I live in a Penthouse, and I’m a self-admitted snob—let’s get that out of the way. I’m usually the first one to point out any issues because I believe renters deserve to get the absolute best for their hard-earned dollar. Over the last decade and a half, I’ve lived in numerous apartment buildings across different states, and I can confidently say: Carlisle and Vine is the best. So, I’m not sure what these other reviews are referring to, because honestly, I love it here.
I’ve lived at C&V for over 2 years now, and everything here is top-notch. It’s not just the individual units that shine; the entire building, inside and out, exudes high quality. The design is modern, clean, classy, and, most importantly, it feels like home. Yet, there’s this subtle energy about the place that makes you excited and motivated to take on the day.
Now, let’s talk amenities. While I’ll admit I don’t use the pool (because I’m way too snobby for chlorine), I can still appreciate how beautiful it looks, especially at night when it’s lit up under the Dallas skyline—hard to beat that view. The gym- I use it every day, and it’s never felt cramped. They’ve got everything I need for full-body workouts, and the equipment is good. The dumbbells, kettlebells, and new Smith machine are perfect, and the cleanliness is always on point.
But what really sets this place apart is the staff. ZRS Management should be teaching a masterclass on how to find and hire talent. The team here goes above and beyond every single day, and they’ve surpassed every expectation I’ve had. Neby, Michael, Michelle, Franko, Nicolas and formerly Brianna and Rebecca—you’re all world-class. Every request I’ve made has been answered promptly, every time I’ve needed help, I’ve felt supported, and every time I walk through the lobby, I’m greeted with a hello and a warm smile. They make this place feel like home.
Location? Well, I moved here because it’s just a couple of blocks away from Uchi and Nick & Sam’s (snob alert again). These are two of the very best restaurants in Dallas, and having them within walking distance is a huge plus. Not to mention Whole Foods is just up the road, and the Katy Trail is only a block away. And, most importantly, I always feel safe here—it’s a fantastic neighborhood.
Yes, there were some recent elevator issues. But honestly, this is the first time anything like that has happened in the two years I’ve been here. I don’t mind a slight delay for maintenance because, hey, my life literally depends on these machines working safely!
All in all, I couldn’t be happier living at Carlisle and Vine. Highly recommend it. 5 stars.

We’ve lived at Carlisle and Vine for almost a year and a half, and while no community is without its challenges, we want to recognize and commend Michael and his entire team.
The staff has always been kind, professional, and responsive—doing their best to address any concerns or issues we’ve brought to their attention. We understand that not everything is within their control, especially when it comes to decisions made by corporate or when residents don’t respect shared spaces or community guidelines. That said, it’s clear that the team here genuinely cares about maintaining a safe, clean, and welcoming environment for everyone.
We appreciate their efforts and the way they continue to show up, communicate, and take action when and where they can. That kind of consistency matters, and it doesn’t go unnoticed.

Honest review after living here for 11 months:
Concierge - Very very hit and miss, supposed to be 24hr. I’ve been woken up on plenty of occasions with a call from Amazon saying they’re unable to deliver an overnight package at 6am because there is no one there to let them in the building.
Same issue food delivery. Week nights are fine, but for anything in the morning or on the weekend you have a 50% chance there is someone downstairs to let them into the building and send them up to your door.
Parking- My car has been broken into twice, management seems indifferent about the situation. Nothing being done to stop people from getting into the parking garage, walking the floors and checking cars. No comments or communication on this issue to residents either.
Also had a friend’s car in visitor parking towed.
Elevators- There are 2 elevators in a 16 floor building, once a month one sill breakdown and take about a week to fix. All 16 floors have to share a single elevator meaning you’ll wait an extra 5-10 minutes for it to stop on every floor on the way up and down.
Pool Area: Pool itself is nice. Grill worked when we used it, but the outdoor TV has never worked since moving in. The one time we wanted to use the fire place they couldn’t find the key to turn it on.
Maintenance- Fine over all, they’re usually quick enough to respond to issues and able to fix things. However, even when you request them to call ahead or schedule a time, they never do and just randomly show up which can be inconvenient.
Other Comments- Units are nice, but management has completely turned over since moving in.
Taking everything into consideration with price and location, we will probably not be renewing here.
