I don’t usually leave reviews when it’s bad but this has become egregious. We’ve lived here for 4.5 years and didn’t feel the need to write this review until the new management and staff came in.
our first issue was with the HVAC. we submitted multiple requests for our HVAC to be repaired, tickets were closed twice without a solution and without further communication with us, we had to talk to the office at least three times before maintenance looked deeper into the issue and found a solution (images attached, it took them about 5 hours to fix the problem, which shows that the tickets should not have been closed when they were).
our MAIN issue is with the communication with office staff and the professionalism of the office manager Daisy Vicente. we tried to go to the office to speak with the manager Daisy Vicente multiple times about persisting issues, including HVAC, but mostly about theft and vandalism issues we have experienced in the garage. each time she was not in office. most times we went it was around 4pm, once or twice it was between 5 and 6pm, but the website says the office is open until 6pm which, in our opinion, means there should be someone there to talk to us and help us until 6, being gone before 5pm is unprofessional. we decided to specifically plan to meet with her, set our alarms on our day off, and went to the office around 10:15am. when we got to the office that morning, the employee at the desk told us the manager was there but she was too busy catching up on paperwork to meet with us. we told the employee that the manager should always make time for her residents and it was very upsetting that we had been trying to see her for so long and now she wasn’t willing to make time for us. i saw her office door open so i asked her if she could talk with us, and she seemed annoyed that she had to get up from her desk, she did not invite us into her office. she proceeded to tell us that she already had all of the information about the vandalism that she needed and she didn’t have time to talk to us further about it because she was trying to catch up on emails. i have NEVER in my life had a “manager” be so rude and condescending to me, especially considering the issues we wanted to talk about. i have NEVER had a “manager” unwilling to make time for me. it felt like she was trying to run us out of the lobby because she was speaking over us and there were other employees AND residents present in the lobby. it was rude and unprofessional and frankly embarrassing for her. i couldn’t believe she was okay with other people seeing her treat us like that. it is impossible to communicate with the office if you don’t go physically to the office because no one ever answers the phone.

Avoid! Flood repairs from February 20, 2025 are still not complete over 70 days later. Management is unresponsive and conveniently off property. Several times I have returned home at night finding that employees have left the door open.

Aging and Corroded Garbage Disposal—Management Dismissed Safety Concerns
I’m writing this review not leaving a one-star rating because the office lady has genuinely been kind and tried to assist. However, my experience with one of the managers and the overall maintenance response has been disappointing and unprofessional.
The food disposal unit in my room is clearly aged, rusted, and partially non-functional. (See attached photos for comparison—Photo 1 shows a properly functioning unit, while Photos 2 and 3 are from my apartment.) The internal components are visibly corroded, and the smashing plate no longer grinds food effectively, which increases the risk of clogging the pipes.
Maintenance has visited twice and marked my work order as "completed" both times, yet the issue remains unresolved. They claimed the disposal "works fine," which is simply untrue. When I tried to explain this to the manager, she was dismissive, told me they would not replace the unit because it's "just rusty," and walked away mid-conversation without fully listening.
This isn’t just a cosmetic issue—it’s a functional and potential plumbing problem. I’m extremely disappointed by how my concerns were handled, especially when I approached the situation respectfully and with clear evidence. I hope future maintenance issues are treated with more seriousness and professionalism.

I don’t usually leave bad reviews, but I felt the responsibility to warn new residents.
-We had our motorcycle stolen from the building’s garage. We did the police report and the officer requested the footage from the video cameras, they gave a lot of excuses for several weeks and at the end, they told us that they didn’t have any footage!! The cameras are not functional and they couldn’t care less about our case.
- I had my car broken into twice!!! I don’t feel safe here anymore.
-The entrance doors are always broken and damaged, everyone could enter.
-Frequent elevators malfunctions and we live in the 4th floor, pretty inconvenient.
-The building’s fire alarms are activated for no reason. Once, we even have to woke up at 2 am because of this malfunction.
-The smell is really bad on the stairways.
-When you send a maintenance request, they change its status as “fixed” and nothing happened.

I applied for an apartment at The Franklin by Samuels almost two months ago now, and was denied. I have yet to receive my deposit back. The staff does not answer the phones, return calls or respond to emails. I have even driven to this property multiple times demanding to speak to someone regarding this matter. I was informed they were changing their computer system, then weeks later was told that now they are not. Your excuses are not my problem. At this point, further action is being taken. You will not continue to keep what does not belong to you. Then to hear that you owe other applicants as well speaks volumes of the unprofessionalism. All fees paid should be respectfully returned due to the amount of time it has been. If I could give a 0, I most definitely would. The customer service at this property is the unacceptable.
