REWRITE. THEY SAID TO CALL SO THEY CAN MITIGATE. THEY FINALLY ANSWER THE PHONE, SAY THEY WILL CALL BACK AND NEVER DO. I work from home, so I’ve been sitting here all day listening to the most obnoxious music from the construction workers. Oh ya, pool is still being worked on mid-June, so much for that amenity fee huh. Putting my previous review under this. Please read. They do not care, it’s dangerous, and it’s SO LOUD! By law the complex is required to provide a covenant of quiet enjoyment, and if they cannot they must mitigate. While they have the right to perform construction without an addendum, they must offer a unit swap or a rent concession based on breach of habitability. I’m SO glad it’s my last week here, or I’d take action to terminate.
It’s pretty, BUT DON’T DO IT! Dangerous area and dirty. Let’s start from the beginning. We tour with Miguel. We ask if there is ANY DIFFERENCE in pricing based on lease term. He assured us multiple times “there’s no difference at all.” False. I have paid an additional $75 a month because it was a “short term lease” (8 months). When I contacted the property manager, she said there was nothing she could do. Somewhat understandable, but you shouldn’t give out info that may not be true. Homeless people are EVERYWHERE!! You are right next to the train station, so I do not feel safe walking after 8. Ask to see the location of the EXACT unit before you apply. The walk from the garage to most units is SO FAR. Lots of us have carts for groceries because of the distance. Now that we’ve discussed safety and false advertisement, let’s move on; NOISE! My neighbor has been the bane of my existence since move in. From the hours of 5-10pm every day, you would assume a construction convention were happening in the unit above mine. After sending 10+ complaints, the leasing agents (Miguel AND the other guy), both, suggested using “earplugs or white noise”…. EXCUSE ME?!?! TO BE COMFORTABLE IN MY OWN HOME?!?!?! After bringing it to the managers attention, she set a call with her, the neighbor, and myself. The neighbor said to text her if they are too loud. DO WE THINK THAT FIXED IT?? No. It did not. After months of having a dog part held together by caution tape, they are finally fixing it. Yay? The pool has been closed on and off for the past few weeks(attaching photo). What do I pay an amenity fee for? The elevator is gross. There’s always overflowing trash. I’ve found homeless people sleeping in the stairwells. Parking seems to be getting worse. So expensive, but for what? I can’t think of one positive thing about living here, besides there being a cute backsplash and big closet.

Avoid Living Here – Serious Issues with Management, Cleanliness, and Safety
Living at Archer Medical Apartments in Dallas has been one of the worst rental experiences I’ve ever had. This property suffers from severe maintenance, cleanliness, and management issues that make it an unhealthy and frustrating place to live.
To start, the garbage situation is a disaster. The trash room is constantly overflowing, with garbage stacked to the ceiling. The smell is horrific, and the area is infested with flies and bugs. Homeless individuals are frequently seen digging through the bins, raising major hygiene and safety concerns.
A serious rat problem has also become apparent. You can actually hear rats scratching and moving inside the walls. It’s disturbing, unsanitary, and clearly being neglected by management.
Parking is another major issue. There are not enough spaces for residents, and you’re often forced to park on the roof. Despite being a tenant with your car properly registered in their system, their towing company will still tow your vehicle. It’s a predatory and unfair system that punishes residents for the building's own shortcomings.
Noise is a constant issue as the walls are paper-thin. You can hear your neighbors’ TVs, conversations, and more as if they're in your own apartment. Don’t expect any privacy or peace.
Lastly, the management team is completely unprofessional and rude. They are dismissive of tenant concerns, rarely follow up, and show little to no accountability. Communication is poor, and issues go unresolved for weeks—if addressed at all.
For the price you're paying, Archer Medical fails to deliver even the most basic standards of livability. Between the pest problems, parking nightmare, noise, and awful management, I would strongly advise anyone considering moving here to avoid at all cost, you will thank me later

move-in experience: They offered $1000 discount for moving in but 2 days later when we came in they said it was only valid for 24 hours which sucks. The only discount I got was a waiver of administration fee because I work at UTSW.
living experience: Had a few issues but in general okay. People never pick up the dog poops in the yard; neighbors having late night party; loud music at midnight; grill always out of gas; weeds smells were common too. However the service response was always easy and quick, and they host lots of events to connect with people in this apartment.
move-out experience: lived here for 17 months for work. IT WAS TERRIBLE. The lease term for early termination is the worst I have even seen. You need 60 days of notice plus paying 2 month rent as early termination fee. AND IT WAS NONNEGOTIABLE even though I had to move out for personal medical issues. I paid extra $5000 in total. Even after I moved out I still have to pay for trash, renter insurance and everything and they tried nothing to rent it out during the 60 days. I tried my best to clean the apartment yet they still charged me over $100 for some stains in the bathroom and the fridge.
