I lived here for a year before moving out in January of 2025. This was the place at saddle creek before brookbend bought them out shortly after I moved in. I'll list the good and bad below:
The good:
Rent at the time was decent compared to most, $1,050 a month for a 1 bedroom.
The dumpsters are close enough to each apartment to where throwing trash out wasn't a hassle
Mostly quiet, problem tenants were quickly dealt with when reported to the office
Frontier fiber is run through the property, cheap and reliable internet.
The bad:
I was in a first floor unit, if anyone upstairs so much as shifted their weight the ceiling would creak loudly. Not just small creaks, the ceiling would bow when anyone walked across the apartment. It wasn't just one portion of it either. It was the entire apartment. I could pinpoint where my upstairs neighbors were at all times. I know this is due to the age of the apartments but if you do decide to rent here (I'd advise against that) avoid first floor units like the plague.
There was a leak in the wall when it rained which soaked the bedroom carpet. I reported this and maintenance came out to look at it, then heard nothing more. I had to go to the office to find out that it was listed as a "vendor" issue and that they were waiting for one to come out and look at it. It continued to leak until the day I moved out, and was never provided with updates on when it would be fixed. This all happened after brookbend took over as well. I've attached pictures to this review showing the staining to the carpet and the corner where water had pooled when it rained. I had to live with a constant mildew smell from where the carpet had gotten wet for months.
They list as pet friendly, which is great, but I've never seen one pet owner clean up after their pet here. It constantly smells awful with how many piles of dog droppings were scattered around in the grass. I'd see it consistently on the sidewalk too and would have to watch my step whenever I walked outside. I'd also find cocroaches in the apartment, and that was with their pest control coming in routinely to spray.
My upstairs neighbors would smoke on their patio, which I can understand. But the cigarette smell would seep through the walls and enter the apartment whenever they did smoke. Windows closed and sealed, patio door sealed and no leaks. The smell would grow unbearably strong and no candles or air fresheners could cover it up.
As other reviews covered, brookbend took over and painted over the bricks on the buildings and replaced the doors to the apartments in a move to try and update the look. They also had the entire complex streets and parking spots resealed and sprayed. I was surprised when it came time to renew that they wanted $1250 a month for me to renew, but the cost of these projects were likely what they used to justify the increase. I was already planning on leaving but this pushed me over the edge, I signed at a different complex the day after I received this renewal notice.
Here we are nearly 4 months after I moved out. I paid up what was owed in February and thought that was the end of it. Today, 5/3, I was hit with more fees in an email for moveout costs, with the note that I have 30 days after the moveout date to make this payment. It's long past that, why am I being hit with fees so far out past the moveout date? It speaks to the level of disorganization here, and it's the last dime this complex will ever receive from me. If I knew all of this before I had moved in I would have spent more to live elsewhere.

I’ve lived here for a year and it’s a pretty quiet community…. They have done a lot of upgrades to the grounds. I LOVE that we have an Amazon locker is amazing! I haven’t had a lot of maintenance requests but the few times I have… they always call me back saying they don’t have a key to my apt when I have given them 2 copies myself and the answer is always “I am new here” or “the previous owners must have lost it” when I clearly gave them a copy a few days before my maintenance request. Other than that… this place is great!

I just started leasing here, but so far, I have been very happy with the experience. Patricia, the leasing manager, was very friendly and helpful, explaining everything very well and making sure there were no surprises. The units have just been remodeled and are in good shape. The appliances and countertops are new. Everything is freshly painted. Just remember that these are old apartments. The floors are a bit uneven and creak in some places. I hope that can't be heard in the apartment below. Also, the commode is old and smaller than I'm used to, but it is clean and I'm getting used to it. I'm on the 2nd floor and water pressure in the shower could be better. I haven't had any problems with noise, except for maybe train whistles at night, and we are near a small airport so some jet noise, but nothing too annoying. Overall, it is a pretty quiet complex, and the grounds are pretty well maintained. Plenty of parking. One of the things that sold me on this complex is that the clothes washer and dryer are included. Most other apartments provide connections but not the washer and dryer. I don't relish having to go outside on cold winter days to wash clothes. The washer and dryer are not new, but they work. If anything changes, I will try to remember to update this review.
