I moved into this property expecting a brand new unit with brand new appliances, as advertised. Instead, I walked into a space that showed complete negligence and zero quality control.
On move-in day, I found:
- Refrigerator smelling bad with two broken shelves and flies and gnats.
- Master bathroom toilet seat completely broken
- Secondary bathroom with hair and fecal residue in the toilet
- Dirty, scratched floors throughout
- Chipped doors and stained baseboards
- Wall damage in multiple areas
- Kitchen cabinets scratched and stained
- Stove dirty and scratched, oven filthy inside and out
- Washer and dryer in disgusting, unsanitary condition (stains, residue, lint buildup, rust and mold) and clearly not new
- Candle wax stains in the bedroom, nasty stains on multiple fixtures
I documented every single issue with photos immediately. Management acknowledged the condition was unacceptable, sent maintenance to patch some things, and promised a cleaning. However, they refused to replace the washer and dryer despite their unusable condition and the fact they were marketed as new.
This is not minor oversight; this is a complete failure to inspect, clean, or meet the standards they advertise. This building may be new, but my unit was handed over in a state that no tenant should ever accept. Be prepared for a move-in experience that doesn’t match the sales pitch.
UPDATE: Management publicly responded saying they “made things right” and “granted a concession.” In reality, they refused to replace the rusty, moldy washer and dryer which is a clear health hazard and instead offered $250 or a unit switch. I agreed to view the other unit and emailed back the same day (Friday) I followed up Monday. It is now Tuesday, and I still haven’t heard back.
Yes, maintenance came out and fixed a few small things but these were issues that should never have existed in a so-called *brand new* unit. The initial condition was filthy, damaged, unsanitary. They claim a professional cleaning was done, but anyone walking in would see that is simply not true.
and THE WATER QUALITY IS SO BAD! It smells like rotten eggs every time the tap is turned on making it unpleasant and questionable to use for anything.
If you are considering moving here, be prepared for promises that don’t match reality, slow or no follow-up from management, and the possibility of being stuck with unsafe appliances, foul-smelling water, and conditions no one should have to live with.

I lived in 5 different apartment complexes in Austin and I need to say that The Merle on Howard is standing out, by far! What I love the most is management team. MaKayla is best of the best and Mike is as good! They are always helpful, truly, they care! Amenities are new and amazing, modern, Gym is so spacious, pool is huge and don't get me started on the courts we have: basketball and pickle-ball courts are fantastic! Other thing I love is community chat! I have been missing to find the place that allows people to communicate. We share and care here. I don't know what else I can ask, this place is really great, fuss free and everyone is super friendly, oh and I forgot to add that dog park here has a pool too! how cool is that! I am so glad I found this place, come join us if you are looking for relaxing place, I think they are still doing 2 months free deal, could it be any better? :D

Only gave 4 stars because I don’t live here (at least not yet). But I had toured this place about two weeks ago helping my girlfriend look for an apartment.
I had to come back and write this review because of how good Summer was at giving us a tour. Super professional and by far the best tour I’ve had of any apartment since moving to Austin last year.
She answered most of our questions before we even asked. The fact that she knew the smallest details like the internet speeds, down to the units that get the sunrise or sunset just shows her professionalism and dedication. It is clear Summer cares and is proud of showing off this apartment complex which helps a lot in gaining trust in living here.
My own lease doesn’t end for another couple months but I will definitely have this place in my top 2 when deciding where to move. Honestly don’t even think I need to tour any other properties because of how well she did. But any others who decide to tour this place I definitely recommend touring with Summer!

I’ve been living at The Merle since January 2025, and I can confidently say it’s been my best apartment experience in my 7 years of living in Austin.
Before moving in, we had a few special requests, and Makayla went above and beyond to provide all the extra information we needed. She patiently helped us find the perfect apartment that met our needs and requirements—she’s kind, professional, and truly helpful!
Our move-in experience was mostly great, though we did run into a major issue after our first night (right during an extremely cold weekend). With the bad weather and a short-staffed maintenance team, help wasn’t immediate, and there was some frustration. But the front office and maintenance team worked hard to get us taken care of as quickly as possible. Every community has issues—it’s how they handle them that matters, and the Merle team handles them exceptionally well!
Special shoutout to Community Manager Mike Jones—fantastic guy, super responsive, and even made a personal visit to our apartment to ensure we were comfortable. Who does that these days?
Kudos to the maintenance team too—now that the team is fully staffed, they usually respond to any request within 24 hours and always with professionalism!
Summer and Brandon are hands-down two of the friendliest and nicest leasing agents in all of Austin!
The amenities are great—the dog park is amazing, the pickleball and basketball courts are fantastic (bonus: we even play cricket on the basketball court sometimes!).
For a new community, the walls are surprisingly not as thin as you’d expect—you can hear neighbors only if they’re really loud. Yes, there are a few bugs—but that’s expected with a yard apartment in Texas.
All in all, this community has exceeded my expectations in every way. I 1000% recommend moving here!

I'm a new resident of The Merle. I have been living here for just one week but am already absolutely enchanted by the place! I'm the first tenant of my particular apartment and the very minor things that come with a new home were all resolved within one day each. Safety is very important to me and there are excellent safety measures for entry onto the property and for deliveries.
And perhaps most importantly, the staff are truly lovely people, with Summer, MaKayla and Brandon in partiuclar, making living here so special!
