2 to 3 stars for progress. Two abandoned vehicles towed last month, freeing parking. Management sent a pet waste email, but dog feces persist. They relocated my parking space due to slick concrete; it still needs power washing. More action needed.
Revised Review: Honest take on Estates’ pros and cons.
Positives: Great location near Dallas and Las Colinas. Unit is decent (small bathrooms, uneven floors). Leasing and maintenance are kind; neighbors are great. Residents manage feral cats via TNR program, but management doesn’t help.
Negatives: Operations are messy. Maintenance is understaffed, slow on urgent fixes like hot water. Emergency line is unreliable. Management is rude and unhelpful.
Parking is tough. We pay $70/month for two covered spaces, but others park there freely. Two vehicles towed recently, but fire lane issues and lax enforcement remain.
Shared spaces are dirty. Walkways are slippery; my parking space was relocated for slick concrete, but power washing is needed. Dog park and green spaces have feces, a health risk. Pet waste email sent, but no big change. Suggest professional pet waste service. Trash from car repairs litters the lot.
Final Thoughts: Love my unit and neighbors, but management and shared spaces frustrate. Towed vehicles, pet waste email, and parking relocation justify 3 stars, but more fixes needed. Weigh location against challenges.

The apartments are clean, with a new design, and reliable fixtures and appliances. Any discrepancies are immediately handled with great results. The management are informative, helpful, and diligent with everything brought to their attention. The complex itself is open, safe, and clean. The gym and pool are two of the great focal points for the community to have fun and exercise. There's plenty of places to eat and enjoy not far from our location. I highly recommend a look and possibly a place to select for living.

Just recently moved into the Estates and am loving it so far. Very spacious apartments with modern touches in a quiet community. Adolfo was my leasing agent and he was great and very friendly when I toured the property. Everyone in the office is very nice as well. Whitney and Kayla are friendly and are ready to help with anything you possibly need. Maintenance is very quick to respond to concerns as well. I put in a work order for a few items that needed attention and they were all resolved the same day. I'm happy to have chosen the Estates as my new home. Very close to work as well so going to and coming home from work in less than 10 minutes is a game changer!

We have been living here for a couple weeks now. Even though we have had to call maintenance a couple times, the issues have been a quick fix. The apartment has been clean, working, and the staff has been great. My wife and I were a little hesitant with the negative reviews but it has been an overwhelmingly overall positive experience. Even with our A/C went out on a Sunday, emergency maintenance came by and fixed it quickly. Much appreciated

Water damage, mold, and roaches (from the water damage) that we’ve dealt with for a year. Office keeps saying they’re putting the water damage “on their list” but it has never been fixed after many calls and emails (that they don’t answer). They close out every maintenance we submit even before they’re completed and many have not been. Only good customer service when you’re a new tenant. Otherwise don’t expect them to help you. Such a nightmare.
