I’ve lived at Oak Forest for the past two years in a 2 bed, 2 bath apartment, and I can confidently say I highly recommend it! (I don’t leave many Google reviews.)
It’s a great price for the quality, with excellent maintenance, amazing staff, and a welcoming community.
When we first moved in, we had a bug issue due to being in one of the older units. We noted it on our inspection sheet and followed up in person. After just one visit, the team took immediate action. They worked with us every step of the way to resolve it. When it couldn’t be fully fixed at that time, they didn’t hesitate to transfer us to a new unit right away.
That was a year and a half ago, and today I just renewed my lease because I truly love the new apartment and how well we were taken care of. They now have regular pest control, and I haven’t seen or heard of a single bug since. I even recommended Oak Forest to my friends—and now they’re our neighbors!
Don’t let the negative reviews sway you. The staff here genuinely goes above and beyond. With so many tenants and buildings to manage, their level of care, dedication, and professionalism has truly blown me away.

My 1st apartment alone and it was just devastating.. Nothing worked in the apartment. Everything was falling apart. No communication from the office team at all besides being met with rude arguments over petty things.
-I was almost charged for trash that was at my neighbors door. This trash was next to there door across the isle and they put a note on my door saying I need to clear the trash.
-the microwave turned off every other week, the dishwasher was growing mold and not working at all, the garbage disposal wouldn’t work even if I was careful with it, always had a strong odor that made me sick even when I cleaned it out
-the apartment was literally falling apart. Everything would break so easily
-neighbors fed the stray cats NEXT TO THE CARS so they were getting in my car
-neighbors fed the squirrels and left all the nuts and trash at the stairs
-neighbors had kitty litter all along the stairs full if cat poop and no one would ever clean it
-neighbors would call the cops on every little thing
-they would knock on my door and threaten me while I was home alone (never while my bf was there) as a women I was scared
-weirdo chased me around the complex (complete stranger) it was a 6ft man chasing me and I’m a 5ft 20 year old who looks like a teenager
-the neighbors would harass me and knock on my door all hours of the night
-I complained several times about people driving to fast. I was almost hit and I had my 5 year old niece with me. No one cared no action was taken
Just don’t move here. It was not worth it. I was told I won’t have to pay for damages that are not my fault and I did have to pay for things that I had no control over since everything in that apartment was made out of cardboard

Before the ownership change, I was a little happier. After the ownership change, it was clear they were doing touchups to increase the rent. The buildings are pretty old.
The communication is not good as it is a mix of constant turnover and trying to implement AI. The only time they have ever called me back or contacted me is when they are looking for money, which I have either already given them or is not part of my leasing agreement, as far as I understand. They are still hounding me with calls, which is ironic, because when I needed them, they would never answer the phone or return my calls.
I think they could be headed in the right direction, but I personally didn't enjoy my experience here and would recommend moving to another place in a different location for a little more money.
I am MUCH happier at my new place where they communicate well, have nicer amenities, and don't try to nickel and dime you with consistent fines (or threats of fines) and consistent raising prices every renewal.
I'd give 1-star but their maintenance team was always on point and took care of issues quickly. Which there were a lot of maintenance issues as they are older buildings

Elita (their AI) is trying to say I owe them roughly $1,400. I turned in my keys to my mailbox (which had been broken for months) and then they locked me out of my apartment and fixed the mailbox. They should owe me a bulk of my deposit and they are trying to say I owe them. I got a return message saying they are escalating my concerns but this is a microcosm of everything I mentioned before about miscommunication and only caring about the bottom line. I keep getting emails saying their are implementing fines for trash stuff.

I have still not heard a word from them regarding getting my deposit back. I only hear from them if it's regarding them getting money from me. Updating this review to 1 star for now

The office staff is courteous and efficient, even during busy times—they manage to assist everyone promptly without turning anyone away. I had the pleasure of working with Kaylee, and she truly made my experience exceptional. Her upbeat and genuine personality stood out, and she was incredibly helpful throughout the entire process. I only gave this property a one star rating because you cannot put negative. I'm very disappointed in this entire experience.
My family and I are relocating back to the area from out of town and we had selected this property, because I had always wanted to live there from way back when I was in high school. The lady that gave us the tours was fantastic and we thought she was great to work with.
I explained that our income situation was not going to be there what it is now where my income was coming with me but not my husband's. They insisted that I had to put in his income in even though it would was no longer going to be valid here in a few weeks.
Moving is stressful enough, and this company just added to our already full stressful plate. They called me and said that we were approved but could no longer have the apartment we wanted on the 1st floor because of our income but could have the same floor plan for the same price on the 3rd floor.
I once again explained to the lady on the phone that would not work for us, because of our daughter being very hyperactive. Plus, we would have a very hard time getting things all the way up there and we did not want to upset our new neighbors.
We tried to be very upfront and honest from the beginning, and she did not seem to care. Natalie said she would call me back the next day because she would look to try to find us another apartment that could work for us. Never called back.
So, I then sent a text all the numbers they had contacted me from saying that I guess we were not going to be able to move forward seems how I did not receive a call back. Then the next day I called again to get the status or to at least make sure that things were not moving forward considering I also received a text from someone with Spectrum ready to get our internet set up in our new apartment.
I was told that I was just talked about in a team meeting that morning and the representative was at lunch but they would have her call me back when she got back. Once again no call. Instead I received a denial email stating that my income could not be verified when I know that cannot be it, because I sent in PDFs for both my husband and I as they requested. I even sent them a link to my payroll company that they could also use to verify my income, but was told that they didn't really care about that because they just needed the stubs in a PDF format to scan them to ensure that they were real stubs.
Then even on top of it we paid $75 + $7.95 for each application fee, $175 + $7.95 for the administrative fee, and even $60 in fees to register our pets with Pet Screening that was sent in an email stating that it was a requirement to complete or could result in denial of our application which not all of these were disclosed to us up front. So we spent over $400 that is non-refundable for them to not listen to any of our concerns or anything for them to just say we were denied basically because we did not want to live on the 3rd floor. They never gave us any alternatives or anything. Instead seemed to just write us off and not want to bother taking the time to help for anything.
One would think that apartment communities that say how much they have a wonderful community to offer people would appreciate our honesty and forthcoming about our current situation instead of leaving people feel screwed over in the end. You would think that they would want good tenants living there seems how we have been at our current place for 7 years and have never had an issue. We are just trying to be closer to family is why we are relocating.
Don't waste your time and money. If you feel like you've already checked everywhere, keep checking, because this is not the place.
