UPDATED REVIEW: This complex has repeatedly violated basic tenant rights and failed to provide a safe, habitable living environment. I’ve experienced ongoing disturbances, including loud courtyard speakers left on overnight, parties in the pool area after posted hours, broken security gates, marijuana smoke infiltrating my unit from shared spaces, and unsanitary conditions throughout the property due to uncleaned pet waste. Despite written requests, I was not provided a copy of my lease agreement within the required 3 business days; a direct violation of Texas Property Code § 92.024, which limits enforcement of any lease terms until the lease is provided. Meanwhile, I’ve been told I must pay by money order (a day before rent is due), but without access to my lease, there’s no legal basis to enforce that. Under Texas Property Code § 92.056, landlords are required to address conditions that materially affect the health or safety of tenants. That has not happened here. The possibility of mold after a leak in my unit went unaddressed. The noise, sanitation issues, and security failures have made my home unlivable, forcing me to sleep on an air mattress in my kitchen or stay elsewhere just to feel safe. These conditions clearly violate the implied warranty of habitability and my right to quiet enjoyment of the premises. I’ve done everything a tenant is supposed to do; submitted formal notices, spoke directly with management, and filed official complaints. Still, nothing has been resolved. I went in person to the leasing office and new management said “we’ll get back to you at a later date” when addressing my concerns. This property does not meet the standards it advertises and is not a safe or professionally managed community 05/1/2025 review: Don’t waste your money here. If I could give zero stars, I would. This apartment complex has been one of the worst experiences I’ve ever had and for the rent they charge, it’s honestly ridiculous. The “security” gates are constantly broken, leaving the property wide open and completely unsecured for long periods of time. There’s been no urgency from management to fix them, and it makes the whole “gated community” claim feel like a lie. On top of that, there was a SHOOTING on the property… and management thought sending out a casual, nonchalant message with little to no information was somehow acceptable. No follow-up, no safety improvements, no sense of urgency or care for the people living here. What makes it even worse is that I had previously voiced concerns about safety, including the broken gates, and was told they would “keep me updated.” They never did and then this happened. It’s clear that resident safety is not a priority here. The maintenance of the complex is a joke. The grounds are dirty, things stay broken, and requests are ignored. Trying to get in touch with the office is another nightmare… they take forever to respond to emails, if they respond at all. I’ve also had a noise complaint for nearly a year about a loud radio right outside my bedroom window. I’ve asked multiple times for it to be turned off at night, but it’s constantly left on, keeping me up and affecting my sleep and overall well-being. It’s incredibly frustrating to deal with night after night. Don’t be fooled by the way this place looks online. The reality is a poorly run, unsafe, and overpriced mess. Spend your money somewhere that actually values its residents.

***UPDATE, JULY 2025*** I've had to call the police on other tenants 3 times in 1 year of living here. Absolute nightmare living situation. This building is the hood. Do not move here. I am serious: DO NOT MOVE HERE. Elevators are broken again, and I'm supposed to move out next week. I live on the top floor so I'm not sure how I'm supposed to move out without any working elevators. Living here has truly been the worst experience of my life. Previous review: Please do not live here. I was fooled into moving here because it looked amazing online. Living here gets progressively worse every single day. This is the dirtiest building I've ever lived in: dog piss in the elevator, sticky stuff all over the hallway floors, trash left in the hallway for days, litter everywhere, etc. Does anyone even clean this place? It's disgusting. Trash is left in the stairwells for months on end. Neighbors are something out of a nightmare: weed smells 24/7, screaming at 2:00AM, no sense of being respectful of others, etc. If you're looking to re-live your college dorm experience, this is the place to do it! I think people in my dorm room were not as loud or obnoxious as these people. I am counting down the days to get out of this place. They will lock you into a 13-month lease and there is no escape. Do not move here. They will charge you hidden fees. People are lurking around the building who don't live here because there is no security at all. This place is owned by a giant investor group who does not care about anything but pure profit. You would think if you're paying $2,000 - $3,000 per month you'd get a decent place to live. Nope. Not here. You would think that grown adults would be decent enough not to litter everywhere, but they do here. This place is supposedly "luxury" apartments, but I'm too embarrassed to bring my family over here with how dirty the building is. Also, my AC unit was majorly broken and they "fixed" it. Months later, during a rainy day, rain leaked through the air vent and soaked my apartment. It rained in my own apartment! The building is flimsy, and barely walking around your unit (as a small girl) shakes the floors. You can hear people closing their front doors from down the hall. There is no insulation. This building is FAKE nice. I am done. I'd rather live in my car then continue to give these people any more of my money. They should charge $500 for rent considering the low quality of everything. SOS. Save yourself! Don't move here...nightmare.
