**Gross Negligence, Uninhabitable Conditions, and a Leadership Crisis**
We signed our lease more than two months prior to our scheduled move-in date, expecting the apartment to be delivered in a clean, safe, and habitable condition—a basic legal and ethical obligation of any reputable property management company. What we received instead was a unit in such a degraded and unsanitary condition that it raises serious concerns about both operational oversight and tenant safety.
Upon move-in, we discovered:
• Feces, saliva, and urine stains in the toilets and bathrooms
• Extensive mold growth in the showers and around bathroom surfaces
• A cockroach infestation, with insects actively emerging from the refrigerator, oven, and dishwasher
• Cabinets infested with larva
• Air filters that were black with buildup, clearly not replaced in years, despite being told they had been recently serviced
• A backyard overtaken by knee-high weeds
• A general interior condition suggesting the unit was previously occupied by hoarders, with embedded filth and a persistent odor throughout
Despite the severity of these findings, Mary, the property manager, was completely unresponsive to multiple outreach attempts—until we left a negative public review. Only then did we receive a phone call, not to apologize or take ownership, but to offer defensive explanations. Mary has made clear efforts to distance herself from the responsibilities that fall directly under her role, despite being the appointed representative of this property.
My wife and I are now on our third full day of taking time off work to repair and clean this apartment ourselves, as the condition it was delivered in remains unlivable. Two separate professional cleanings have already taken place, yet the extent of Mary’s gross neglect has left the unit in such disrepair that we are forced to do what management clearly has no intention of doing: make it barely livable. The personal cost to us—financially, physically, and emotionally—has been significant and entirely unnecessary.
One of the only reliable points of contact during this process has been the maintenance technician, John, who has responded promptly to the issues within his control. While his efforts are appreciated, he should not be the one bearing the weight of failures rooted in management’s inaction.
To Avenue 5 Residential: the ongoing pattern of one-star reviews referencing Mary by name is not coincidental. Though she claims to be relocating “to be closer to home,” it appears to be yet another instance of avoiding the consequences of failed leadership. If she is allowed to continue in a management role, it is only a matter of time before her lack of oversight results in further liability—for both tenants and your organization.
We have documented and included extensive photographs of our findings to ensure there is a record of the conditions we were subjected to.
Future residents: proceed with caution. The unit we were permitted to move into was not only unsanitary, it was dangerous to health and wellbeing. This was not a mistake. It was willful negligence, and no tenant should be subjected to such conditions.

The manager, Mary and her Assistant Manager, Brittany are wonderful!! They are both very friendly and helpful and are responsive to my questions. The grounds are meticulously kept and the pool and gym are well maintained. Due to Mary's management, I no longer am looking to buy a home or land to build. I can't think of a nicer place to live!
P.S. This is a very dog-friendly place. Walking my dog is a great way to catch up with my neighbors.
