We have been residents at Cavalli for two years and currently occupy a two-bedroom apartment. Throughout this time, we have always paid our rent on time. The previous leasing team was very welcoming, warm, and empathetic—they truly appreciated having us as tenants.
Recently, I lost my job, and my wife is now the sole breadwinner. We are also expecting our first baby after trying for the past 12 years—God is finally blessing us with our first child.
Today, we attempted to pay our rent as usual, but we were denied because we were $141 short. They refused to accept our check for $1,854, which covered the entire rent of (1,840) except the entire water bill, amenities etc.
There is a new property manager this month—London Cunningham, who used to be the assistant manager—and a new staff team. I want to clarify that it’s not the staff’s fault; they are only following the rules set by management. However, they informed us that the new manager does not accept partial payments. Since the previous team left, the trash collection has been inconsistent, and the valet trash service has changed twice, not to mention the towing company.
Additionally, they recently limited the number of visitors per apartment to three vehicles per month due to parking shortages and maximum capacity issues. Our building 5’s front door has not been repaired and remains perpetually open, which compromises our safety—the wind often blows it open.
We are very displeased with the current situation and cannot wait to move and be blessed with our first new home. Under the new management, Cavalli is not what it used to be.
Update: The assistant manager, Katie Moore, reached out and said that London Cunningham did not approve our rent payment due to upper management refusal. This is just ridiculous. We would understand if we were short $600-900, but for just $141, they refuse to accept our money order of $1,854.00 when our rent again is $1,840.00. Thankfully, we were able to borrow the money and paid it on time—something we always do. But what if we hadn’t been able to?
We planned to pay the remaining $141 this Friday, but Cavalli’s policies now seem designed to accrue late fees and make it even harder for tenants who are already struggling—potentially leading to eviction. We’ve never been evicted from anywhere, thank God, and we believe this is not a fair or respectful way to treat good tenants.
At night you can smell marihuana coming from the balconies of certain tenants. We don’t drink, smoke, bring drama, or cause trouble. We keep to ourselves and work hard, go to college, attend church, and take good care of our apartment. Inside, our unit is decorated beautifully—like something out of a magazine.
Unfortunately, upper management now feels insincere and unempathetic. Life is already challenging enough, and it’s disheartening to experience such a drastic change in how tenants are treated. God forbid a life situation changes your month and your short $20. You will not get any sympathy or collaboration from here and will just accrue late fees for a measly $20 dollars.
Cavalli also made all residents pay $10 for a bracelet to access the pool last year, citing concerns about crossovers with the neighboring complex and incidents involving glass and parties at the pool.
The community app, which is supposed to be a platform for residents to communicate, is heavily managed. If management doesn’t approve your post, it doesn’t get published. I previously purchased door stoppers for the building, but they were stolen, and when I tried to report this on the app, my post was denied.
Furthermore, my wife’s car plate was stolen in the parking lot, and there have been reports of car break-ins, window smashing, and package thefts.
The apartments themselves are very nice, and we love our unit, but the level of service has greatly declined, with little regard for the well-being of tenants.

From day one, the management team has gone above and beyond. London has been absolutely fantastic to work with—always professional, kind, and quick to respond any time I had a question or concern. The maintenance staff has been top-notch, always ensuring that any issues were handled promptly and properly.
The property itself is clean, quiet, and very well maintained. It’s clear the team takes great pride in creating a welcoming and comfortable environment for residents.

Had an issue with Amazon delivering my package 📦 to the wrong unit. Spoke with an Amanda -- she's fairly new and has been with Cavalli for only a few day, was able to run point on this issue and get it resolved before lunch time!! She was able to get in contact with the renter in the other unit, retrieve the package, and have it delivered over to me personally.
