So this is in no way shape or form to talk bad about the maintenance crew, they did what they could with what they were given and were super helpful. These are things I think you should know.
My husband and I lived here for about four years 2020-2024, until early this year. The first couple of years everything was fine, but then we started noticing repeating patterns. Our hot water was being shut off, constantly. If you go through the reviews this has been an issue for YEARS. Sometimes they would text you and let you know, sometimes they would not let anyone know & I would have to text them.
No one picked up after their pets.
The roach problem, it didn't matter how much pest control went or how well I cleaned, the roaches were never ending. Closer to our moved out date, I opened a drawer & it was covered in roach eggs & they scuttled everywhere.
The AC... our AC never "kept up", eventually one summer the office sent out a letter saying, "if it's 100 outside & your apartment is 80 you are fine." but it wasn't fine, not in the middle of triple digits while pregnant. My MIL lived in the "newer side" & her AC read at 75 & was fine. Where I live at now my thermostat is reading 75 & has had no issues. I added the letter for evidence.
NOW the biggest thing was the neighbors. There was a known drug dealer that eventually was evicted, but from talking to other neighbors the office knew about him.
Another neighbor had her dangerous son living with her. At one point 10 patrol cars from FWPD were there to detain him. Office said they had "no idea", but other neighbors told me that the office knew b/c they had told them as well.
Couple of times during winter I let the office know someone had their dog outside in freezing temps, barking. No reply. The communication was lacking.
lastly, MOLD. there was mold all over the vents, I was told it was "DUST", but when the maintenance man removed the vent, the wall around was SPOTTED black. I was having horrible coughing fits at night. Horrible respiratory issues. All went away once we moved out. And seeing other reviews I see we weren't the only ones with this issue.

Lived here for 2 years now and you really can't beat the feature for the price. Fully functional gym, 3 pools and a lot of space for animals. The apartments themselves are spacious and almost like a canvas for you to turn into a home, constant check-ins for repairs and bug checks are amazing. Staff are always friendly and helpful, don't plan on moving anytime soon!

I’ve been here less than a month, and I am so happy I found just what I needed for an apartment home. I have plenty of space and storage, and have already met most of my neighbors and their dogs! (and 1 cat!)
I have no complaints, and the location is ideal. We’re in a quiet and lovely neighborhood close to anything you would need. I recommend The Estates to anyone who is searching for an apartment home in Ft Worth.

Best apartments I've ever lived at due to the community that lives there. It's super quiet and safe and everyone is friendly. And management is friendly and always work with you to take care of your needs. I'd recommend The estates At Ridgelea Hills to anyone looking for an apartment. As far as maintenance goes, they are always on point and fast at making any repairs you need in your own apartment.

The laughable "landlord specials" lead to cupboards not closing properly.
Chipped, discolored, and sticky surfaces due to the years of caking on paint made the apartment look even cheaper and annoying. CRAP quality flooring.
Holes the size of my hand left in bathroom ceilings by the maintenance team.
Drooping ceilings in the bathroom due to countless water leaks. But instead of replacing the drywall, they just patched it up while damp so it just fell apart in a few days. TERRIBLE ventilation that made my vents mold.
Paint coming off the tile on the tub.
The AC units that are all either too old or too small for the units not being able to hold temp at all for most of the year. Usually couldn’t get it lower than 80° by 3pm dying most the summer.
And not lastly but I'm tired of texting, the DOZENS… DOOOZENS of times the water was shut off for hours at a time regularly for plumbing issues and ZERO effort to say sorry to the entirety of your clients except a letter telling them to stop bitching about how hot their apartments are during the summer…
I have no complaints about the staff. I think they know as well how crappy this place is so they’re very nice to people, but EVERYTHING else about this place is a massive thumbs down for me.
Sorry, I can’t leave out the original single pane windows that had ZERO seal on them and rattled when it was windy.
I needed a week to pay my last bit of rent from the week or so I was in the apartment while moving out. I called, texted, and called again leaving a message and got no reply until I went to the office just to have their employee tell me (nicely) 🤷🏻♀️ “there’s nothing I can do”. After sending a text saying they could make other arrangements.
There are way better complexes out there for similar pricing. Do yourself a favor and keep looking.
***edit after response from the Estates:
There were several maintenance requests made via text messaging or calling the office, if your team didn’t sufficiently document the requests, that’s just another issue on The Estates… I talked to your maintenance team several times about the heat during the summer, water leaks in the ceiling, bad patch jobs they had to come back to do multiple times and it still left a huge bubble, the lack of seals on the windows so much so that they rattled in the wind which also led to bugs regularly getting in and also the summer heat.
My point is that there are way too many issues to count at The Estates, you could at least be human with people who were good tenets and not default to “policy restrictions”… the countless times the water has been shut off should have rent discounts attached to them. You inconvenience your tenets on a regular basis cutting off the water and have never offered them any kind of tangible apology.
Balance… nothing I’ve said has been an exaggeration or lie. All these issues are things all of your customers deal with regularly, the least you and your team could do is provide a respectful and human interaction.
