I lived in this apartment complex for 3 years in a row, so I feel I have a pretty good understanding of its quality. This place is managed by a team that actually cares about its tenants, I think that is the best place to start.
The folks at the office are exceptionally responsive. They rarely ever missed a phone call in 3 years. And they always had a positive attitude when I spoke with them. Maintenance requests were completed in a timely manner, very often on the same day. Even more impressive, I never had an emergency request (even at night) take long at all. They would have the issue solved that night. Likely because they stayed well staffed.
Next, I was shocked at the end of each year how little the rent increases would be. Compared to the area averages, or national averages, this place proved itself affordable for me for three years straight. It was a difficult decision to leave and I only did so out of familial necessity.
Also, I swear I never heard my neighbors on any side. I don’t really have an explanation for that one, but it was a nice bonus all the same.
Dog friendly as well, which was a huge plus for me. And when I fell on hard times they were understanding and flexible.
I enjoyed my time there. And it was the people who truly made it enjoyable. And I think that can sometimes be hard to find these days. It’s a good place to live, managed by kind and competent folks.

Been here for 3 years never had any problems with anything. Besides my 1st year i had a horrible down stairs neighbor in building 12. But maintenance was always great and never had a problem with paying rent online. July i paid rent online like always. It gets kicked back for no reason so i get a 50$ fee. Then they say its late. So they added on a 167$ late fee. So i paid it again unsure of what was going on. A week goes by and it gets kicked back again so they add on ANOTHER 50$ fee. So now im at 271$ in fees that's absolutely not my fault. So i get a check and pay the rent amount not the extra fees because that's absolutely ridiculous. They know im a single mother with no child support income. She took the rent payment as a " courtesy" yet she even stated in the email that this happened to several other tenants as well. So this month, August, i have my rent total ready to pay. She won't accept it because its not the full total with the extra 271$ of fees that they added for no reason. So now she wants me to bring in the rent and last fees all in one. So now she's going to add on ANOTHER late payment. So now they want me to pay an extra 440$ in fees for absolutely no reason.. That's 3 bills i can't pay now because they wont accept my rent check without the extra fees. So sad to see the complex treat tenants this way. Makes sense as to why none of the same office people are here from when i moved in 3 years ago. Not only have i asked for the owners information to speak with them about the matter but ill be reaching out to the BBB. This is not how i deserve to be treated after years of living here. Oh and when i asked for the owners contact information she threatened legal actions and said she could refuse payment all together.

Reported serious mold in AIR of Apartment - They RESLISTED it immediately without remediation or testing.
I genuinely enjoyed living here — until a serious mold issue revealed how this property handles health concerns and transparency.
After visible mold appeared in my unit for the 2nd time, I requested they solve the issue by bringing in a licensed inspection and asked for the inspector’s license number. I verified that license with the Texas Department of Licensing and Regulation and contacted the inspection company directly to understand what a proper inspection includes after the complex provided limited information.
According to the company, a standard mold inspection always includes:
1. A full visual walkthrough
2. Moisture readings of walls and surfaces
3. At least one lab-analyzed air or swab sample
4. A detailed report delivered within a few business days
The apartment complex told me none of those steps were done. No testing. No readings. No report. My interpretation of this means the complex either:
1. Lied to me about what happened
2. Is intentionally withholding the report
3. Or never followed through with a proper inspection at all
For privacy reasons, the hired mold company could not confirm with me if the inspection occurred because the apartment manager’s name was on the inspection appointment, not mine. So I changed my approach in that conversation to ask about what their standard inspections look like rather than the specifics to my unit’s inspection.
Despite multiple written requests, they refused to provide the inspection report. Eventually, they stopped replying to emails altogether — telling me over the phone that they didn’t want to put anything else in writing.
That alone raised serious red flags.
I conducted my own lab-grade mold testing on both air and surfaces. Results in a comprehensive analysis report showed multiple molds still present after their internal “cleaning” & inspection was conducted including, but not limited to:
1. Penicillium viridicatum (linked to ochratoxin A production, harmful to kidneys and liver)
2. Penicillium glaucum (produces respiratory-affecting mycotoxins)
3. Mucor (can cause lung/sinus infections, especially in vulnerable individuals)
4. Aspergillus niger (commonly associated with black mold-related health effects)
Management verbally explained the unit would be held for monitoring after I moved out — yet I confirmed 2 days before my lease ended that the exact unit was publicly listed for lease just 11 days after I returned the keys.
I documented everything thoroughly, including photos of mold test kits, all relevant emails, notes from conversations, and recordings of verbal discussions that management refused to have in writing. I also saved communications with the licensed mold company, who confirmed what proper testing procedures consist of when they conduct them.
If you’re considering living here, I strongly recommend getting everything in writing and doing your own research. The deeper I looked, the more contradictions I found. I advise against assuming verbal reassurances reflect what’s actually being done behind the scenes.

I am a new resident at Royal St. Moritz and what made me just gravitate to them more. It just felt like Home. I haven’t had a home in about two years so this just felt right and the person that I wanna give a shout out to Monica Guerrero she helped me from being to end and she also gives her honest the opinion and I loved that about her. The apartment are very quiet and clean except when it’s trash day but that’s understandable , i’ve been here like a month and a half and I think this is gonna be home for a few years. It’s just me and I am great with it. Thank you, Monica Guerrero and thank you Royal St.Moritz for making me feel welcomed.

This is the worst apartment complex on the face of the planet. They have dedicated to making sure that their customer service is so bad so that their tenets can continue to suffer. Their building is so old and disgusting that I wouldn’t want insects and stray animals living in this place.
Since I’ve moved in a year ago I’ve had continuous problems with my AC, dishwasher, kitchen sink, bugs inside the home, insects and lizards creeping outside my home everyday. The pest control here can’t do the one job they’re assigned to. The front office is so bad and communication it’s like they took a course on how not to communicate properly. Every time I called or contacted Erica, liz, or Monica, it’s like they make sure to put my work order at the bottom of the list or forget about it entirely.
I recently contacted Erika and informed her about the dishwasher and kitchen sink problem I’m facing and her response was “Yeah I see that you have a work order in”. Okay, and? She continues to say that theres a lot of work orders in right now and theres no estimated amount of time she can give me to when the problem will be attended to or fixed.
Whats even worse is that when youre moving out you have to give a 2 month notice, you cant just wait until your lease is done and then leave. When I gave my 2 month lease on May 28, Monica calls me a month in and says you have to give in your keys because we rented your apartment to someone else? What? You rended my apartment to someone else before my 2 month lease ends ? When I spoke to her about it she said “yeah we leased it out because you said you were having problems with your AC.” So because my AC was having problems you leased my apartment out to someone else before my 2 month lease ends ? What type of logic is that ? That makes absolutely no sense.
I have stories for days, but bottom line, spend an extra $200 and stay somewhere nice. The price maybe good but the headache and horrible customer service isn’t.

P.s: I moved out less than a month ago after a 12-13 month lease and it was easily the top 5 best decisions I ever made in my life. Below are some beautiful photos that were my views on a daily.
