I’ve been living here for almost a year and while there are things I like, there are also some serious concerns that future tenants should be aware of. On the positive side, the location is fantastic, close to downtown and the Stockyards. Also the units themselves are nice that was a big reason we chose to live here. Unfortunately, my experience has been overshadowed by ongoing issues. Most recently, my rent was raised by over $200 about a 14% increase with no clear justification beyond "market conditions." And this response came from the regional manager. There haven’t been any upgrades to my unit or improvements to the property to support such a steep increase if anything conditions have gotten worse. Security is a major issue. There’s a recurring problem with homeless individuals trespassing. I’ve seen car windows smashed, and my own vehicle was broken into. I tried contacting the office about it but never received a response. Luckily nothing of major value was stolen or damaged so I let it go. In general, it can be very difficult to get a hold of the office. What’s even more frustrating is that in responses to previous reviews, management has dismissed the homeless issue as something they “can’t do anything about,” which feels like a way to avoid taking accountability for residents’ safety and property. Many of the amenities either don’t work or are poorly maintained. Several gates are broken, and there’s a persistent issue with dog waste not being cleaned up. The constant leaks around the building haven’t been fixed. There’s usually strong smell of urine near the exits its more of an issue during the summer. We also pay $40/month for a valet trash service, there are times when it just isn’t picked up. Also residents leave trash out even when its not trash pickup leaving an odor in the hallways. The location and my actual unit are great and we really do want to renew, if we were given an actual reason as to why our rent is going up so much we wouldn’t even have an issue with it but the fact the property isn’t kept up with and they cant guarantee your safety on the property is a huge concern.

Happy to have have finally left this place. It has gone downhill drastically since the original management company in 2019. The pool used to be the shining star of this property, now it’s just a wasteland of parties, broken amenities and full trash cans. maintenance has a hard time keeping it up. Half the time the pool is closed or too green and murky to swim in. Parcel lockers are not utilized by delivery service so your packages just sit on the floor inviting any thief to take them. Valet trash has increased dramatically without an opt out. Half the time your trash isn’t picked up anyway. Good luck getting a hold of anyone on the management office…There are way better places to live in FW.

Lots of better places to live! If you’re looking for a place where your packages disappear faster than your car in an “unauthorized” parking spot, this is the place for you!
Somehow, management can have a tow truck here in minutes, but when it comes to stolen packages? Crickets. They don’t utilize the secure lockers, no real concern—just an open invitation for porch pirates to do their thing.
Maybe if FedEx started towing, I’d actually receive my deliveries. Until then, if you live here, just assume Amazon is a donation service!

I'm not a resident, but im familiar with the horrible business practices of other apartments in the area and given the amount of negative reviews about parking, maintenance, homeless, lack of security, and the old cherry on top a predatory towing company. I think I'll listen to those reviews and take my rent money to a safer, more friendly, and better staffed apartment around the city.

Less than two hours visiting a friend and our vehicle was towed at 9pm with plenty of open spots. Signs in the area are few and far between to indicate that an area is not for visitors to park in. You would think with a community being gated they would assume most people have a REASON to be parked in their lot. It would be one thing taking an assigned space or being there for days, but two hours when 30% of the lot is available??? Incredibly unnecessary and predatory behavior.
