I am extremely disappointed with the management and maintenance at Icon at Ross Apartments. The garage door has been broken for months, forcing all residents to use a single exit. This has created a dangerous situation, and my vehicle was recently hit inside the garage as a result. The issues started right from the beginning. Shortly upon moving in, I discovered that my AC unit was broken. When maintenance finally addressed the problem, they entered my apartment for hours, making a ton of noise while I was trying to work from home. It was incredibly disruptive. The mail room and trash chute are absolutely filthy, with no signs of regular cleaning. The hallways smell awful because dogs pee everywhere, and the outside areas are littered with dog poop and swarmed with flies and trash. To make matters worse, people frequently sneak into the apartment complex and pool area, and management seems to have no effective solution. It’s clear that they do not prioritize the safety or cleanliness of this property. I would strongly advise looking elsewhere for a place to live. This place is not worth the money or the stress.

I’ve never written a review and was going to wait to make this one until I moved out, but It looks like some fake positive reviews have recently been added and I don’t want anyone to be fooled – I’ve been a resident since 2019. This place was great pre-covid! I literally laughed out loud reading this response to the factual review by Jared Murphy – “our community is undergoing an exterior construction project, and we communicate regularly on the progress of the construction. Unfortunately, due to broken glass the pool was temporarily closed earlier this summer, but we were able to reopen pool as of June 21st. Our team has already resolved many of the concerns you have listed in your review.” – randomly worked from home this past fall, no email from the apartment and I hear construction workers on my balcony power washing and prepping for painting, water came into my apartment, and my belongings were still on the balcony. I called the leasing office and Brianna responded “what, no one is working on your balcony. We send out notices” As I can see them on my balcony. She then tells me she’ll call me back because they should not be there. No call back, but we all got emails saying to remove everything from our balconies b/c they will be starting work in my area immediately. They failed to mention they reclosed the pool July 5th for a few more weeks after reopening on June 21st. This place is a joke! Along with what everyone else has said, this place has QUICKLY gone downhill. Weekly car break-ins (with ZERO action from apartment. they literally leave all the glass on the ground for weeks!), the parking gates never working (que more break ins), 3 elevators in the building and you’re lucky if 1 is functioning. There is dog poop and pee, trash and homeless people EVERYWHERE. None of the trash chute’s function so the trash rooms pile up with trash and stink. I could not tell you the last time a communal space was cleaned (it used to be weekly). Other than the entry lobby where potential renters visit. They do clean that! We have fob access, but most readers/door hardware is broken so it’s free range. Neighbors party until late at night on weeknights and weekends. The parking garage is a death trap! You can’t turn the corners without being terrified that you’ll ram into someone head on. It would be helpful if they would change the space on the ends to striped to make it easier to maneuver. This also IS NOT IN UPTOWN - this tricked me when I first moved to Dallas. Don't let their false advertisement on location and community photos fool you! I’m a licensed architect – residents below are not wrong, there are several code violations and life safely issues (ADA and FHA LOL, they don’t know what that is). Fire separated doors can’t be removed (see photos), door hardware/ exiting elements as they pertain to life safely, i.e exiting in case of fire, must function (door hold opens, push bars and egress lighting etc.). Most of this stuff is broken or missing altogether. You can't paint standpipes in a stairwell after its been installed, it can seal the hose connection. This place is one mishap away from a large lawsuit! There is one good maintenance guy. (The leasing office is rude other than Lany. It’s like they have no idea they work in customer service. All and all, run while you can! Or you’ll be counting down the days until your lease is up. No need to copy and paste the “ We value your feedback and would like to work towards resolving any outstanding issues you may have.” - I’ve responded to the resident survey every year (even select for them to follow up with me and no one has ever reached out). Clearly, you don't care, no need to act like you do.

