There is no way this property is rated 4 stars lol this is just people who they know writing reviews. I actually live here. Living here has been a constant disappointment. The management is unreliable and, worse, shows clear racist behavior towards people of color in how they treat residents. They constantly switch management teams so thankfully the current management team will be out of here in a few months, so there’s no consistency or accountability. The property itself has serious issues: rodent problems that never get resolved, a garage that breaks down more often than it works, and an entry system that is far from secure. Amenities are not what they advertise — the pool is tiny, the gym is cramped and under-equipped, and nothing feels properly maintained. For the price, you would expect professionalism, safety, and decent living conditions, but instead you get stress and frustration. I do not recommend this place to anyone. They call it luxury leasing but there is nothing luxury about The Riley at all. I have videos of the management team literally locking the doors to ignore residents for hours just because they don’t want to do their jobs, I also have videos of mice/rats being in the hallways and in the pool area. A complete joke is what this place is. It doesn’t allow me to add videos here but I included pictures, one of the mouse/rat running in the pool area and the other is when residents were needing assistance and the manager locked her self in the office ignoring us all day. I have the videos if anyone wants them.

New management is neglectful
May 2025:
I’ve lived at The Riley Apartments for several months now, and the experience has been consistently disappointing. Over Memorial Day weekend, my A/C stopped working during a heat wave, and despite promptly submitting a maintenance request and calling the emergency line, the issue took five days to fully resolve. During that time, the indoor temperature reached 82°F, making the unit nearly uninhabitable. Even after I followed up multiple times and escalated to both the leasing office and corporate, no one responded to my request for a rent concession or utility reimbursement—despite clear negligence in maintenance and communication.
Beyond this incident, the overall upkeep of the community is severely lacking:
Landscaping is overrun with weeds taller than 3 feet.
Maintenance regularly closes out incomplete work orders.
Amenity areas often have broken for months or inaccessible equipment, yet we are still charged a $15/month amenity fee.
Common areas and basic services do not reflect the rent we’re paying.
If you’re considering moving here, be prepared for poor communication, delayed repairs, and paying for amenities you can’t fully use. I wouldn’t recommend The Riley to anyone who expects basic responsiveness or consistent upkeep from management.

The leasing manager, Lindsey has been incredibly accommodating and helpful, especially when it came to resolving a few issues I encountered during my move-in. She was quick to respond and ensured everything was taken care of promptly, making the transition into my new home smooth and stress-free.

I recently had a great experience with The Riley while touring apartments in the area. It was actually at the top of my list. Unfortunately, I ended up choosing another property due to availability in what I was looking for.
That said, out of all the places I toured, I was most impressed with the staff at The Riley. Michael was fantastic—he followed up with me consistently and kept me updated on availability. Of the 10+ properties I visited, he was the only one who was truly diligent and took the time to understand exactly what I needed. He also did a great job of informing me and setting clear expectations throughout the process.
I also had the chance to interact with other members of the team, and everyone I encountered was attentive and genuinely helpful to both residents and visitors. The property itself was clean and clearly well maintained.
Maybe the stars will align, and I’ll end up living here in the future! The Riley is definitely worth checking out. Best of luck to anyone apartment hunting!

I’ve lived here since April and I truly love the property. When I first learned there would be a new management company, I wasn’t sure what to expect, but Amanda, our property manager, has made the transition seamless and very positive.
In such a short time, she’s already done a lot to improve the community — from ensuring the garage gates and access doors are consistently working, to fixing the package lockers, and enhancing overall safety in the building. The property continues to stay clean and well-maintained, and maintenance requests are handled quickly and efficiently.
Overall, I’m very satisfied living here and appreciate the efforts being made to keep this a great place to call home.
