I have to remove another star from my previous review, because:
Recently this "LUXURY" apartment decided to partner with a GHETTO towing company, Spartan Wrecker LLC. I don't know what kind of contract property management has or what percent is their share of profits for every car towed, but I cannot understand why Brick Row wanted to risk their reputation associating with a company that has a 1star review on Google and looks like a criminal enterprise. Residents have to input their car data on Spartan's non-user-friendly website. When the website has a problem that prohibits updating a new car's information, there's nobody to answer the phone and you end up on hold listening to music for hours.
Go look up Spartan Wrecker Google reviews, to read about all the sad stories from their victims, that the cars got towed with no legal reasons and had to pay hundreds of dollars. I have lived at Brick Row for years and never broke the parking rule. But with Spartan here, even though I had a Brick Row parking permit + my vehicle is registered on their website, they towed my car at midnight, I found out in the morning I could not drive my child to school, she was crying in panic. The "company" threatened me on the phone that if I didn't pick up my car by 3:00PM, the bill doubles so I had to pay $350 (plus uber rides to take my daughter to school, travel to the sketchy impound lot, and miss a day of work because of how long the entire process took) to get my car. It's a very suspicious racket and I'm sure the Texas state attorney general's office will find my report regarding this consumer complaint eye-opening. I attached a picture of the location here. At that place you could not see a person, just a voice telling you what to do and you share documents and ID, credit card under the window. What a creep. In case you are thinking of leasing this apartment, just look at the pictures and think again. I'm so disappointed that a once lovely and positive apartment living environment does business with predators and scammers. This review can be restored to its former 4 (or even 5) star rating, but Brick Row will need to stop being affiliated with the underworld for that to happen.

This pace could really be nice, but they allow people to trash the place. Don’t waste your time living here. I lived here 3 years and this past year has been the worst. This place has gone downhill tremendously, and you should give your hard working money elsewhere.
That new property manager should take leadership classes, communication classes and many more that could potentially help her career path.
1. Tried to say they had no record of my security deposit, but you had a record of it when you took the payment out of my account.
2. Trash everywhere
3. Doors not locking
4. Parking garage rules are just crazy.
5. Hallways smells like urine.
6. People can make noise at anytime. Voice concerns to management and no results.
7. Dog poop and urine in the building.
8. People in the building with those nasty german roaches. You see the roaches in the hallway just roaming around.
9. Upgrades to the property are just covering up the major issues.
10. You move in and the apartment hasn’t been cleaned, but they’re charging you a cleaning fee when you move out.
11. People stealing your packages.
IJS this place is BS. PERIOD

Stay away, please. This property has a lot of potential, but the management is terrible. My apartment has had a serious water leak for the past three months. I reported it to management, but nothing meaningful was done to fix it. A few weeks ago, the second bedroom was completely damaged by water infiltration through the ceiling, to the point where mold started growing and a foul smell spread throughout the apartment. The manager had the audacity to tell me I should stay in the apartment because it was still 'livable.' Very rude and disrespectful.
As of today, I’m still paying for an apartment I can’t fully use, and I have to deal with the constant smell of wet carpet. On top of that, the second room/study has a loud noise and vibration coming from the ceiling—possibly from an AC unit—that they refused to address. I noticed it after I had fully moved in and reported it, but they didn’t care at all. They do have two leasing agents there that i think are amazing ( Kase and Hannah ) .
I do not recommend this place to anyone.

Living Here Was the WORST Decision I’ve Ever Made
If you’re thinking about moving to Brick Row, DON’T. Save yourself the stress, the money, and the regret. This place is falling apart, and Simpson Property Group is actively making it worse.
The building is old (built in 2011), pest-infested, and in serious decline. There is visible water damage throughout, and it’s only ever patched. I dealt with GERMAN roaches, strange bugs, and constant filth in the halls.
Packages are stolen all the time due to the total lack of directional signage inside the buildings. For example, unit 2460 is on the far south end, and 2459 is all the way on the north side—delivery drivers have no idea where to go, and your packages are left in random spots, ready to be stolen. (The thief’s are your neighbors by the way)
Trash rooms overflow constantly and you’re expected to walk through other people’s heaps of smelly leaking trash juice to access the trash chute AND you’re expected to walk to Building 3 just to throw out cardboard. The dog run area is a dirt patch covered in poop, rarely cleaned or maintained, disease infested.
Hallways smell like marijuana, dog urine, and rotting trash. Children run wild indoors—screaming, and riding bikes. I’ve personally seen unhoused individuals using stairwells as bathrooms. (There is one security guard for 5 buildings lol)
Elevators constantly break down and shake violently when working. When you submit work orders, maintenance often responds with, “What do you want me to do about it?”—and leaves things unresolved. (Loud gurgling bathtub since May 2024)
When I moved in, the unit had pet stains, damaged walls, broken fixtures, and a horrid smell. I refused to move my stuff in until i cleaned everything from top to bottom. I submitted a pile of maintenance requests in the first month. But at move-out, they still hit me with a $125 “standard” “not included in my lease” cleaning fee and blamed me for “accepting the unit that way.” I wasn’t even allowed to see the unit before signing the lease.. I tried reasoning with the MANAGER saying a cleaning fee makes sense. You should 100% leave a unit as clean as you got it. But I left the unit much CLEANER than how I received it and the manager had the proof in my intake form but i was met with defensives and hostility, and still unjustly charged.
And let me be blunt: The manager and assistant manager will bring out the worst parts of you. Their dismissiveness, deflection, and refusal to take responsibility for anything EVER will make you feel unheard, disrespected, and angry. They hide behind generic incompetent excuses/deflections that leave you questioning their intelligence:
“Are they being serious?
“Or are they really good at their job of cutting corners and reducing costs?“
“Is this really a manger?”
“Why are they talking to me like this?”
I paid $2,000/month for 2 years—that’s nearly $50,000—and this is my experience as a result of that. Your rent payments should mean something. New, better apartments are opening all around this area. You do NOT need to live like this. You do NOT need to experience Brick Row.
Simpson Property Group blames everything on “previous ownership”—but that excuse is years old. They didn’t buy Brick Row to improve it. They bought it to squeeze it dry and let it rot. They won’t invest in staff, in meaningful long term repairs, or in residents.
Instead, they’ll spam email you about cold, rationed Chick-fil-A in the clubhouse and pointless survey raffles—then blame you when you miss buried updates. 95% of their emails is junk and should be treated as such.
Brick Row is a run-down, pest-ridden, water-damaged mess wrapped in corporate apathy. Don’t be fooled by the decent brick exterior or the CAREFULLY smell curated tour, you’re being manipulated. It’s really a roach infested, smelly, thief riddled, water damaged trap.
Don’t be like me - BELIEVE ALL THE NEGATIVE REVIEWS.

I recently moved here and was skeptical after seeing some of the reviews. Which when I came in to lease I talked directly to management who easily put my troubles to bed with some of the issues I had read. I will say only issue I had was needing help with registering my car so as I'm not towed which management was very helpful with walking me through. Overall from my experience so far I give these apts 5 stars. Also if your new to the area try Dels Burgers a short drive up the road!!
