Only reason I am giving two stars is the onsite maintenance man Rob is great. Otherwise a very poorly run centralized lackluster organization, with poor communication. I am having an ongoing drainage issue on the side yard of the house. It is constantly flooded from the slightest bit of water, in addition to that the lawn maintenance company has driven the tractors through the area rutting up the problem area. Now that is leading to an additional issue with the HOA (laughable) that patrols the neighborhood to send out violations for trash cans on the side of the house. The response I have received from "upper management" is they strongly suggest I find a way to put the cans in my garage. There is no room in my two car garage as I have two cars parked in my garage with nothing else able to fit. This continues to be an ongoing issue that management has washed their hands of, instead of correcting the issue correctly that has been known about for months and only had band aids thrown at it. If anyone is doubting this, I will be happy to provide photos, and email chains.

The management company has them managing several properties at once, so they are understandably busy. I hope they are at least getting paid enough to deal with multiple properties. It's difficult to get an email back, & I was never able to get in touch by calling the office, only call backs. This communication barrier cost us the home that we were originally wanting to lease. However, they kindly adjusted a move in date for the current home we are in to better suit our moving needs, upheld concessions & credited our app & admin fees back & we do really appreciate that. I picked up my keys, 10/01/24, & the house was in awful condition. It looks nothing like the house I toured in August, even though it is the same floor plan. There was paint on every surface, on the floors, on the granite countertops, splattered on the walls, the floors are scuffed, dented and stained, the baseboards are dirty & messily painted, there was no hot water, the water pressure in the kitchen sink was non-existent on the hot setting, the shower heads leaked, there were no built in closet shelves, or blinds on the back door like the home that was toured, the front door didn’t lock properly, they advertise a smart package (thermostat, locks, etc.) that you have to pay additionally for, but then give me a thermostat that is probably older than I am, there was plastic debris scattered all across the back yard, random junk left on the left outside area of our home, & the fridge leans forward. I digress. I emailed them 10/1 & 10/2 with these concerns, & Angela (new manager) called and let me voice my concerns, & said maintenance could come next week (7th or 8th at the earliest) to fix some things, & I had to ask if they would see if they could get cleaners in this week to clean & get the paint off the floors. Because among all the other concerns, the house was dirty. The kitchen pantry shelves were gross & stained, debris on the floors, extremely dusty, had some spiders chilling around, cabinets throughout the home were dirty and/or discolored. They did get some cleaners in on 10/4 but the house was still not fully clean. They did remove some paint off the floors and then seemingly swiffered w/ some fabuloso and called it a day. They also sent maintenance by on the 4th, Joshua, who fixed our water issues, locks and connected the dryer.
I will happily adjust and/or even take down this review once I see that these issues are addressed. Advertising as luxury and charging for luxury to receive this is insane. This has truly been a letdown and major inconvenience, especially after seeing how nice the toured home was and all these other amazing reviews. I've worked in property management and have been as understanding and professional as possible, but this is ridiculous. So, I will update this review once my home is :)
ETA 10/15/24: one week since they said maintenance would be by and no one has come or contacted me. I also asked for pest control to come by as we had a black widow living on our front porch but no reply or sign of pest control, so we had to buy bug killer and take care of it ourselves. They still haven't removed the trash items off the side of our house and then they charged me a $195 late fee even though I paid everything in full on 9/30 and have proof of that.
ETA 10/17/24: Maintenance came by on the 16th, fixed several things, and ordered some stuff to fix a few other things, and removed the items that were left outside. They are also going to get some people to evaluate the damage to the floors to see if it can be replaced. Angela also credited the late fee back to our account. We found out that they used a new company to get the house ready for move-in, and they obviously did a terrible job and won’t be using them again. I think all of this should have been addressed prior to us picking up the keys, it seems like they tried to pull one over on us. But Angela, Rob and Joshua have done a great job at communicating with us and working to get our house up to standard. Fingers crossed we’re able to get everything corrected soon.

Lived in Amber Pines at Fosters Ridge for 2 years. It was a good experience for our family. We made good friends and our neighbors were very friendly. Good chance to live in a community with single family homes. The administration was very prompt to fix issues with our house, very well maintained. Left the community to relocate to Fort Worth TX.

Pricing is high but reasonable if you have more than one income. Houses are nice enough, but the appliances are awful. Maintenance was usually very good about responding to requests but also was very busy with lots of tasks so would occasionally forget. Leasing staff was very difficult to get in touch with and slow to respond with any concerns or issues. Otherwise, the neighborhood was quiet and fairly peaceful and in close range to stores and restaurants and great walking trails.
