DO NOT MOVE HERE!? If I could I would give it zero starts. I’m warning you to not waste your time at this apartment complex. The application process was quick and easy. Application got accepted in less than a day and the apartments had deals going on. However, the apartment had on the lease for the first month’s rent that it would be $873 and on the day of move in they charged us $1,077. We tried to argue on the extra charges since we had already paid the security deposit, but management was rude about it so we just paid it. We were told because so many people had moved out. We didn’t know why at the time till we got our apartment on July 9th. We came into the apartment not even being clean after the last residents and with the apartment infested with roaches. Not to mention lots of damage throughout the whole apartment. I talked with the office and was told that the damage I was seeing is just wear and tear. But from what I saw in that apartment. It was far from that. I had called the next day to speak to a manager (Ray) and was given attitude by telling me that there are no other units for me to be transferred too and that I would be responsible for both that apartment and a new unit they would transfer me too. I had told the manager that the roaches were so bad that I did pest control measures myself and was yelled at not to do that because it will attract more roaches. He went himself and saw all the damage and said it would be replaced by the end of the day which it was not. The maintenance guy came for 2 mins to look at something and then left and never came back. I had called the office again to complain and they still offered to do nothing. Forcing me to just cancel my lease with them. And luckily before I moved any of my stuff into that apartment. I turned over my keys that day and was told I would be receiving a check in the mail after 30 days. Please do save your self a headache instead of having to dealing with roaches and find a better apartment. The unit they had put me in was #626 if anyone ends up moving into that unit. Good luck to anyone who still decides to move here❤️

- Fireplace spray painted
- AC Panel about to fall from the ceiling and over the bathtub
- Toilet leaning and ripping up floor
- Dents in the walls
- Ceiling is a light brown from dirt
- 3 different locks on front door
- Mold by the balcony doors
- Purple spray paint drop on kitchen counter
- Balcony floor spray painted purple from previous resident

The one positive about this place is the location, which is walkable to some good restaurants, a Target, and the a great walking trail. However, the apartment itself is poorly maintained in several ways.
- The management does not clean the apartment before new residents move in. My experience was that all the surfaces were dusty, especially the cabinets. There were plenty of dead cockroaches in every drawer and closet. We spent around a week just cleaning the place after moving in.
- Pest control is entirely inadequate. We had cockroaches months after moving in, and had to do pest control ourselves.
- Management seemed to ignore our maintenance requests when we turned in our intent to move out form. Our dryer was broken for the last 3 months we lived here and no one even came to check on it, which is completely unacceptable. We payed extra for a unit with a dryer, but we had to use the public laundry room for three months and we were not compensated in any way.
- Management always seems to be putting stipulations on work orders, like that we can’t call and ask about them or that they won’t replace light bulbs or fix toilets anymore and that that’s our responsibility.
- Loud block parties take place in the common areas every weekend and the management does little to address the issue. People just hangout outside all the time sitting in their trucks, drinking beer, and blasting music, sometimes till 2 AM. All management will ever do is send out the same copy and paste email over and over again. At one point a car alarm went off from 4 AM - 12 PM, making it impossible to sleep or work, and nothing was done about this.
- Overall the property is not well maintained, especially towards the back of the lot. Every time it rains the parking lot is covered in mud slides. There is also generally a lot of trash like beer bottles on the grassy areas from all the parties, making the whole place unpleasant.
- TAM residential leaves fake google reviews to boost their rating .

Management is a disaster and always seems to be on a power trip. Our tub has had a crack since we moved in and they keep patching it, but it keeps spreading. The whole thing needs to be gutted and replaced. The support beams under the shower/tub combo seem to have rotted away. We're on the top floor and the unit below started complaining about mold and water leakage coming from under our bathroom and it still wasn't repaired. I'm not sure if our neighbors moved on their own accord because of this or if they just got placed into a different unit. The floors throughout our unit have weak spots where you literally hear the tiles beneath the carpet rubbing up against each other. (Yes, it seems as if they just laid carpet on top of the previous floor.) Other soft spots in the floor sag so much it feels as if you're going to fall through.
They're always adding rules and not notifying people. Your quoted rent price does NOT include all of the added fees they'll tack on. (You split water with all the other units in the building, so if your neighbor is filling up a bunch of 55gal drums you'll be paying for it, the water the maintenance crew uses while in the building, and your own split amongst the units.) Not to mention that the laundry mat was closed for "renovation" for nearly the entire first year that we were here and who knows how long before that. (The "new" machines are worse than what you'd find at a Motel 6.) Also, you could throw a dart at a calender and still get a 50/50 chance on whether or not the pool or gym is actually open and running.
Pics for reference on the latest rules update that we were notified of.

This apartment complex is a disaster on every level. Beyond the black mold, flooding, and roach infestations that management refuses to fix, the owner is also engaging in highly questionable business practices. They exploit vulnerable workers by offering discounted rent in exchange for off-the-books labor. Instead of hiring licensed professionals to fix the serious problems on the property, they cut corners and take advantage of people who deserve better. Shitty “repairs,” unsafe living conditions, and a building that should honestly be investigated. Management shows zero regard for tenant health, safety, or basic human decency. I will be reporting this to the city housing authority and health department because these practices are not just unethical - they’re dangerous!!!! I hope you read this project manager 😚

MOVE HERE AT YOUR OWN RISK
I wish there was an option of ZERO star. I have raised several maintenance request in past and NONE is serviced. Every time the person would come after waiting 3-4 weeks and would close the work order WITHOUT fixing anything.
Recently, the dishwasher went rogue. It wasn't switching-off by itself, the water isn't draining out, risking a potential flooding. Here is the picture of water being stagnant for days. And when I requested to the front desk to help on this matter they suggested that I switch to HAND WASHING the dishes.
Now, you can imagine what kind of maintenance support they would provide.