So I applied to this property last Wednesday . I previously looked at a unit in January. Lani was my agent. Now during the viewing , she was nice and knowledgeable. Did the application, and it took two days for her tell me “Your pay stubs were screenshots. When I saved them to my files. I immediately re-sent the check stubs. Monday comes around I went up to the office to get a status on my application. The Property Manager Arianne stated that she was working on it and should have my application completed by Monday or Tuesday. I called on Tuesday & no response. So today I went in and asked about my application. No one could answer when the application will submitted or approved by the move in date. By the way the move in date was supposed to be Today. At that point the PROPERTY MANAGER started screaming at me because, I “Was challenging her”. Meanwhile, I’m observing the office people PRIVATE information was all on the floor & on her desk. That is a big problem because anyone have access to people information and could putting people at risk for Identity Theft. After that , I asked her supervisor information to report this issue. As a potential resident, I wouldn’t move or recommend anyone to apply at the property due to unprofessional behavior, lack of knowledge & lack of communication. She also stated that “The recommendation of applying is a month in advance but, no guarantee that the unit would be ready. In my case , my current lease is up on 3/7/25. And now I’m stuck to find a place within 48 hours. I tried to be understanding but, she started to scream at me and say “ Get out of her office”. With prior management positions. I had to either come in early or stay late to make sure everything was completed before the next day. She said “She will not do that because she has an outside life. Well, that’s not my problem because at the end of the day. You decided to apply for the Property Manager and would be extremely busy with people viewing the property and also, looking for a place to stay. Start taking accountability for your actions and apply yourself to get things completed in a timely matter and that way , you won’t have anyone questioning you about your job. If the job is too much , simply turn in your two weeks notice and find work else where. That’s my only advice I can give someone who doesn’t like doing their job!

Look else where. I suggest finding a better place than this one, coming from a resident going on his 3rd year here. It's even a hassel just to sign the lease. I emailed multiple times 2 months before to resign my lease and didn't get any emails back I had to physically walk in person just so I could see the availability. They what to charge you an arm and a leg for rent but lack to provide you the basic amenities they promise. -The siding/framing on the outside of the building is rotting and makes me question the structural integrity of the buildin even though the building is not even 10 years old, they have been having construction for months now and isn't stopping anytime soon, the have also left nails on the ground everywhere -Hallways smell like dog pee and dog pee on the walls or it smell like trash and trash juice on the ground. People have thrown up multiple places in the hallways and it's stayed there for days. They just paint over the walls. -elevators are ALWAYS not working, they are broken every week. There's 3 elevators and were lucky if one works. one was out for over 6 months.. -cars get broken into and stolen every weekend. -the pool has been closed twice already this summer becuae broken glass in the pool because of people throwing parties. We have only had the pool maybe 3 weeks sofar this summer because of that. -The exterior doors either don't lock so anyone can walk right in or they won't open at all even with your key fob. - someone threw a firework on someone's balcony right below me at 4am -The property owners DO NOT care about the condition of their property they just want your money, go figure. This really is NOT a community and NOT SAFE and i am NOT proud to call it "Home" they do not care to adress these issues. If they weren't charging so much to get out the lease I would've have left a long time ago. Please do your own research before signing a lease here I would looked else where.

I have been in this apartment complex for a little over a year and it was been one god awful problem after nothing. Elevator was broken for over 4 months then after it was “fixed” it broke again for another few months. The trash chute rooms are absolutely disgusting and smells the whole hallway for day. People let their dogs pee and poop in the hallways. Cars are constantly broken (MINE WAS BROKEN INTO LAST NIGHT!!). My AC was broken for MONTHS and i was told there was nothing with it till i made them go on the roof and check my unit ac AND THEY SAID THEIR IT WAS BLOWING AT ALL WITH HOW BROKEN IT WAS!!Also, homeless and the locals break in all the time and damage the security doors almost weekly. Also there are no cameras at the Amazon package area and even though there have been dozens of complaints about it the management has still done nothing to resolve the issues. Also people throw food off the porches cause ya know…. Why not. Also, the lease office is well aware that the fourth floor door with a call box is broken and you don’t need a key fob to get in. All you have to do is pull the door open. This property might have been good once upon a time before Covid but now, this is a cash grab, low budget, raggedy, complex that i hope closes down soon.
