I've lived at this property for over 3 years, and it has drastically declined since the current leasing manager Stephanie took over. What was once a decent and well-kept community has become neglected and frustrating to live in.
The stairwells are consistently filthy, the grassy areas are full of dog feces, and residents are clearly no longer a priority. You can call the office multiple times, sometimes 10 or more and still get no response. When you do manage to get through, the leasing manager is extremely hard to work with and will go out of her way to ignore you.
To make matters worse, I reported a mold concern from previous maintenance workers not finishing a request and they took out a part of my ceiling, I was told by new maintenance (who is great) that a third party contractor will come fix the patch in my unit, now Stephanie is telling me that their on site maintenance will fix it, showing that communication is nonexistent here. There was no real urgency or concern shown, and the problem still hasn't been properly resolved. She called a maintenance man in the middle of completing a vital request in my apartment and said "drop what you're doing" thankfully he didn't.
Shelby Ted and Ruben are the only saving grace in this community.
I no longer feel like a valued tenant here, and I would not recommend this place to anyone looking for a safe or professionally managed living environment.

I’ve been a resident here at The Brio for some time now and my experience has been wonderful. I personally haven’t had any issues and the ones that I have were minor. I can always count on Shelby and Briana to help me out with anything that I may need. They are friendly and easy to talk to too about anything. They are two good faces representing Brio at Lookout.

very unprofessional not helpful especially Brianna. we applied and got approved for a unit and there's a tenant in the unit we're supposed to be in and the apartment complex failed to let us know ahead of time so we can possibly move to a different unit now I'm going to be homeless because of their negligence. The only person that actually does anything to help is Shelby, the property manager is always busy Brianna is monotone and not very helpful this is a serious mess and I will be contacting the property owner.
‼️UPDATE‼️
we moved in july 2 and the apartment was not clean and it had a foul water damage smell, they said someone will come and replace it. but if its water damage then that means its damaged deeper than just the baseboard. now my apartment smells, theres roaches in my unit, drawers are broken, theres scuffs on the walls, broken blinds. this has been an absolute nightmare and i have never encountered such a horrible experience with a apartment complex. the only one who is a true help is shelby!

I lived here for two years, and the photos will reinforce all the cons of the apartment complex.
The only pros were the amenities (i.e., gym, pool, appliances, washing machine/dryer, and Amazon Hub). However, the Amazon hub was out the last few months living there.
The apartment units are lovely, but they have thin walls. You can hear people in the hallway, stairwell, and outside. People blast music from their cars, and conversations/arguments can be heard from your household (which leads to the cops showing up). Construction occurred a lot resulting in having to turn around or find alternative roads to get to the complex.
They emphasized having valet trash pick up after 8 pm. However, several times pick up occurred after 9 pm up to 1 am. In addition, the apartment sent emails about charging a $25 fee if trash or trash cans were left outside after 9 am, and several tenants disregarded their warnings.
The stairwells have air conditioning which is a perk; however, you can hear people opening and closing the doors. Tenants close and open them so wide that some door hinges break or the walls end up damaged. In addition, one incident occurred where someone or an animal left a trail of feces throughout the entire staircase trapping the scent. Tenants have let trash and bedframes within the stairwell. In addition, some tenants had clothes, garbage bags, or a fire pit on their balconies.
The gate would break and could not open for several months and allowing people to come in and out constantly since the apartment would have to leave it open. Parking is nearly impossible to find, and you will have to park far or outside the gates. People would block parking spots with U-Haul's and would take parking spaces for them. Lastly, I had property stolen from a second-floor unit balcony.
We decided to give the apartment complex a second chance and renewed for a second year when management emphasized towing and having stickers on tenants' vehicles. However, the stickers only apply to covered parking. In addition, less than half of the cars parked had the parking sticker and people still parked in the covered lot.
People do not clean after their pets.
Lastly, there's a lack of communication, and they inform tenants of incidents several hours or days after they occur. They will, however, spam you with emails about rent constantly. Maintenance came into the apartment mistakenly based on a ticket submitted by another tenant. The ring alarm went off, and we allowed it to continue blaring loud noise until we arrived. We called the front office, and they refused to investigate whether one of their employees entered the unit. They instructed us to call the police. After rushing to get to the apartment, four cop cars, and one apologetic employee later was when we finally found the apartment complex's mistake.
Overall, it is not worth 1200 to rent at this establishment. When we moved into our unit, rent was 1050 and each year it kept going up.
