Do yourself a favor and stay far away from this place. It’s honestly one of the worst apartment communities I’ve ever lived in. The management here is a joke, and I’m paying a premium for it.
Let’s talk about parking: There are two garages — west and east — and the east garage is ridiculously bad. It has barely five unreserved parking spots per floor, which is completely unacceptable for the number of residents. I’ve been hearing for months that they’re “working on it,” but when I follow up, I just get the same answer: “The managers are busy.” Meanwhile, they’ve been taking their sweet time while residents like me are forced to fight for parking spots every single day.
The reserved parking spots are $60 a month, which is absolutely outrageous for what is supposed to be “luxury resort-style living.” When I tried to ask them about when they’ll finally do something about the parking situation, they tried to upsell me two reserved spots for that ridiculous price. No answer to my actual question, just an attempt to get me to pay even more money. Unreal.
Then there’s the maintenance — which is a complete joke. I reported a toilet that wasn’t flushing and leaking, and was told it wasn’t an emergency because I had a second bathroom. Seriously? I’m paying top dollar for this place and can’t even get basic plumbing fixed without a hassle.
This apartment complex is all about appearances, but when it comes to actual service, it’s a disaster. If you value your time, your money, and your peace of mind, do not waste it here. I regret every single day I’ve spent in this overpriced, mismanaged building.

I've had such a great experience living at Olympus Las Colinas! The community is beautifully maintained, and everything feels clean, safe, and welcoming.
What really sets this place apart, though, is the team. Melvade and Yulissa have been incredibly helpful and friendly since day one. They go above and beyond to make sure residents feel taken care of and truly at home. Whether it's answering questions, helping with requests, or just greeting you with a smile, their customer service is top-notch. I highly recommend this community to anyone looking for a comfortable and well-managed place to live!

I left a positive review two months ago, but I’ve since deleted it because it no longer reflects my experience here. I now understand why so many others leave negative reviews about this property.
As someone who works in the same role as the assistant manager, I can confidently say she does the bare minimum—if that. I do more for my residents every single day, so it’s frustrating to see how little effort is made here.
The property manager is rarely in the office, and attempts to speak to the regional manager lead nowhere—she’s even less helpful. If you’re expecting responsiveness, accountability, or even basic care, you won’t find it here.

Update: there’s still not adequate parking. There are absolutely no spaces open that aren’t reservable after 9pm on the weekday. Even though no one parks in the reservable options you can still get towed if you park there. The solution isn’t hard. I know they’re never going to fix it because they’re just waiting for people to give in and pay the extra $65 to park in a reserved spot. I wouldn’t have ever moved here if I knew that was basically part of the monthly rent. I was lied to about parking availability. I have talked to the leasing office and they said they’re waiting on corporate to approve it and get an “inventory,” which they obviously have to already have because how else would they know what spaces were available to reserve? Overall, not much to like about this place other than proximity to the city.
At this point, are any apartment complexes good or ethical? lol. I feel like every place now is all about as much financial gain as possible as passively as possible, resulting in cutting corners, inadequate staffing, poor response time, and half assed solutions/assistance. I’ve been here 4 months now.
When I moved in, I didn’t get half the stuff I needed. The floors weren’t clean. This place was clearly rush renovated. The type of things you see in a DIY houses or DR Horton stuff. The island countertop isn’t securely fit (it’s warped) on the island, light passes through both ends and is held down by putty/cement looking material to bolster the warping and unevenness. The windows aren’t sealed and don’t open/clothes properly. Despite multiple work orders, it is never fixed. I’m pretty sure they painted my tub and tiles to “update” it. My AC wasn’t working (on a day where temps were greater than 80) and the maintenance said they were 2 hours away and then 5 hours later never showed up until I had to call again. These aren’t luxury. The floors aren’t even. The gym is comical for the size of this complex. The PARKING… lol. I was told there are reserved spots but enough non reserved ($65 to reserve). About 80% of the parking spots are reservable with only about 30-40% of those spots actually reserved by tenants. Fend for yourself. No solutions if there are no open spaces. I’ve complained multiple times and they’re going to “fix it” but it’s just going to take so much time because they need corporate clearance and to do an inventory. No solutions provided in the interim other than me paying an extra $65 a month on rent when the rent here is already absurd.
I knew it wasn’t going to be great as I know it’s owned by a big corporation and those are always so poorly run and maintained. The leasing staff is genuinely so nice but they have no real power to make changes or help us out. I only moved here because it was closer to work and I liked the lake. I had also toured like 15 apartments at this point and I was exhausted. Great storage in the apartments though.
Also, valet trash won’t take boxes unless they’re tied together? And the mail room where you get packages is a cluster… terrible. It’s safe-ish. Sometimes there are unhoused people walking around due to it being by the train. The train is loud. You’ll be hearing that. The location is also like 10mins from every gentleman’s club in Dallas. So the area doesn’t really scream premium rent prices.
Anyways, overall, would NOT RECOMMEND. It’s not the worst place I’ve lived but it’s at the bottom. If you don’t have any issues I’m sure it’s nice. I’m sure they’ll come for me when I move out like most apartments do nowadays. Make sure you take pictures and document everything guys ◡̈.

I regret ever signing a lease at Olympus Las Colinas. From the very beginning, dealing with management has been a nightmare. They are consistently unresponsive and downright rude when I try to report issues. The worst part is their complete disregard for maintenance requests. My air conditioner was broken down before I moved in, which was in the middle of summer, and despite multiple calls, it took them weeks to fix it. Plumbing problems are constant, and management’s response is always delayed and half-hearted.
The noise levels are unbearable. The walls are so thin that I can hear everything my neighbors are doing, from their TV shows to conversations. It’s impossible to get any peace here. And to top it off, the common areas are filthy. Trash is often left out, and the hallways look like they haven’t been cleaned in years.
The so-called “luxury” amenities are a joke. The garage feels unsafe, and there are never enough parking spots. And don’t even get me started on how overpriced this place is. I’m paying premium rent for an experience that’s far from luxurious. I seriously regret ever moving here and would warn anyone considering this place to stay far away.
