I recently toured this property and was thoroughly impressed! From the moment I walked in, I could tell that a lot of thought went into the design and overall atmosphere. The modern finishes throughout the apartments give it an upscale, contemporary feel.
The amenities are top-tier as well. The fitness center has all I need for a great work-out, the pool area felt like a resort. Everything was clean, well-maintained, and clearly managed with care.
The staff was welcoming and professional, answering all my questions without rushing me. If you're looking for a place that combines style, comfort, and functionality, this property is definitely worth a visit!

I am updating my review as I want to be as earnest as possible. The issue with the referral incentive was resolved by Toshi Hines & I am grateful for that. On the flip side, I have sent numerous emails to property management about the terrible conditions in my building & haven’t received a reply from anyone regarding the issues stated in the emails. They have changed property managers & staff & they aren’t much help. I went into the leasing office to follow up & inquire about why no one cared to reply or address any of my concerns. The leasing agent assured me that she would let management know & my concerns would be addressed. That hasn’t happened yet. I wanted to set up a time to meet with management out of courtesy. Tracy reached out to me but we ended up playing email tag & were never able to come up with a time to meet. Nothing much has changed with the conditions & nothing has been addressed in my emails, even with proof. At this point, my desire to problem solve is minimal as the blatant disregard is incredibly telling & I’m over it. If you want to live in an apartment community that doesn’t care about your concerns as a resident & your experience during your lease period, then this is the perfect property for you.
I would like to start by saying Katie & Isaiah have always given me an amazing experience & without them, I wouldn’t be at this property. At first, my experience here was great & I didn’t have many complaints. My biggest issue is the uncleanliness inside the buildings. I don’t know if they do or don’t have a cleaning staff but they never come in my building. There are always bugs, trash spills, & other gross stuff in the hallways & elevators. They did a general clean once when the owners were here on site but nothing since then. Trash & trash cans are always left out days at a time & the hallways stink. No one does overall property walks inside the buildings or does anything about these issues. All my work orders have been cancelled even though they weren’t completed. I’ve come home to my door unlocked because pest control, I’m assuming, did not lock it back once they finished in my unit. I referred a friend to the property & she sat in my living room & filled out her application on a Saturday, was approved the following Monday, & moved in on May 25th. I asked for months how the process went & she even went to the office to confirm & ensure that I would be getting the referral as they gave her the option to receive a free move or keep me as the referral for incentive; she chose the latter. She was told that I was on her application & profile as the primary referral & that I would receive the referral incentive the next month, following her being there for 30 days. I called Gabby around June 25th to make sure we were on track & she said that we were just waiting on the check from corporate & that it usually takes a little time for them to cut it. Fast forward to July 15th… I had been waiting all that time, only to find out months later, that they were giving the referral incentive to an apartment locator. The person I referred didn’t even receive a free move from said apartment locator. I received an email from Gabby, where she included Bertha & Toshi, informing me that they were giving the incentive to the apartment locator & that they had already received an invoice from them for it. They cared nothing about me as their resident in this matter & my referral was for naught. They not only cheated her out of actually getting a free move, but they also deceived me & cheated me out of a referral incentive that I was indeed due. They have violated me & I will be taking further action to ensure no one else is deceived, lied to, or used. Why offer incentivized referrals if you’re not going to honor your residents at the end of the deal??? None of the factors she mentioned in her email to me were listed anywhere nor were they made known to me in the beginning. PLEASE DO NOT REFER ANYONE TO THIS PROPERTY! They will not prioritize you as their resident & they don’t do business well at all.

Loved the Delegate at City Point! Best apartment Community I've ever lived in.
They have wonderful amenities! A beautiful Pool with a grill area, Fantastic exercise facilities, the perfect Lounge for group functions, I even gave a baby shower there. The Delegate also has a great Professional Business Center with a variety of rooms including several conference rooms.
The staff is the heart of the Delegate. They are friendly, and are there to help you with anything that you might need. The maintenance staff was fast, and efficient. On a personal note, we only needed maintenance a few times. The apartment was excellent.
Our time at the Delegate at City Point was exceptional! We only moved because our house was ready. I highly recommend the Delegate at City Point. It's a 5 star Apartment Community! ☆☆☆☆☆

⭐ 1 Star: A Superficial Shine Hiding Deep-Seated Problems – AVOID The Delegate Apartment!
My experience at The Delegate Apartment has been nothing short of a nightmare, and I strongly urge anyone considering living here to look elsewhere.
At first glance, the property may seem appealing — the bedrooms appear roomy, the floor plans are logical, and there are superficially "upgraded" features. But don’t be fooled. These cosmetic perks are just a thin veneer covering up a host of serious, unresolved issues — most stemming from utterly incompetent and, at times, hostile management.
Noise is a constant, unavoidable issue, fueled by poor construction throughout the building. The walls are paper-thin, the ceilings offer no insulation, and sound travels through vents, floors, and pipes with zero resistance. I’m surrounded by a cornucopia of noise — barking dogs, toilets flushing unabated, blaring TVs, and illegal vehicles with deafening exhausts that startle you out of your sleep. This is NOT hyperbole. These disturbances are allowed to persist unchecked, disturbing entire buildings with no consequence. I submitted over half a dozen requests about this ongoing disruption over the course of months — every single one ignored. If you value sleep or sanity, look elsewhere.
Maintenance is equally appalling. I was never issued a full set of door keys, and there's no guard on the garbage disposal in the kitchen sink — a glaring safety hazard. These are basic, easy-to-fix issues that have been entirely neglected, which shows how little management values resident well-being.
The final straw was dealing with Tracy, the new community manager. When I brought up the serious toll the noise was taking on my mental health and sleep, her response was to gaslight me — suggesting I was the problem for expecting a livable environment. Her dismissive, condescending tone perfectly reflects the overall approach of the management: optics over accountability.
Bottom line: The Delegate Apartment is a textbook case of false advertising. Don’t be misled by the surface-level upgrades — they fade quickly under the weight of ongoing noise, poor construction, safety oversights, and outright negligence by management. Do yourself a favor and stay far away. Your peace of mind and quality of life depend on it.
As for the response, the “mediation,” it’s worth noting that it came only after repeated escalation, and it feels more like a deflection than an effort to actually solve anything. You mention “mediation” as though it’s a sufficient response, but I’m not sure how one ‘mediates’ intrusion on their peace. I wasn’t looking for a compromise — I was asking for the ability to sleep through the night and live in a space that respects basic quiet hours and safety. This review is here to inform others who may be considering The Delegate what their actual experience might look like.

It has now been over a month since I posted my review and raised these concerns, and despite managements assurances, nothing has changed. The persistent noise disturbances and nuisance conditions continue unabated, demonstrating a clear failure by management to uphold its legal duties and lease obligations.
