Pay attention to prior reviews and notice that the majority are about people touring or having just moved in - they have NOT experienced living in the complex yet so how accurate or real of a reflection of the complex can that be?
We've personally had 3 serious incidents in this complex including the gas leak from the stove in just the 1 year of living here, as well as: (2) after 6 months moved into a different unit, the assistant manager called before their 6pm close time to say she had emailed (on the same day) a statement that needed to be paid immediately or she could lock me out of the unit (3) getting stuck in the basement mailroom floor (they generally don’t show in tours), as elevators were not working, cellular service is spotty there and where I got any bars to call, no one picked up the reception phone - so I had to search all the doors until I found one that led to a staircase outside. Disappointing that there was no preparedness from management such as sharing a site map or providing a plan to tenants in case an issue occurs.
I wonder if the owner is aware of how ZRS management is managing. Whoever you may be, you have a beautiful property and people who rent generally are aware that there are in-built aspects to a building that need to be tolerated but it's unsettling when the staff is insensitive and unprepared such as has been to many occurrences in the complex. I’d say to watch the retention rates of your tenants; many who moved in broke their lease within a short number of months because of the management on site. I tenants can give certain leeway and understand that a new complex can take some time to figure out and have operational plans run smoothly or as expected - but I think everyone, including yourself would only take so much.
See below other issues under ZRS Management:
- There’s not much security (24hr concierge but they just look at a few screens), no cameras around the garage or door entry/exits so there’ve been instances of random people getting into the building
- Elevators are down frequently/weekly
- There isn’t good sound proofing to the walls or windows
- Windows are sealed - they do not open
- Insulation is not great, although they emphasize the commercial rates for electricity/energy costs
- Overhead water pipe explosions or unresolved HVAC issues for months and management is very slow to respond
- Maintenance directives themselves will take weeks; for one neighbor they stated need to work on a vent but had the ceilings exposed and didn’t remove their equipment for weeks
- Amenities they announced since opening in April 2024 that have not come to realization or changed including shortened amenity hours, a restaurant that was supposed to open in summer 2024, a non-useful garden at the front of the complex, the business half of the building has not been occupied - as they may say that they reserve the right to make changes, then there’s no point in using these to appeal to customers
Should you be one who would not be in your unit often, or perhaps may be one of the lucky future few without any glitches to your unit - you may not be disturbed as much or you may very well have a different experience, and I hope it changes for the better before you move in. Under the current ZRS management, I do not recommend to those who intend the apartment to be their long-term home. Pay attention to the other reviews posted about unsatisfactory or uncompleted maintenance work.
ZRS is an experienced company and you would think they would have ironed out these types of physical monitoring, building, maintenance equipment, and management issues. OR at least that they would hire Managers with customer service skills reflective of the level/quality tenants would expect with the “luxury” and “exclusive” tag marketed for the property.
We can understand perhaps there may be limits to the resources available to some staff but it’s up to management to make it a fair experience as people get excited to live here and have expectations of the quality of habitat/care provided per the cost of living.

I wanted to love living here—the building is beautiful and my apartment itself is stunning. But unfortunately, the management makes this place not worth the high rent. I had concierge knock on my door to ask me to “keep the noise down”—the only noise was me speaking during a Zoom class for school. If simply talking in my own apartment is an issue, that raises serious concerns about noise insulation and privacy.
On top of that, I was told by ZRS that my service dog wasn’t allowed on the amenities floor—something that’s not only wrong, but a violation of my rights. The second I asked for that in writing, they quickly backtracked. It’s clear that without proper leadership and training in place, this place prioritizes appearances over proper treatment of its residents. Until management changes, I would not recommend living here.
