Overall excellent value for money, apartments are not new but well maintained. My AC unit was failing (still working but couldn't cool apartment below 80F), in less than 24H local team confirmed need to replace unit and day after, HVAC team replaces whole indoor unit (half day of work).
Thinks can break, but if they do the most important is a speed and quality of fix. This is on spot.

Gorgeous property in the heart of town in the West Village. Walking distance from trendy restaurants, shops and parks. Huge secured and gated parking is a big plus for only an extra $25. Updated apartments , clean air-conditioned hallways and the office staff are ready to help at the drop of a smile. Big plus , highly recommend taking a look 👌

The location is great, and the amenities are good.
But the amazon packages dumped in one of several locations because the driver either cant access the package room or there are not enough lockers. You're forced to sift through everyone's package to find your own.
Any delivery to hardly ever to the door and you cant buzz people in.
Garage door only opens via an app, and that can be hit and miss, it used to be automatic with a pass you had on your windshield.. but now its stopped and no clear answer of when it will be fixed, its been months now. service elevator being out of commission is a regular thing it seems.

I have lived at the Monterey for several years, and it has some issues. For at least a year, the gate to access the resident parking garage has been broken intermittently. It has been left open for periods of weeks at a time, so anyone has access to the garage. I know people who have experienced car break ins. It is repaired at the moment, but the toll tags to open the gate are not working. The elevators also have had issues. Besides being very slow, they also go out of service frequently.
Additionally, overall cleanliness and maintenance of the property is not good. The hallways and trash rooms are fairly dirty and there are sometimes messes from people not picking up after their dogs. Multiple times, trash cans in the parking garage have been overflowing for days, with flies swarming. Equipment in the fitness center has been out of commission for months. We pay $30 a month in a “lifestyle fee,” so I would expect better upkeep. I would prefer for these basic aspects to be kept up with than making renovations to the community room and leasing office, which have been done recently.
The maintenance and leasing office staff are usually very nice and helpful. Overall the location of the Monterey is good and individual units are nice, but the quality of the property is subpar, compared to what is charged.

Initially, I was apprehensive about the Monterey after reading some reviews and touring other more “glitzy” buildings. However, The Monterey has turned out to be the best apartment I’ve lived in and I just signed for another year. This review may sound overly positive but the staff has been amazing in creating a great community. Overall I highly recommend this apartment
Service 10/10:
The differentiating factor at this apartment is the customer service. Enough good things can’t be said about Jenna, Brea, Chassity, and the entire team. They actually get to know you and instead of hiding from problems continuously ask if there’s anything they can help with. The building maintenance team is in-house (not contracted out).  Any requests from my loose toilet seat, leaking air conditioner, dead lightbulb, was fixed the same day.
Amenities 8/10:
This was a huge factor in deciding on an apartment.This is one of the only buildings that has a year-round hot tub for colder winter days, an awesome resort pool, and a great gym (with peloton bikes – they pay the membership too). The building has constantly been upgrading common spaces since I’ve been here (new gym last summer, new hallway carpet last fall, changed paint scheme throughout the building, now renovating the courtyard). Additionally, everything is well maintained, there are always housekeepers cleaning the amenities. I’m hoping they can add some more pool chairs and maybe some hammocks in the courtyard.
Apartment 9/10:
The apartment Layouts are awesome, not the traditional rectangular box. Large balconies and separate tub/showers. You will find high-rise buildings, or apartments with newer finishes – but you won’t get this amount of space for your $$$.
Community 10/10:
I’ve met some of my best friends in Dallas in this building. Overall it’s a younger, but professional crowd 20-40y/o. The pools busy in the summer and people are friendly.
Parking 7/10:
At $25, Parking is the lowest in the West Village area. I’ve never had trouble finding a spot. Some neighbors have had cars broken into but I think this happens at any apartment complex. The building also has the most guest parking spots along the back which is a huge plus for visitors.
Fees 8/10:
Overall they are lower than most buildings. Wish we weren’t stuck with AT&T as the only provider for Internet -- they take advantage of this ($65-75). There's no mandatory monthly $30 Luxor package or $25 valet trash fee. They do charge a unique $25 monthly amenity fee.
Location 8/10:
In West Village, a new trendy area of uptown. Plenty of restaurants, bars, and even a trolley that takes you around. Really nice tennis courts are right across the street. Easy access to the highway. Initially I wanted to live on the Katy Trail — about four blocks away, but couldn't find a comparable building at this price.
