Pros - The location near White Rock Lake and the paths is great. The area is quiet (as long as you aren't facing the street). The garage doors do break occasionally but they seem to be diligent about getting them fixed, someone is always working on them within 24 hours and they haven't stayed broken for long. They are good about package deliveries. The gym here is great compared to other places, I can actually get a decent workout in. Cons - People leave trash everywhere, this is my #1 complaint, it's disgusting. One particular hallway on the first floor smells like rotting trash all the time. There is valet trash service Sunday-Thursday but people are so lazy and inconsiderate that they will deliberately leave bags of trash out in the hallways, out in the parking garage, right outside the doors of the building and it will sit there for days. I send pictures of the trash to the property manager when I see it but they make zero effort to enforce basic standards of cleanliness in the complex. I am honestly surprised cockroaches are not more of an issue in this complex considering there is trash in basically every hallway on a daily basis. The maintenance people take several weeks to come after submitting an online request, and they will just refuse to fix certain things. When I moved in, my unit had broken switch plate covers, an un-balanced ceiling fan, and a kitchen cabinet not fully affixed to the wall - they are all still like that. The maintenance guy just said "oh yeah, I don't have a switch plate cover right now." "oh they make fan balancing kits but I don't have one" "well the kitchen cabinet looks okay you can barely tell" (you can tell). The trim level of the units is okay, like the appliances are stainless steel and stuff, but it was clearly hastily built and they don't care. The walls are not flat. My unit has an obvious giant patch on the ceiling where it looks like a pipe burst in the past or something. All the outlets and switches are slightly lopsided. Current property managers seem apathetic.
