I don't understand why they give it five stars when it's not even one star. The service is not very good. The smell of marijuana is everywhere, they smoke like nothing even though there are children. The cleaning is very bad, all the hallways are dirty, everything is filthy. I've been here for almost 3 years and I can't stand so much filth anymore. It's very expensive for what it is. It has lost a lot of quality and security. I don't even leave my apartment because everything is very poorly maintained. As soon as my contact ends, I will leave. These apartments have disappointed me a lot.

First of all let me start by saying this is not my name. And secondly I totally agree with all of the reviews about complaints. The rent is too high and these apartments are not worth it. I have been here for almost 2 years and we have gone through 2 Apartment Management without even being notified of the change. I have reported my neighbors having loud music in the early morning when the office is closed and the only thing I get in return is a sorry apology that’s not real. The hallways are filthy, loud, and smells of weed. I have had packages stolen from me and when I report it she then goes ahead to tell me that they have been having problems with packages being stolen but yet nothing has been done about it. They won’t pick up your garbage if you don’t have the correct size garbage bags, and even if you do have the correct size garbage bags they still won’t pick it up. They smoke in the hallways, apartments, stairways, parking lots, etc. , but nothing is done about it. They will contact you however when your rent is not paid and you can’t talk in private about it because they have people there listening to your conversations. I am really fed up with these apartments because they are robbing people with these ridiculous prices. We are paying for things that is in our lease but we don’t receive them. Enough is enough…

Update: just got hit with a collection for charges from Riverside for move out charges. I left the apartment SUPER Clean to include cleaning the carpets. After you move out you no longer have access to portal and management never bothered to email or call. Just when you think you’ve done right by people they come back to stab you in the back. Beware.
Riverside Place is perfectly placed at the very center of DFW. It’s only six minutes from the AT&T Stadium, Texas live/ Globe life, Six Flags and equally situated right between Dallas and Fort Worth.
The management team is great at putting on events for residents Like wine night, Cake night, Karaoke, Pool parties and they always have snacks available during the day to include soda, coffee, and chips.
They are firm but flexible and do everything with the customer in mind. I only got to spend one year here, but I would stay many if I could. Thank you, Riverside Place!

This place is horrible!!!! Smh it says luxury and it’s not!!! Entrance 1 3rd floor!! My neighbors are CRAZY!! He knocks on my door cursing me out on my ring camera because I ask him to stop beating on the walls and jumping!!! These walls are thin and my daughter can’t sleep!! Literally he is constantly loud!! They don’t have kids but the grand kids are HELL the jump and hit the walls constantly and yell from morning to night!! He goes on the balcony, smokes weed and talks and yells so loud! He lies to everyone and says he fall down a lot because he is old but that’s a LIE I witness this man run with his grandkids outside by the pool area. Management doesn’t do anything and it’s so frustrating! To the point where I’m going to press charges and show the footage on Facebook

To preface, we lived here for a year ago last year and this was drafted during the time we were moving out.
The one star is for Mike and the maintenance team as they made living at this complex bearable because they were super nice to us. We gave a 60-day notice by email that we would not be renewing our lease and there was no response so we followed up TWICE and kept all documentation in case the leasing management team would tell us that we didn't do the move-out procedure correctly. The leasing GM, Sonia Keeton-White, is super unprofessional as she literally did not even check our emails with her to inform her we were moving out and we even asked for any additional steps we needed to take prior to the end of our lease. Then we see on our Move-Out Statement that we were upcharged SIGNIFICANTLY as well with ridiculously high cleaning fees, as well as our Notice Given Date and Move-Out Date to be July 23rd - which is completely wrong because we gave them our Notice to Move Out in late April/early May and our lease ended on July 6th.
The water bills I even asked for clarification as to why we were charged for an extra two weeks of water (our lease ended July 7th but we were billed up to July 23rd) and she kept insisting that "there was people in your apartment are you sure you moved out on July 6th?" which was impossible because we already handed in our apartment keys prior to July 6th. ADDITIONALLY, I have an ESA and we made sure to clean out our apartment well enough that all dog hair was cleaned up and by the time we moved out there was no dog hair smell as we aired out the apartment and helped clean the apartment heavily prior to moving out. But they charged us almost $300 for "significant pet odor" - mind you, they checked our unit on JULY 23RD and we MOVED OUT BY JULY 6TH (meaning no A/C, no water, no utilities running through the apartment) and she said on the phone "I don't know how long you lived here but your apartment smelled terrible" which was highly offensive and unprofessional as we made sure to have the apartment cleaned out and moved out by the end of our lease but they are blaming the smell on us? When for TWO WEEKS, the apartment was already empty and that we don't live there anymore? And there was no A/C or utilities running in the apartment BECAUSE we don't live there anymore?
We called Riverside to talk to Sonia because she said she would call me back but she never did to which the leasing assistant stated that Sonia would leave the office midday during hours of operation and so we even drove to see her in person and she left by 11AM. We literally got 3 different Outstanding Balance statements with the prices increasing significantly so often that we are trying to figure out how much we REALLY needed to pay/get refunded because these charges occurred when WE WERE ALREADY MOVED OUT AND THE UNIT WAS VACANT.
After we moved out I was in contact with Sonia to dispute these horrendous move-out charges and through documentation, we finally got our refund back but it took 3 months.
