Realtor’s Warning: Why I Can’t Recommend The Oliver to Renters
As a licensed realtor, I typically help others find comfortable places to call home. That’s why I feel compelled to share our experience at The Oliver—because if I were advising a client, I’d want them to know what I know now.
We’ve only been living at The Oliver for a few months, and unfortunately, our experience so far has been troubling.
My wife’s car was stolen from the parking garage—something that could happen anywhere, yes—but we were told in writing that the garage gate would be actively monitored by security to discourage unauthorized entry. That did not happen. (See letter from management attached.)
We later found out that the security guard who was supposed to be stationed at the gate was actually inside, sitting at the front desk without any video surveillance, while the thieves drove off in my wife’s car. That failure in oversight is unacceptable. Streetlights Residential and ZRS Management should be ashamed of how this was handled. It’s beyond disappointing.
We were also told the rat infestation had been resolved. Yet just last week, while working out, I saw a rat the size of a rabbit running through the pool and common living area.
I don’t typically leave reviews—especially not negative ones—but I felt it was the right thing to do.

After touring about a dozen places in Dallas, The Oliver stood out for its luxurious units, top-tier amenities, and exceptional leasing experience. The finishes are high-end, the layouts are thoughtfully designed, and everything feels modern and well-maintained. Blaike, the leasing agent I worked with, was exceptional - she was knowledgeable, responsive, and extremely helpful throughout the entire process. She went above and beyond, even sending videos of different units and answering questions after hours. If living here is anything like the leasing experience, I’m confident it’ll be a five-star home.

We Regret Moving Into The Oliver – Security & Sanitation Concerns
While this building is beautiful on the surface, our experience has been overshadowed by repeated safety risks, health issues, and poor management responsiveness.
🚨 Security Concerns & Poor Communication
Our car was stolen from the garage on a night when management acknowledged the gate wasn’t working properly. They had assured residents that someone would be monitoring the area — that didn’t happen. That night, a neighbor reported seeing the guard sitting inside, away from the garage. After the theft, we were told to park the vehicle at a nearby property to avoid association with The Oliver. When asked to address the issue, the building denied any responsibility.
🐀 Rodent Infestation & Gnat Presence
We’ve encountered multiple rat sightings in and around the building. Management did not notify residents and offered alternate explanations for noises in the walls. We’ve also noticed an ongoing gnat issue—even in clean areas of the building and our very clean apartment—which we suspect could be linked to the rodent activity. We have photo documentation of these concerns below.
Additional Ongoing Issues:
-Fire alarms go off frequently, including a 4 a.m. incident that kept residents outside for hours
-Pipe bursts and water damage have displaced some neighbors
-Broken treadmills and gym equipment remain unfixed despite reports
-Wi-Fi in shared work areas is unreliable
-Stairwell latch locks do not function properly
🧍Mixed Experience With Staff
The main property manager, Megan, has been difficult to work with and unresponsive to serious concerns. We’ve also heard from staff that they feel mistreated working under her leadership. However, several staff members deserve recognition:
-Hugo and Casey in maintenance are prompt and helpful
-Benny and Ingrid at the front desk are friendly and welcoming
-Amy in leasing has been incredibly kind, informative, and supportive throughout
Bottom Line:
There are some wonderful people working here, and the space is beautiful. But chronic safety, maintenance, and communication problems have seriously affected our experience. We hope this helps others make an informed decision.

Beautiful brand-new property! The amenities are top-notch. The gym, pool, and common areas are clean and well-maintained. The units are modern, spacious, and feels like home. Floor-to-ceiling windows are absolutely stunning. The staff is friendly and very helpful, especially DeVaughn! He is the VERY BEST!
The location is perfect for an easy commute, with great access to Downtown Dallas, surrounding area and other parts of the city. Three new restaurants, a Starbucks, park area, and retail space are underway, as well!
Highly recommend The Oliver to anyone looking for a great place to live. It’s a cost effective way to be closed to Uptown, Knox District, and all it has to offer!

I recently toured The Oliver in Dallas, and I was really impressed with the potential of the community. The apartments are sleek and well-designed, and the area around it has a lot of room to grow—there’s definitely a lot of promise for the neighborhood. The location is perfect for an easy commute, with great access to downtown and other parts of the city. The leasing office was super helpful, answering all my questions and making the tour experience smooth. Overall, I can see The Oliver being a fantastic place to live, and I highly recommend checking it out!
