Lived at these apartments for a few years right after they opened. Overall, the apartments are just okay with very inflated rent and fees.
First off, I never really had any issues with the office or maintenance staff, they were generally helpful. I will say that the trend of giving kickbacks for good reviews after only touring is pretty scummy and inflates the review scores.
The apartments look good, but the nice finishes hide the cheapness of the developers. The layouts are attractive, especially with the large kitchens, but the actual build quality is questionable. Many of the cabinets/drawers and electric outlets were misaligned.
The walls are quite thin, so you'll be able to hear everything your neighbor does, along with plenty of road noise. The entry gates have to be left open a decent amount of the time due to them breaking down. The gym equipment didn't appear to be regularly inspected/maintained due to the loose bolts on many benches/machines. I stopped using it for safety concerns.
As with basically every apartment complex, they load you up with junk fees. Valet trash in particular. The water/sewer fees also seem ridiculously high, but I think that's mostly on the city of Red Oak.
Don't expect to get your security deposit back either.

Today, I had the pleasure of visiting a hidden gem! From the moment I pulled onto the property, I was in awe of how well-kept the community was. The curb appeal was on point, the grounds were clean, and signage made it easy to find the leasing office.
As soon as I opened the office door, I was greeted with a cheerful “Hello! I’m over here to the left!” The natural instinct was to walk forward—the space was beautifully decorated and so inviting—but the voice (and a clear sign) guided me left, where I met Sarah.
Let me just say—Sarah greeted me with excitement and had a warm, professional energy that stood out. She was incredibly knowledgeable about the community and the two units we toured. If my recommendation was based solely on my interaction with her, baby, go ahead and sign my clients up!
Now let’s get into the apartments—I checked those units inside, outside, upside down, and sideways. I opened every drawer and cabinet, looked under the stove, ran the water, tested every appliance, flushed every toilet, ran the showers and tubs, and even rolled up every mini blind. And guess what? Both units were CLEAN.
One was a move-in ready 3-bedroom, and the other was a beautifully staged 2-bedroom model. I’m hard to impress (the property manager in me gets picky), but the overall quality was exceptional.
The exterior was just as impressive—well maintained, with a resort-style pool and outdoor entertainment area that gave all the right vibes. And don’t get me started on the community garden—it did not disappoint!
What really sealed the deal was watching Sarah interact with residents and the woman I assume was the property manager. Their energy was positive and welcoming, and that matters.

If I could rate 0 stars I would. This is the worst place we have ever rented from. From the very beginning, we had nothing but issues.
To begin, we we're told that we were the first tenants to move into this unit. Right off the bat this proved to be false because our front door had evidently been kicked in. There was mail address to the previous tenant and there was a hair clog in the bathroom right when we moved in.
When we first moved in the secondary bathroom had a yellow liquid dripping from the AC condensate line, which is the emergency overflow line. The yellow substance was slick and it made the bathroom unusable. It took maintenance more than three times to come out to rectify the issue and they never came out to do an acid wash of the bathroom and we never once use the shower in the secondary bathroom due to this.
As previously mentioned our front door had evidently been kicked in, there was large gaping issue allowing air and bugs into the residence. The first time we asked them to replace the door they denied our request. When we escalated the issue only then did they agree to replace our door but upon saying that they would do so they said that the manufacturer had it on back order for the next 4 months. This was in November and we should have received our new door by March. We never did receive a new front door and they never did reply to follow up on it.
There will also never be consistency with your rent so be prepared to pay over the amount that they told you. The way the water works is you pay a portion of the entire community's water I verify this through the city of Red Oak. They will also try to add and tack on charges anyway they can. Make sure they give you everything you need when you move in like the trash can because they will try to charge you even if they did not provide it to you. Not to mention the trash compactor is always overflowing there's never any space to put your trash in there when they do not pick up trash and the apartment complex looks like trash itself.
The complex is also built very poorly so be prepared to hear your neighbors surrounding you. If you are on a first floor apartment you should expect to hear your upstairs neighbor everything they do.
There is always some type of issue going on at the complex with the gates never working. Not to mention the amount of crime that is obvious that happens at the community because there's a police presence there heavily. They attempted to hire a security company however that did not work out. They tried to enforce a curfew stating that you cannot leave your home after 10:00 p.m. which is not legal.
MANAGEMENT TEAM IS THE WORST. CHRISTY DOES NOT CARE ABOUT HER TENANTS. DO NOT RENT HERE
To the complex: Do not reach out to me, there is nothing to rectify now, it is too late.

would not recommend renting at Emerson at Red Oak. While living here, we had a loud noisy neighbor upstairs. The apartments attempted to charge us a petty $25/$50 per trash bag fee IF IT WASN’T TIED OR EVEN LEFT IN THE TRASH CAN, despite all of our on-time payments. We’ve never had leaking trash bags.
After moving out, we experienced several issues that left a very bad impression.
Despite vacating the unit early and leaving it in clean condition, we were charged for normal wear and tear items like screw holes and repainting. These are things that any tenant would reasonably expect to be covered under basic occupancy. It literally on your lease agreement section 20.2 Standards and Improvements and Texas Property Code 92.001(4).
We were also billed for cleaning fees, even though the unit was not left in an unsanitary or unreasonable state. The charges felt excessive and unfair, especially after we fulfilled our lease terms responsibly.
What bothered us most was receiving utility bills two to four months late, including some sent after our lease ended. After you move be prepared to pay utility bills ant your current place and old place because Emerson doesn’t mind.
While we expecting our deposit, we actually had a bill left over!
We attempted to resolve the issue professionally, but management stood by the charges without explanation or compromise.
We’ve never in our years of renting have been billed after leaving an apartment. We’ve always received our deposit so this is crazy! Again, we had the largest unit and paid on time EVERY month.
Tenants deserve transparency, fairness, and timely communication. Unfortunately, this property failed to provide that in our experience.
