Since moving to Dallas in 2020, I’ve always admired The Kirby for its historic charm and unbeatable location. I toured the building twice in the past, but the poor reviews and lack of professionalism kept me from moving forward.
That changed in December when I learned The Kirby was under new management and had heard great things. I stopped by the same day and met Assistant Manager Christopher. He immediately set everything aside and gave me his full attention. He listened, gathered details, and showed me three different units, along with a full tour of the building. I left completely sold.
Christopher was not only professional but also incredibly personable. Later, I spoke with Monique, the General Manager, who was equally patient, kind, and professional.
I’ve been living here since January and couldn’t be happier. The maintenance team is fantastic and responsive. The residents are welcoming, and the sense of community is strong.
Huge shoutout to the management team—y’all are doing an amazing job!

I’ve had the absolute worst experience living at Kirby Management properties.
It’s been over two weeks since I reported that my water heater, oven, and dryer were not working, and nothing has been fixed.
I was told the parts would arrive in two days, but five days later, I went to the office and was told they wouldn’t be here until next week.
I’ve had to shower in a different unit, which is a huge hassle with a child.
My groceries went bad because I can’t cook at home.
I’ve had to spend extra money on laundry because the dryer is broken.
I was promised a $150 gift card to offset these issues, but I haven’t received it.
To make matters worse, I’m still expected to pay full rent despite these major inconveniences.
This is completely UNACCEPTABLE.
I’ve dealt with poor management before, but this experience has been beyond frustrating.
If you’re considering living here, think twice.
The lack of communication, broken promises, and failure to fix basic necessities make this place a nightmare for tenants. I wouldn’t wish this experience on anyone.
UPDATE 4/1/25
It’s now been 18 days since I reported multiple maintenance issues, and nothing has been fixed despite management marking the work as “completed.”
No hot water for over two weeks.
Stove/Oven is still not working, so I can’t cook at home.
Dryer is broken, and I’m spending extra money to get my laundry done.
What’s even more ridiculous is that I’m still expected to pay full rent while living without these essential services.
It’s unfair that I’ve had to go this long without basic necessities, yet management shows no urgency to resolve these problems.
To make things worse, one day after I reported these ongoing issues, a 5-star review praising management mysteriously appeared.
This feels like fraud and a blatant attempt to cover up the truth about how poorly this property is managed.
If you’re considering living here, think twice.
The lack of accountability and disregard for tenant concerns make this a terrible place to call home.

Christopher was incredible! So helpful and dealt with every little question in such a timely manner- if he didn’t answer the phone one of his coworkers helped me and or took the message. So kind and respectful and such a great tour! One of the few apartments I’ve toured where the pictures match reality if not even better in person. Only reason it’s not a 5 star is due to me not choosing the Kirby because of bad reviews and being nervous about not being able to break the lease. Regardless would consider leasing at a later time if conditions improve!

I’ve lived in this complex twice, and unfortunately, my second experience didn’t live up to the first. One of the biggest issues was the roach infestation. Although pest control came monthly, the problem was never fully addressed. I had to store all opened food in the refrigerator just to avoid contamination.
I moved in during the summer and missed out on one of the best amenities — the rooftop — because it was under repair for an extended period. Even after the flooring was finally completed, it took a while for outdoor furniture to be added, and the grills rarely had propane available, even after multiple requests.
Another major inconvenience was the rooftop elevator, which was constantly out of service. This made it impossible for my friend with mobility issues to enjoy the space with me.
Lastly, management often comes across as dismissive and condescending when concerns are brought up. Rather than listening to understand, the response feels defensive and unhelpful.
Overall, while the building has great potential, the ongoing maintenance issues and lack of responsive management made my second stay far less enjoyable.
My car was vandalized my first month; I was given the same parking spot as someone else. They were upset that I parked in their spot. My car was keyed, dish soaped with a not so nice note left on it.
Informed the office about it, NOTHING was done about it!!
